This beautiful 2 bedrooms 2 bathrooms fully air conditioned spacious apartment is situated directly on the fabulous Promenade Des Anglais just 1 minute walk from the famous Negresco Hotel, a more perfect location is not possible. Ten minutes walk to the city centre with its fantastic shopping district. Fifteen minutes walk along the fabulous promenade to the Old town with its bustling flower and fish markets every morning. Great supermarkets, butchers, boulangeries, coffee shops, restaurants, newsagents, hairdressers all within 5-10 minutes walk from the apartment but most of all tranquility at night, no noisy nightlife. It is a very bright and airy comfortable apartment flooded with sunlight all day, a pleasure to relax in both day and night to watch the world go by and absorb the stunning sea views. The contemporary decor complimenting the classic interior architecture.
Great living room with large floor to ceiling windows with spectacular views looking out to sea. The apartment has cable TV, full English channels, internet, DVD and stereo.

There are two large bright and tranquil bedrooms, one with a brand new ensuite, the master bedroom has a king size bed and the second bedroom a double bed both have plenty of storage space. The apartment has double glazed windows and electric shutters to ensure a peaceful nights sleep.

The main bathroom is completely fully refurbished recently, boasting a large walk in shower.

The kitchen is fully equipped, just like home from home, dishwasher, microwave, washing machine, coffee machine etc.

The location, comfort and quality of this apartment makes it a rarity. Just 200m from the NEGRESCO hotel - ideally situated on the Promenade Des Anglais. A few minutes away from the vibrant pedestrian district and several minutes walk to 'Vieux Nice' with its famous market, narrow streets filled with restaurants, bars and great little boutiques.
The airport is only 10 minutes away, the coach stop to and from the airport is directly outside apartment. The new tram station is 5 mins walk from the apartment situated on the street behind the apartment, the tram will take you to and from the airport, Place Massena, Jean Medecin shopping district, the Old Town and the Port.

Air conditioning was wonderful. There was one in the kitchen and one in each bedroom. It was within 2 blocks of grocery store and patisserie. Plenty of restaurants nearby. View was amazing. There were roll-down shutters that helped block out light and sound at night. Great location on the promenade. Highly recommend this place!

What an amazing experience! The location could not be more prime. An ideal home base for beachfaring or exploring the wonderful city of Nice. Property manager Olga was very helpful and accommodating. Cannot recommend this property more, don’t miss out!

The location of the apartment was excellent. The beach is across the street, and there are plenty of restaurants nearby. We walked to the old town to explore the shops and outdoor marketplace. We arrived to Nice by plane and train. The train station is about a 20 minute walk and the airport is about 30 minutes by car. We loved the liveliness of the city and view of the Mediterranean from the big picture window.

Great place, great location but bad service

The apartment is great, everything you need, beautiful sea view, cross the street to beach, excellent location etc. etc. BUT…. I am assuming the owner uses a property management company to manage check in and departure, Olga, in this instance. She would not respond to what’s app messages until I contacted what I am assuming is the owner. Then when we finally met her she was late and my father and I him 79 years old were standing in the hot sun with two large suitcases, she briefly greeted us and offered no help with luggage or even holding the door. She was rude, combative and insulting in her manner. I’m not one to complain, but hopefully the owner finds someone to replace Olga or this will become an ongoing theme.

This location had what a family of four needed to be comfortable while enjoying the Côte d’Azur! The place was clean, the beds were comfortable, and the bedroom AC units were great to have to help us sleep. You are across the street from the sea, which is great for families. It gets a little noisy at night from the nearby beach clubs, but you are staying in a beach town—it comes with the territory!

Excellent location

The apartment is in a great location with beautiful views of the Mediterranean Sea and the boulevard. The kitchen is well equipped. The beds are comfortable. The apartment looked a little tired but understandable due to the age of the building. Some repairs are needed (a window latch was broken) but for the value the apartment was superb. We wwould definitely consider staying again when returning to beautiful Nice.

Comfortable apartment surf side in Nice

A perfect location to base a stay in Nice! The apartment’s windows open to a nice ocean breeze and the cafè directly below is a great place for an afternoon drink or breakfast. We went to the market and cooked Provençal dinners with the well equipped kitchen. Very comfortable for two couples or a small family.

Incredivle views!

We stayed here for a week and loved the apartment! The space is just as seen in the pictures and is spotless. The kitchen is well equiped and the apartment is very comfortable overall. We did need to buy toilet paper as they did not leave much, and I would recommend bringing ear plugs and pillow because the bed is not great and there are no extra pillows. The location is awesome and the view is amazing! I would definitely recommend this apartment, and I would happily stay again!

Apartment is in a great location but could be so much better if they updated. Second bathroom towel rail broken and put under basin, shower facet on last legs. All the furniture looks as though it has come from a cheap flea market. The crockery was old and stained. The blinds in the lounge and dining area are broken so light and noise comes into the apartment. With a bit more TLC this could be a great apartment

Beautiful apartment but stressful stay...

The apartment is beautiful located in a prime spot right on the promenade. The host and property manager were both very responsive to messages, which we appreciated. The lower rating is primarily due to the check-in process. The check-in time is listed as after 2pm (or 3pm depending on the source). Generally, this is understood to mean that you can check-in any time after 2pm. However, it turns out this means the earliest you can check-in is at 2pm. The actual check-in time depends on the property manager's availability since she needs to be there to let you in and manages multiple properties. We were eventually let in around 7:30pm. It would have been more convenient to check in ourselves without having to wait. We were also asked multiple times about our check-out time, even though we confirmed we were leaving before the required check-out time. This back-and-forth communication and the stress involved were not the best way to start a vacation. Also, while everything more or less works, it doesn't work particularly well. The AC is very weak (from an American POV), the soap dispensers require a lot of force to use, some of the outer blinds don't function, and one of the showers doesn't drain well and will overflow. When we brought up the shower issue, the PM told us that this was normal and advised us not to shower for too long. Overall, while the location/aesthetics of the apt are fantastic, the check-in process and some maintenance issues need significant improvements.
