Sunny , spacious home 15 minutes from Brighton , 6 bedrooms, 3 receptions, (inc 23 ft kitchen diner), 2 family bathrooms , 2 en-suite shower rooms, (3 WCs)
Five minutes walk from the seafront with 2 pubs , 3 restaurants and the bus stop.
Off road parking for 3-4 cars and limited on street parking.
The space
Broomfield House is the ideal home for large family or group of 12 wishing to get together or to visit Brighton .
On the edge of the South Downs as well so great for hikers.
Booking from family or older groups over the age of 26.
APOLOGIES, BUT WE ARE NOT TAKING BOOKINGS FROM ALL MALE GROUPS.
NB Midweek breaks need to be 3 night minimum stay or if you require just the two nights these would still be charged at a 3 night rate. Any bookings can start any day except Saturday.
You'll have off road parking for a maximum 3 or 4 cars and free limited on-street parking.
The beach is just a 5 minute walk away and you'll also find two pubs offering sea views, food and entertainment, and there are local stores, an off licence and take-aways as well as several restaurants including Thai ,Turkish, Indian, carvery and gourmet burgers .These are very local but of course there's a huge choice in the surrounding villages and Brighton.
Enjoy nights out, quiet nights in, barbecues in the large garden ,country walks or sea side strolls it's up to you.
Buses run every 10 minutes from the end of the road and run till 3am on the weekends (except Sundays)
Brighton is approximately 20 minute by bus or driving and taxis cost approx £20 to £28 for a 4/8 seater depending on your end point .
This fabulous holiday let ticks all the boxes!
Broomfield House is ideally located to access everything that Sussex has to offer; Beachy Head, the lovely Saltdean beaches and cafe, Saltdean lido with it's outdoor heated pool, The Seven Sisters Country Park, Rottingdean village (with a host of independent shops, pubs and cafes), the miles of beautiful coastline, our picturesque villages and of course the famous Brighton nightlife, restaurants and shopping!! Too much choice for me to even attempt to list here.
The beauty of this area is that London can also be reached in under an hour by fast train links.

HOUSE LAYOUT

GROUND FLOOR

LARGE KITCHEN DINING ROOM: Fully equipped with 2 french doors to the garden with king size gas barbecue and seating for 12 outside on a huge oak sleeper table.
Garden is south facing so fabulous for sun bathing and great for children to play in an enclosed area.
Small flat screen tv in the kitchen as well.
5 burner gas top stove 2 ovens and 1 grill.
2 large free standing fridge freezers with 6 freezer drawers. One under counter fridge with no freezer compartment.
Dishwasher and washing machine . No tumble drier in the property . Clothes airer in the garden or 2 indoor airers located upstairs on the landing.

LIVING ROOM 1: Sleeps 1 on 1 sofa bed , 65 inch smart TV & DVD; Plenty of DVDs and books are provided.

OPEN PLAN LIVING ROOM 2:

TV & DVD player available here too. So no arguments about what to watch! French doors to patio.

GROUND FLOOR BEDROOM 6: Bedroom with 3 x 3ft single beds and an in built small wardrobe with shelves. Tallboy cabinet with small drawer space and a matching bedside cabinet with further drawers.

GROUND FLOOR Bathroom with shower enclosure, sink and toilet with black sparkly quartz floor.

FIRST FLOOR

MASTER BEDROOM 1: Sleeps 2 with King Size bed. Flat screen TV

Decorated with zesty orange accessories. Own en-suite shower room with WC and basin.

BEDROOM 2: Sleeps 2, 5ft Queen bed, aubergine curtains and accessories, fitted wardrobe and bedside cabinets complete the room.

BEDROOM 3: Sleeps 1 with 3ft single bed, fitted wardrobe and bedside cabinet and lamp.

BEDROOM 4: Sleeps 2, on a 4ft 6" double bed, teal accessories and damask wallpaper, Flat screen tv. Huge wardrobe and chest of drawers
En-suite shower and wash basin. (no toilet in this ensuite)

BEDROOM 5: Sleeps 2 on two 3ft single beds with huge wardrobe and drawers.

FAMILY BATHROOM: Fitted with 'P' shaped bath, electric shower over, curved glass shower screen, wash basin and WC.

Sparkling wall & floor tiles add that glamorous touch, giving this bathroom a light and modern feel.

Guest access
Guests can access whole of property.
Other things to note
For groups , we require all guests to be over the age of 26 years unless you are members of a family group.

We are not accepting bookings from all male groups.

PARKING
Parking on the driveway is limited and has a high kerb at one end (unfortunately the council would not allow us to drop it) Do take care especially if your car is low . You'll need to go very slowly.

ELECTRIC CARS
There isn't a charging point at the house so you would need to find a point locally as plugging into the inside of the house would overload the system and cause an outage and may damage the supply .

WATER
Our supply is on a meter so water usage in the garden is limited to plant watering only please .
LOCATION
There are steps in front of the Smugglers pub that take you down to one beach or if you walk in the other direction there is a ramp down to another beach and a promenade
Going towards Brighton and just over the hill is Saltdean that is the start of the promenade to Brighton Marina and the city you'll find a couple of pubs along the way and an outdoor heated Swimming pool as well .

Jill’s house is just as pictured, beautiful interior with lots of space and a gorgeous garden. The house has all necessary amenities and is well located. Would definitely stay again.

