This 45 m² one-bedroom apartment is on the ground floor of a modern residence on Avenue Pasteur, on a quiet street in Limpertsberg. Floor-to-ceiling windows fill it with light, and it sleeps two guests.

🌿 Private Terrace
The highlight is the large private wooden terrace, with a lounge sofa set and a bistro table, screened by greenery: perfect for breakfast outdoors or a relaxed evening.

🛋️ Living and Dining Area
The living room has a comfortable sofa and a Smart TV, and the wooden dining table with velvet chairs seats four. Electric blinds give privacy.

🍳 Kitchen
The white kitchen has a stove, oven, microwave, refrigerator and dishwasher, plus a coffee maker, kettle, toaster, cookware, dishes, glasses and cutlery.

🛏️ Bedroom
The bedroom has a queen bed (160 cm), room-darkening shades and a wardrobe, with large windows onto the terrace. Bed linen is provided.

🚿 Bathroom
The spacious bathroom has a rain shower, with towels, shampoo and a hair dryer provided.

🧺 Laundry and Longer Stays
A washer and dryer are in the building's shared laundry room in the basement, and an iron is provided. Central heating keeps the apartment warm in winter.

The apartment is in Limpertsberg, a quiet residential district of Luxembourg City just north of the Old Town. A supermarket, a bakery, cafés and restaurants are on the same street, the Glacis and the Grand Théâtre are close by, and the Old Town is about 20 minutes on foot.

Getting Around:
A bus stop is right by the building, and the tram is about a 5 to 10-minute walk, with connections across the city, including the central train station. The airport is around 15 minutes away by car or taxi, depending on traffic. There is no private parking; paid parking is available nearby. Public transport is free throughout Luxembourg.

To help maintain a safe, respectful, and pleasant environment for all guests and neighbors, please take a moment to review and follow the house guidelines below:

1. ID Requirement: Please provide a government-issued ID for all guests above 18 during the online check-in process.

2. Check-In/Check-Out: Please adhere to the designated check-in and check-out times. To ensure a smooth experience, check-in is from 3 PM onward, and check-out is by 10 AM. Early check-in and late check-out are not available.

3. Guest Limit: Only those listed in your reservation are permitted on the premises of the property. No visitors or unregistered individuals should have access to the property.

4. Residential Use Only: The property is intended for private residential use by registered guests only. If your stay involves additional guests beyond your reservation, we cannot be responsible for privacy concerns.

5. Respect the Neighbours: Please be mindful of noise, especially during quiet hours (10:00 PM to 8:00 AM). Parties, events, illegal activities, and excessive noise are strictly prohibited. Loud music after 10 PM is not allowed.

6. No Smoking: Please use designated smoking areas. Smoking tobacco or any recreational drugs inside the building is strictly forbidden. A €500 penalty will apply for non-compliance.

7. Furniture and Structures: Refrain from moving furniture or setting up tents or other structures. A €300 cleaning fee will apply for any stains or any items that are taken or damaged.

8. Departure: When leaving, please turn off all lights and heating, place your key badge in the designated lockbox, clean the kitchen, and dispose of any leftover items to avoid a €200 cleaning fee.

9. Liability: Please note that we are not liable for issues managed by third-party entities.

10. Damages and Cleaning: Guests are responsible for any damages or additional cleaning incurred during their stay.

11. Support Liability: As a self-check-in property without a reception, we will not assume liability for check-in problems if guests are uncooperative with troubleshooting. In-person assistance is unavailable from 5 PM to 9 AM, including weekends and holidays.

12. On-Site Visits: We offer 24/7 remote support for any issues that may arise. On-site visits are subject to availability during weekday hours (9 AM to 5 PM) after internal decision. If a guest requests an on-site visit after remote troubleshooting and no issue is found, the guest will be liable for all associated costs.

13. Compliance: It’s essential to comply with all house guidelines. Failure to do so may result in the cancellation of your stay without a refund.
