"This sweet cottage has everything you need for a comfortable stay! The owners on site in attached house obviously care that you enjoy your stay. Parking is tight for a larger vehicle but there is another spot within walking distance if you should need it. The beach is so close!"

"This place is a little piece of heaven. Everything about it was wonderful. Fully furnished suite with everything you need away from home. Toaster, wine glasses, washer dryer. Everything. One block from an awesome beach and a two minute walk from the Boardwalk. The place was clean, safe and quiet. And dog friendly. My dog loved the deck and was a little busy body watching everything going on. Will most definately stay again. "

"The house and grounds are beautiful, especially if you appreciate old historic houses. Issues did arise ut Chelsi responded very quickly. The kitchen is modern w room for lots of cooks. We made use of most of the amenities -pool, sauna, theater room. Location is great- near beach and rail trail, and short distance to rye, Portsmouth, kittery . It worked perfectly for our college roommate reunion."

"This was our first stay at The Pioneer on York Beach, and it was perfect for our family. There was plenty of room for the adults and our 7 grandchildren, and everyone had a great time. Much of our time was spent on the beach each day, which was just a short walk from the house. We’ve stayed at 4 different GVC properties for the past 5 years, and each one has been excellent - they all have a consistent feel and provide all the necessary amenities for a wonderful experience. "Dog friendly property right on the beach It was just what we needed Everything was just as described. So close to bar/restaurants. "

"The decor was super cute and the room was so cozy! We had planned to pull out the couch, but it was very cramped. Luckily the couch was wide enough and comfy enough to sleep one of us without pulling it out. We were close enough to the boardwalk and restaurants for it to be super convenient. 10/10 recommend!"

"Beautiful house! We celebrated my Mother in-laws 80th Birthday and there was plenty of room for the entire family! Very spacious, plenty of bedrooms and bathrooms. We were mins from Ogunquit, highly recommended!! "

"This location was perfect for a family! The neighborhood was quiet, but in walking distance to the beach. There were many thoughtful touches at the cottage. We were very comfortable and really enjoyed the fenced in yard with a walking 14 month old! We will definitely be back!"

"This was the perfect sized beach house in the perfect location. The house itself was at the end of a little lane that empties onto Ocean Blvd, next to the beach. The house is very comfortable and has everything you might need for a beach visit. King Size master bed was super comfortable and the boys loved their bunk beds. Doggo was happy to be included in the vacation, and the house is also right next to the entrance to a large grassy area where doggo fetched and went to the bathroom. Very...
