Check in is 3pm or after. Check out is PROMPT by 10:00am. Check in and out times may be adjusted, if possible, by request to owner only, by guest.

PLEASE NOTE: TO KEEP THE INTEGRITY OF THE UNIT, 14 nights stay, requires a mid-stay cleaning during your stay, and longer stays require a weekly cleaning, for $70 USD that will be assessed via this booking website, if not left where instructed by owner/host, or given directly to housekeeper. NOTE: This booking system does not allow extra cleaning prices to be installed automatically in your pricing. Every booking will automatically be assessed a one time exit cleaning fee for $70 USD. Only the exit cleaning fee is automatically assessed with your booking. But not the extra cleaning fees for longer stays. When you book this unit, it is agreed and understood that I expect all my guests to leave the cleaning fee(s) at a specific spot in the unit, while there at the condo before you depart. I will let you know in the guidebook email I will send after you book, as to where to leave all cleaning fees.
Only the exit cleaning fee is charged and paid for up front, when you book. It will be refunded back to the same form of payment used, if you remember to leave it for my housekeeper.
Please be advised to keep the integrity of the hotel, usually every year, weeks 35 or/and 36, (slow season) will be used to do maintenance, repair, beautification projects that cannot be done while during high season. The hotel will be open during this yearly process. Hotel has right to adjust as needed. Owner has no say in this.
The pool will remain open but please note that. The jacuzzi/hot tub may be out of service for maintenance temporarily.

Clean, Spacious, NON-smoking, (smoking outside on terrace only, with slider doors to unit closed) Air Conditioned, Soundproof STUDIO Condo Unit located in The Royal Islander Club-La Terrasse Hotel, on the 2nd level, facing the ocean, just across street! with breathtaking views of the ocean and the professionally landscaped rooftop tropical garden, pool, hot tub and observation deck!!! Right in the heart of the most happening spot on the island, Maho Bay Village! Located on the Dutch side of the island.

The fully furnished unit offers, safe box in closet. And plenty of space to stretch out and relax, especially in the comfortable king size bed and comfortable sofa. Fully equipped kitchen offers Espresso/Cappuccino machine, coffee maker, tea kettle, blender, 4 burners on brand new electric top stove, for cooking. No conventional oven, but the microwave is also an oven/grill in one and a toaster. NO working dishwasher at this time.

And for your outdoor pleasure, in our unit are Snorkel gear, boogie boards for pool or beach, umbrella(s ) for the tropical rain. Also there is outdoor furniture. Broom and mop. Also a wine rack, just under the folding bar counter inside the unit. If you use or open any of the bottles just replace with something you like! Fun Perk! :)

Huge flat screen TV, DVD player, DVD movies, books & Bibles. Iron and portable ironing board. Spacious bathroom with hair blow dryer, shower, (no bathtub). Clean bath towels, linen and comforter also provided, already in the unit for your convenience.

Clean beach towels are obtained from front desk. Your own personal safe is in the condo unit's closet. Phone in room. Phone usage is paid for by guests at front desk. If any charges left and owner is left to be responsible, by the hotel, etc. those fees will be assessed from guest on this booking site. Beach is a short stroll across the street. Laundry facility on site in lower level, uses quarters. Ice machines on every level. Trash bins on every level. Also 3 elevators on every level.

Buy your own groceries at market right downstairs, or eat at one of the many local international cuisine restaurants all just steps away from unit. Also shop at the many shops, right there in Maho Village.

Many stores in St. Maarten (The Dutch Side) are famous for their duty free shopping, being the only true duty and tax free island in the Caribbean. Surrounded by magnificent beaches, golf course, sailing, fishing, snorkeling, scuba diving, wind surfing, fantastic dining & night life, day trips to Anguilla or St. Barts, Saba and more. This unit is also very close to French side of the Island. Bus/minivan or taxi service right in front of Hotel. Approx. 10 minutes walk to Airport, or less than minutes drive.

Local restaurants:
The island offers some of the finest restaurants, with many different authentic cuisines. Plenty to choose from also right outside of the unit/hotel in Maho Village!

Activities:
Play golf, Jet ski, Rhino Safari. Gamble in the casinos, Zip-line through the tree tops at Lotterie Farm. Race wet bikes at La Samanna. Spend endless days sailing, laid out on the beach tanning, or snorkeling. Explore ship-wrecks. Spend the day on one of the nearby islands like St. Barts or Anguilla, etc., etc., or do absolutely nothing!

Night Life:
24hr Security allows you to paint the town in comfort! Plenty of night life! Live street shows, right in front of Resort and also in the Casino Royale right next door. The beach is a short stroll across the street. Take a short beach stroll across the street and have one of the great drinks at Sunset Beach Bar & Grill. There are also plenty of casinos, live bands, music, dancing and entertainment in Maho Village.

If "daily" housekeeping is desired it is to be arranged with owner at time of booking. If you desire "daily" (every day) housekeeping, then the every day cleaning rate will be $50 per each day. A one time $70 exit cleaning fee will be accessed. Also assessed will be $70 per week for cleanings during your stay, for longer stays beyond 10 nights.

A down payment of approximately 50% of the rental amount is required for confirmation of booking. As not to forfeit your deposit your remaining payment required no later than 30 days before check in date.

No car needed at all. But if you desire renting a car you can park on street or you can park in the secured parking garage under the hotel, that can be arranged at front desk for their small daily fee.

The apartment is centrally located in Maho Beach with a beautiful beach and airport observation deck view. There were several highly rated restaurants within walking distance. The area is very safe during the day and night. The condo is very clean both inside and outside. This is my second visit to this specific condo. Air conditioning was very cold. The inside of the apartment was very quiet. Pool area is really nice and well maintained. The owner was very easy to get in touch with and provided clear instructions for finding and accessing the condo. Very easy to drive to Orient Beach and several other beaches on the French side of the island. Really enjoyed the morning walks to Cupecoy Beach. The weather was perfect. A memorable vacation.

