RARE PRIVATE BRETTON WOODS HOME STEEPED IN HISTORY!
Step back in time at Bretton Woods' iconic Gingerbread House — a rare Victorian gem once owned by Sylvester Marsh, the visionary behind the Mount Washington Cog Railway. Perched just above historic Fabyan's Station, now a delicious restaurant, this ornate, storybook home is directly tied to the golden age of White Mountain rail travel. Guests can experience the charm of a true 19th-century landmark while staying steps from the very landscape that inspired one of New England's greatest engineering feats. With its rich history, handcrafted details, and unbeatable proximity to skiing, hiking, and the Mount Washington Hotel, this is more than a getaway — it's your chance to live inside the legacy of the Cog itself.

The home's main level features a living room with slope views and wet bar - perfect for that apres-ski cocktail or hot cocoa, while a second living room on the same floor adds space for the kids to watch their favorite movie. In addition, this level includes a King bedroom and a pass-through bedroom with a Twin over Twin bunk bed, plus a bathroom with walk-in shower, and a lovely deck overlooking the award winning ski slopes of Bretton Woods. Laundry is also available for your convenience.

Upstairs, there are two separate wings. The first includes the kitchen, a dining area with seating for 8 (in addition to the bar area that sits 7!), and the upper deck, complete with picnic table, grill, and more fabled views of Bretton Woods. This wing also includes a Queen bedroom, a bedroom with 2 Twin beds, and a bathroom with shower. On the other side, the North Wing includes a very private Full bedroom, and an additional small bathroom with shower.
Quirky but full of character, this home is ready to welcome you as a very unique option for your vacation in Bretton Woods. Your dog is welcome to join, as well! Whether you're here to ski, snowshoe, hike, golf, or simply chill, make your stay a historical one at the Gingerbread House!

WHAT TO EXPECT
Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-Dogs are allowed (maximum of 5 dogs); any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet.
-Respectful Noise Levels: Let's keep the peace! While the house is quite secluded, noise carries. Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities:
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway:
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 4 cars.

Trash and Recycling
-You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
