"Walking in the first thing I notice was the rooms were extremely small. No biggie. But then a few major things like plumbing was backed up so shower water filled up the floor and same thing with the bathroom faucets.. the power outlets did not work so I couldn’t charge my phone which ended up being a major issue for my night out. One of the worst properties I have stayed at. To make matters worse there is no one to physically talk to for check in so it just made it all that much more difficult....

"We stayed in one of the suites for a few days. The staffs were very helpful and friendly. Rooms are clean, but the building, walls, doors, windows and carpet need some upgrades. The hotel is in a great location where you can walk safely to parks, stores and restaurants. The free breakfast and wines hour were great."

"Rooms are tiny, with no place to place anything down. The walls are paper thin and you can hear everything, even across the hallway. Good location though."

"The Grove Inn was great for a quick trip into San Francisco. Close enough to the area. Be mindful it is San Francisco and the streets are definitely full of hilss. If you can walk, everything is close enough. If you can't, Ubers are always available. The hotel itself was clean and secure with the charm of the Victorian Homes that are known for the area. Will definitely return to stay again. Thank you Azizza!"

"Bedbugs. Completely stained bed cover. Hair in the sheets. Next to a loud bar. Dirty in general. I found a bed bug and got a refund and stayed somewhere else. Yes, it’s cheap but I wouldn’t sleep here for free."

"The absolute best bed & breakfast in San Francisco! Cleanest rooms, friendliest and most attentive staff, great location, most delicious breakfasts and snacks/baked goodies throughout the day. Our son graduated from USF this past Saturday and we’ve consistently stayed here. On our next trip to S.F., just to visit and explore more we’ll stay there again!"

"I loved my stay, the staff was super helpful (cleaning staff.) It was a decently sized room with a bay window and such a cute aesthetic. I was able to reach out to customer service easily, and had very few issues. The proximity to Dolores park and being able to uber everywhere was also a plus. Only downside is the drug abuse happening on the street but that’s pretty much every downtown."

"Everything about our stay was great but the restaurant and bar were closed unfortunately. Luckily we had some champagne we brought but no glasses were able to be provided. If the restaurant or bar was open 10/10"

"We stayed because of close proximity to presidio surgical center. Property is nice. Room is nice but a little bit unkept. The ac/heater very very loud. They serve complimentary tea and coffee. I was disappointed not to have some authentic tea rather than the usual teas found in hotels. Love that they have some parking right at the hotel."

"No carafe in the guest rooms. So, bring your own water bottle for refill. Refill stations only on 2 floors. No coffee or tea in rooms. Parking is best at the Japan Center. Pay more and park at the hotel but don't forget to book the parking at the time of reservation to avoid full lot on the day of arrival."

"Overall, we enjoyed our stay and the hotel itself has a great vibe and beautiful design. One thing that would have really elevated the experience would be having the terrace open throughout the day so guests could fully enjoy the property. It would have been such a nice place to relax, read a book, or enjoy coffee. The terrace was typically only open after 5 PM. The first night we were there it was closed for a private party, and another evening it did not open until 7 PM, which felt a little...

"I LOVE THIS HOTEL!! It's my second multi-night stay in it. EVERYTHING in the "suggested subjects" was "MAX"! The "Community Room" on the first floor really HAD the feeling of ... well ... "community"....including a delightful number of aspiring young Entrepreneurs from South America - perfect English, of course! Clean; sunny-bright; great full-sized appliances including excellent microwave for charming array of coffee-tea-amendments; filtered water. Mind, I have NO reservations about...
