Private Master bedroom with queen bed. Second room equates to a double hotel room, two double beds ... each with an overhead twin bunk. Washer and dryer in rental. Bathroom with full tub and shower. Kitchen has stove, refrigerator, microwave, Keurig and seating for four. Picnic table & Grill. Living room overlooks the lake. Porch for morning coffee and evening cocktails. Property with a dock, kayaks, paddleboat and beach chairs. This property is newly renovated and tastefully decorated; we want you to have a memorable stay, and want to come back every summer!

Spent a week here with my wife and dog and had a wonderful time!! Had everything you need and nothing that you didn't. As many have noted the hosts who live in the house behind the cabin were gracious hosts.

We really enjoyed our stay here. Roger and his wife are amazing hosts who aim to ensure your visit is enjoyable and comfortable. They even shared a boat ride with my Mother and took her around the lake, which is not something we or her expected. This is a place that we would love to come back to.

Hosts were so friendly and helpful. Beautiful view of lake and they let us use the kayaks. It is a drive to go anywhere, but it was a perfect spot to come back to each night. We’d definitely stay again!

We were over the moon with our recent stay at this Lake Front Property!! It was excellent what we hoped for and more!! We had the private, quiet getaway that we prayed for to celebrate our marriage!!! We couldn’t have asked for a better experience !

Family Getaway

My husband and I and our two 20s daughters and our two small dogs spent a glorious six nights at Kamp James. Roger is the ideal host, friendly and attentive. The kitchen is very well outfitted for cooking! We kayaked several times, and we made excursions around the area (and beyond to Burlington). Thank you Roger for sharing your place with us!

Beautiful setting

Excellent communication with the host throughout the trip. Very friendly and accommodating family, we didn't feel like strangers. Adorable cottage with the best view. Our only complaint was the weather didn't cooperate but thats an excuse to visit again.

Our stay was amazing. Our hosts were friendly and stopped by a few times to make sure all was OK. The cottage was clean and had everything we could need. The lake was about a hundred feet from the front door. The view was great and having access to the kayaks was wonderful. There are hiking trails about 5 miles away that our pup liked to run through

Perfect spot for ADK & VT Adventures

Our family of 5 had the best week at this adorable cottage. We went hiking, took a trip to Lake Placid and to Ausable chasm, and spent a day in Burlington. When we weren’t bouncing around the north country we were relaxing at the beach area and enjoying the use of the kayaks and paddle boat. Roger was a fantastic host and lives right next door if we needed anything. He also took time out of his weekend to take us on a cruise around the lake in his boat. We couldn’t have asked for a better spot to stay while we adventured up north.

Lakeside Beauty

Super clean upon arrival. What a view! We loved the sunrises over the lake and the access to the private dock for swimming and kayaking. Its a really quiet street, but easy to get to things you might need-like groceries and the thruway. Roger was an awesome host-super friendly and made sure we had everything we needed. Highly recommend this property, its a gem!

The house was just as advertised. Nice to walk out to the beach and enjoy the water. Really close to the boat ramp. House had everything we needed for our stay and the host was great to talk to.

Great stay on Champlain

We very much enjoyed our time at the lake. We brought our boat and left it at the dock (you will need bumpers to protect from metal edges) but otherwise it’s very sturdy and very close to the launch. The cottage was as described and the only reason I gave the location 4 stars is we are used to being right on lake with no road in between. Roger was more than accommodating and we would definitely consider returning some day.

Perfect Stay for the Plattsburgh Area!

We are a family of six and a dog and stayed at the property for our daughter’s college graduation weekend. As clean and well kept as can be with everything needed to host some additional family for a few meals. And views that never end with plenty to do and explore in the immediate area. Everything was great., except for the weather. We couldn't have rented a nicer place. It was clean, nicely decorated, convenient to the water and had everything you could need.. I hope the nest time we come to the area that this rental will be available.

Exceeded expectations! I booked this for a sibs annual visit to see relatives in the area. Both siblings are very particular travelers. I arrived a day prior to their arrival. Imagine my relief when they BOTH were very impressed with everything... so much so, one instantly said "Oh, we've GOT to come back here next year!" Excellent for small group! Beautiful location. Off the beaten path but SO worth it. View is breathtaking. Neighborhood is enviable! Definitely hope to return!

August getaway

Having recently stayed at the cottage at Kamp James, I cannot express how wonderful and comfortable it was. From the moment we arrived, we were greeted by a stunning lake view stretching before us, promising a serene and picturesque getaway. Our host, Roger, ensured our stay was exceptional. We were impressed with the amenities. Kayaks and a paddle boat made our stay more enjoyable. The tranquil waters rejuvenated the soul. Kids loved the bunk beds at the cottage - that made it feel like a home away from home. An abundance of clean white bath towels and beach towels ensured we could enjoy the lake worry-free. Meal preparation was easy thanks to the fully-equipped kitchen, which included a blender and Keurig. With a washer and dryer, we could pack light, knowing that we could easily freshen up our clothes. The fire pit was the perfect spot for smores. We also barbecued outdoors with the grill. It was an absolute pleasure staying at Kamp James. With its idyllic lake views and thoughtful amenities, it felt like a true oasis. If you're seeking a relaxing getaway with all the comforts of home, along with a tremendous view, this cottage is the ideal destination.

Beautiful Cottage and Views

Wonderful cottage and views. Cottage has everything you need and was perfect for a family of 3 and our dog. It was clean, well appointed, great location, right amount of shade and sun. Covered front porch was great and allowed outdoor access regardless of weather. Roger was a great host...excellent communication, quick to answer any questions and even volunteered his front lawn for our 11 year old to practice soccer. Lake level was extremely high so we didn't get to enjoy the beach area and dock but we were still able to swim and enjoy the kayaks. Boat launch right down the street was very convenient.
