Located in Newport Beach at the Balboa pier, this unit has been completely remodeled. Granite counters, stainless appliances, and recessed lighting. New bathrooms with granite, travertine tile, and sleek glass shower enclosures. The unit includes high-speed internet Wi-fi access, and two flatscreen TVs ( living room, and master bedroom). Direct TV with all premium movie and sports channels included.

Walk to the Fun Zone, the Balboa Island Ferry, shops, restaurants, and nightlife. The world-famous surfing spot "The Wedge" a just a short walk from this location. The greenbelt in front of this unit is great for kids and allows easy access to the beach. Available year-round, Dogs, are considered at the owner's discretion. If Pet (s) are approved there is a separate pet contract that must be completed at the time of booking. The owner has similar property next door for larger groups or joint family vacations. Ask for availability and details of this property.

Ed was GREAT. I hate bothering anyone but I needed help a couple of times and he was right there getting things handled for me. We usually stay in a busier part of the beach, but this will be our new spot. This was VERY quiet and our little kids LOVED having the grass right outside our door to play in. We walked to food every day and had such a great time.

Great location! This property has everything you need , just pack a couple clothes and you’re ready for the perfect vacation. The owners allowed us to stay a couple extra nights at our request as they weren’t booked - which we loved!! Would definitely stay here again with our pups.

We had an awesome staycation at this perfect beach house and can’t wait to come back! The home is immaculate with lots of nice touches…fluffy large bath towels, beach towels, beach chairs, bikes, comfy beds and couches, gourmet kitchen and the perfect large beachfront patio for morning coffee, afternoon cocktails and people/dog watching.The location is perfect, short walking distance to many great restaurants, fun zone and ferry,(which is dog friendly!). Having a garage parking space was icing on the cake, although we never had to drive anywhere. Sincere thanks to our wonderful hosts, Ed and Alicia.

This is a great location for families. Our 1 year old grandson loved the beach, grassy area and playground. We have rented in Newport/Balboa a lot, and this was the most well equipped kitchen yet. The only drawbacks were that the garage wasn’t deep enough for my Traverse, but my daughter’s RAV4 did fit, and the coin laundry is kind of inconvenient especially considering the cost of the rental.If you want to spend a lot of time in the water you may want to look closer to 15th street. The sand berm the city has built up in this section of the beach makes swimming/body surfing difficult.

Great property, great location!

This is our second time visiting this property. Perfect location for a family friendly Cali beach experience. Things for kids to do and adults have options as well. Our property had nice size rooms, fully equipped kitchen and eating spaces, and a great patio overlooking the boardwalk and ocean. The owner was friendly, easily available and super helpful.Thanks Ed for a great visit.

Newport Beach house

Our dates of our stay were changed by the owner. We were told we could cancel if we wanted but we decided to make the new dates work. Half my family could only be there 3 nights out of the 7 which wasn’t what we wanted. The place is in a great location. Ed was quick to help w anything we needed. Love the big patio and people watching. I also loved being right on the grass. The place itself could use some love especially in the kitchen. You have to pay for laundry which is in the garage and they gave us 2 rolls of TP for each bathroom which didn’t last long w 8 people. Garage is super small but most are in NB. Location is on the quieter side which we liked and close to a lot of businesses. Overall the stay was great and we would stay here again.

Great location

Just spent a week here with family. There were five of us and the house was perfect. We love the location liked having the grass out in front and our grandkids visited and the playground nearby was a plus. Plenty of food opportunities within walking distance which we love not having to get in the car and drive somewhere every night. We did a lot of walking and biking on the boardwalk and hanging out at the beach.

Great location

This home was located in a very desirable area in Newport Beach near Balboa pier. Everything was in close, walking distance and the large grass area and beach in front of the house were perfect. The owners were very responsive and the home was comfortable and clean. Really enjoyed our stay here.

Perfect Family Spot

Great location for families. Close to everything; shopping, fun zone, food, beach. The grass area right out past the front patio was perfect to play with the kids and the dogs. We spent most of our time on the patio people and dog watching. So nice not to have to worry about partying above you or sharing the patio with vacationers since it is the wonderful owners living upstairs. Very clean with access to bikes, beach equipment and games. We read so many reviews of different places before choosing this one. The kids said the beds were more comfortable than their own at home. The linens in the bathroom were very plush. We put our two teen boys in the twin/twin room, 2 adults in the king room and our teen daughter in the bunk room. Could have had another kid with her on the top bunk. The sofa pulls out also but we didn’t use it as we ended up having 5 people with our dog that was pre approved to join. The sofas were great and the layout was perfect to look out to the boardwalk from inside. The dining table inside and outside were great as well. My family has allergies so even if there were shedding dogs that were there before us it must have been cleaned extremely well as no one had any allergies. Lots of parking nearby if you have more than one car. We used the bikes daily and were provided a lock. There are multiple coffee shops steps away as well as restaurants and so many stores. Also tons of places to rent or buy anything you might need. We would definitely stay again.

Our stay in Newport Beach was excellent. The place was exactly as described in description in VRBO. It had been recently renovated and painted. Large patio for watching drone show and enjoying the outdoors. Ed was excellent responding to any questions or concerns we had.

Enjoyable family Thanksgiving retreat

The best thing about this condo is the location! It's right on the beach and the boardwalk, so you can leave your front door and have a choice of walking for miles in both directions on a walking path, the beach or neighborhood streets. The grassy area in front of the condo is perfect for walking your dog. The living room is comfortable and you can watch beautiful sunsets every night on the front patio or through the sliding living room door. The beds are also comfy. The condo is quiet at night and you can hear the sounds of the waves crashing as you go to sleep.

Beautiful Beach Front Condo

Our family loved staying in this beachfront condo. Wonderful location right by Balboa pier. Fun to ride bikes and walk along the boardwalk that runs right in front of the place. Also a five minute walk to the Balboa ferry. Lots of restaurants within walking distance and a nice 2 mile walk up to Newport pier. Wonderful, clean space for our family of six. Owner super responsive.

The location is absolutely fantastic. Walk to everything. The owner, Ed was very helpful and available for everything. He was very accommodating with our request. It was nice having a grass area for our dog just across the bike path