We wanted a large house for our extended family gathering and were very happy with our choice. Located in a quiet area but within easy reach of beach areas and Brighton centre. The house was very clean and comfortable, and good contact with the host throughout.

This was a great house for the group of 11 of us that stayed there - bright, clean and spacious. Jill was a great host with clear communication beforehand and met us at the property to walk us through what we needed to know. The kitchen is a fantastic space for a large group (more than enough seats for everyone!). We would happily stay here again :)

We were a group of ladies enjoying a short trip away together. The house was clean and well equipped. The property was a short walk to the beach and close to the local bus route. The pretty well maintained garden was delightful and we enjoyed sitting in the sunshine in the ample seating. Well positioned for trips to Lewes, Brighton and the beautiful walking area of Seven Sisters. A thoroughly enjoyable trip. Jill was on hand if needed and communicated promptly. Would recommend.

Delighted to find such a well organised home. We wanted for nothing, no running out of cutlery crockery cooking equipment etc. Rooms beautifully designed, even colour co ordinated. To have only praise from four university grandchildren says it all. Thank you.

Stayed in this wonderful house at the end of August with my family( ages 3-89) and it was perfect for us all. Jill and Ben were great hosts and supplied everything you could possibly need. Would thoroughly recommend.

We were ten adults gathering for a team building retreat. We stayed for three nights. The house is wonderful with excellent entertainment space. Kitchen is enormous, very well-appointed and suitable for friends cooking together. The kitchen/dining space then flows into an outside space with ample seating and a beautiful garden (with lots of space, wildflowers and butterflies). Beautiful wooden tables and benches. Bedrooms/lounges were all clean with nice furniture. There is a small beach nearby, suitable for swimming. The bus from Brighton to Eastbourne is frequent and conveniently just down the block. This place was a great find. I will recommend it unconditionally others and I hope to come back to again and again.

The house was immaculate, the kitchen extremely well equipped. We were in total 6 adults and 2 children, everything we needed was in the house. We were met by the owner Jill, who had left us a welcome food package. She made contact during the week to ensure all was well. The location is very quiet, nice big garden for the children to play in. Great location for visiting around the locality.

This property was amazing very spacious, lovely rooms. Perfect for hosting in with big tables in the kitchen and outside in a beautiful garden with a BBQ. Could not of asked for anything more. My family and I stayed a week at Jill's property in Peacehaven in August 2022. In total we were eight adults, one child and one baby. We had excellent communication with Jill, the owner, and were made to feel very welcome. The property itself is very well appointed, a lot of thought has clearly gone into what larger groups will need. There are plenty of glasses, plates, mugs, etc. a huge amount of fridge space and a very good sized oven. The bedrooms were all comfortable and pleasant to stay in. There's a very well kept garden with abundant seating, and a very large gas BBQ. We had no problem cooking for all of us at once. The location itself is very nice, only a few minutes from a nice coastal walk, and about 15 minutes drive from Brighton. There are also frequent buses that run from a bus stop about 1 minute from the house that take you right into Brighton. Overall we had a first-class stay, and I would highly recommend this property.

The house was perfect for a large family get together. Great space inside and out, the garden is huge, with a lovely big dining table. It was really clean and well equipped with everything you need and more. The bus to Brighton and surrounding area is really regular and stops just at the bottom of the road. We had a lovely time at the house and exploring the surrounding area. Jill and Ben were great hosts and really helpful, thank you!

Large family group holiday to celebrate a big birthday. Great facilities with everything you need to cook for a big group. Very comfy beds. Beautiful garden with sun beds & massive table outside & in the kitchen. Highly recommend. Lovely walks & Saltdean beach 5 mins away.

Would 100% recommend this house for a group of friends or a large family. The accommodation is first class and the house stocked with everything you need. The owners couldn't have been more helpful. They did everything to ensure we had a good time. The garden is beautiful and is an extension to the kitchen so we all ate around the outside table which was a joy. Plenty of sunbeams too for those lazy moments! This is my second visit and the first was just as fabulous. The location is brilliant for accessing the coast path, Rottingdean and Brighton. Buses are frequent and straightforward. Thank you very much Jill :)

Regular and easy links into Brighton, but also restaurants and pubs nearby. Brilliant communication from Jill, always on hand and very helpful and responsive. We stayed for the weekend with a group of friends. Jill was so amazing and was really accommodating and understanding of the change in circumstances with Covid lockdown delays. We were still able to come and had a fantastic weekend. Beautiful property, perfect for hosting - plenty of space in the huge kitchen and outside. I would recommended for anyone!!

So glad I found this property online, as it catered for our every need. Loads of space and facilities for a large group and only a 10-15 minute drive into Brighton (depending on traffic). As a multi-generational family group including elderly grandparents, having a downstairs bedroom and shower room was a must for us, as was the access to a level patio area to enjoy some alfresco dining. The house was really clean and Jill has thought of everything, including every possible kitchen utensil, appliance and crockery item you will need; enough chairs for everyone, inside and out; good wi-fi, several large smart TVs; books galore; kids' games; and a much appreciated and generous welcome pack, including sparkling wine. We really enjoyed our stay at Broomfield House, thank you!

Really appreciated the helpful and prompt communication by host. House was a perfect size - the kitchen is huge. Great facilities and everything was provided to make our stay really comfortable. Would definitely recommend it.