Perfect Location

Check-in was very easy and desk attendant was very friendly. The unit was exactly as described and pictured and very clean. Loved the balcony looking onto the beautifully manicured lawn and onto Maho Bay. Also, loved the viewing area of the runway near the pool. Unit had everything we needed for our stay and was a great location for restaurants!

Great centralized location

Rental was as described and an easy checkin process. I would definitely recommend a car rental if you plan to explore the island. There’s all kinds of stuff to see on the French side and travel times can be 30 min each way. Rental is central to everything, whether staying on the Dutch side or going to the French side or doing a day trip to another island. Our favorite beach was Grand Case and eating at the Lolos. Note you are right next to the airport, so you do here jets throughout the day, but it pretty much ends by 8pm.

A perfect location for beaches and airplane watching

I would not hesitate to return to this complex or this specific vacation rental. It is in very close proximity and walking distance to both Maho Beach and Mullet Bay Beach. A bunch of restaurants within walking distance. There is Maho Market on the ground floor, but I recommend the full size grocery store at Carrefour Cole Bay. The grounds are very well maintained. The staff is very friendly and in an upbeat mood. The pool area is always immaculate. There was even a gardener working. A bunch of repeat visitors hanging out at the pool. One couple was visiting SXM for the 20th time, another group was visiting for the 7th time. The inside of the unit was very clean. Shower was hot and air conditioning was cold. The attached outdoor space is a really nice plus. TV has plenty of channels in the odd chance it actually rains. Lots of DVD's throughout several drawers. Bed and couch were comfortable. Absolutely loved the runway observation deck. Watching take-offs and landing was an evening pre-dinner tradition. Owner is very responsive. Parking was easy and very secure.

Maho Beach Vacation

My husband and I visited from Feb 6 - 13. We had a great vacation! Awesome views, quiet pool, and very comfortable studio apartment. We had a couple of electrical issues, but these were taken care of immediately and did not affect our overall stay.

Sunny Smiles and Sunsets

This was our third time staying on the island. It was by far the best location for a relaxing stress free vacation. Joy and Dale outline everything we needed to know about the condo and surrounding area along with transportation information. The condo had everything we could possibly need plus it was spotless! If you like to watch the jets arrive and depart in SXM, this is the place to stay. This was my husbands favorite part of the trip! My favorite part of the day was the sunsets - either watch from the observation deck or a short walk to the beach. There is a wonderful selection of restaurants within walking distance as well - great menus! The friendly staff on site made you feel welcome and their customer service was outstanding! We will definitely be back! Thank you Joy & Dale!

First time Sint Maartens

This property was just exactly like it presented on VROB. Joy was excellent prior to the rental and was very much involved after we got there. Communication was out standing. Wonderful stay for two!

Our condo was EXACTLY as described. I can’t tell you how much that means to us. Check in was easy. Our weeks long long stay was issue free. Ms. Joy is the BEST with communication. We had absolutely no complaints or issues. The condo is conveniently located in Maho Village. The grocery is 500 ft away. Maho Beach is maybe 800 ft away! Mullet Bay beach, which is our favorite beach on the island, was within walking distance too. There are several restaurants within walking distance. Driftwood Beach Bar is one of our favorites on the island……Fantastic food and drinks!!!!! You will need a car or cab to make your way to Simpson Bay, but its a short cab/bus ride there (maybe 5-8 minutes). We will definitely return! This island is a must see and this condo is a perfect fit for two people! Would definitely recommend. The hosts were some of the best by far. Thank you to them for sharing their condo with us!

Nothing to improve on. Perfect!!

Loved our stay at this condo in Maho Beach. Perfect spot for a couple to enjoy the sun and fun. Great location with views to the famous Maho Beach and planes taking off and landing at Juliana Airport. Right in the heart of the Maho section of Simpson Bay, walk to excellent restaurants, casino, beachfront bars. Inexpensive cab rides if you want to venture further. The hosts did a really thorough job of making sure their unit had everything you need for a fantastic stay. Very comfortable bed and nice big smart TV, WiFi worked well. We'd go back in a heartbeat. Five stars across the board.

Great short stay

I did truly enjoyed the stay in that appartement. It is clean, fully equipped, internet is free, and tv as well, which is not the case everywhere on the island. The location is perfect. The communication with the owner was easy and fluid. I would stay here again. I am truly grateful for that stay. Thank you 😊

Great Location

My husband and I enjoyed our stay. Joy was very communicative and answered any questions we had in a timely manner. The view was awesome, I love watching planes come and go so the porch provided lots of opportunities for me to indulge in one of my favorite past times. If we had to nitpick, I would say that the Wi-Fi connection could be improved, it would go in and out, but that may be the provider’s fault and not host. Other than that, everything was great and clean. There is a supermarket nearby and a few eateries within walking distance as well. Our favorites were the crepe place and the lemon-garlic wings at Tres Amigos. The beach is also very close by, and is the famous Maho Beach where planes land overhead. I would stay here again.

Home Sweet Home

We had an amazing time staying at Joy and Dale’s condo unit. We didn’t rent a car during our stay, but we didn’t even need one. The place is surrounded by all your essential spots such as a grocery store, restaurants, casino, and a breezy 15 minute walk to Mullet Beach! There’s also an abundant amount of amenities, such as a fridge, microwave, wine rack, boogie boards lol, and cabinets stocked with cookware, that made the condo feel like a home and made our stay at ease. We both recommend staying here if you want to feel like you’re at “Home Sweet Home”.
