Located in the heart of the Hudson Valley, this peaceful retreat is a short drive from Chatham, Kinderhook, and Valatie - perfect for exploring boutique shops, farm-to-table dining, and scenic trails. These are all great places to walk around and explore!

Having a vehicle is key for exploring the region and all it has to offer. Parking is available on the property for up to 5 vehicles.

**The pool opens May 24th**

Hot Tub: Please do not turn off the hot tub at any time. It needs to stay on, especially in winter, to prevent damage. If you have any concerns, just let us know!

Fireplace: The living room fireplace is remote-controlled. Please only use the remote to adjust the fire—no manual adjustments are permitted. Enjoy the cozy vibes!

Please make sure to read our house rules before booking your stay.

We welcome up to 2 dogs (up to 40 lbs each) with a $100 pet fee per dog, paid before arrival. No cats allowed.

To ensure a great experience for everyone, we kindly ask that you follow all house rules, local laws, and rental policies. Any illegal activity is strictly prohibited and may result in the immediate cancellation of your stay without a refund, along with any necessary legal action.

All amenities—including the pool, hot tub, fireplaces, appliances, and other equipment—are available for you to enjoy at your own risk. Please use them responsibly and follow any safety guidelines provided.

To maintain a safe and respectful environment, we ask that all guests adhere to the occupancy limits and house rules. Any violations, disruptive behavior, or unauthorized use of the property may result in the immediate termination of the booking without a refund.

Guests
The maximum occupancy for our home is 10 guests, and for safety and security reasons, all overnight guests must be registered with us before arrival. If you’re planning to bring extra guests, please reach out in advance—written approval is required before exceeding the booking limit.

Need to make changes to your reservation? Whether it’s adjusting the number of guests or extending your stay, just let us know! We’re happy to accommodate when possible, but all changes must be approved in writing and may be subject to additional fees.

Check-In & Check-Out
Check-in is available anytime after 4:00 PM, and check-out is by 10:00 AM on the day of departure. To ensure a smooth transition for all guests, we kindly ask that you arrive and depart within these times.

If you need an early check-in or a late check-out, let us know in advance—we’ll do our best to accommodate when possible! Written approval is required for any changes to check-in or check-out times.

Noise & Quiet Hours
Please keep noise levels to a minimum at all times, especially during quiet hours from 9:00 PM to 9:00 AM. This helps maintain a peaceful environment for everyone and ensures compliance with local noise regulations.

If a noise complaint arises, we kindly ask that you address it promptly. Repeated noise complaints may lead to the cancellation of your stay without a refund.

Events & Parties
We love hosting guests who want to relax and enjoy the space, but to keep things peaceful for our neighbors, parties, events, weddings, receptions, or any large gatherings that increase neighborhood traffic are not permitted.

If these rules are violated, it may result in immediate eviction, additional cleaning fees, and notification to the booking platform. To help keep the home in great condition for future guests, we also ask that confetti, glitter, or excessive trash be avoided—if used, a $250 cleaning fee will apply.

Commercial Photography
Commercial photography is not allowed without prior written permission from the host/owner. Please contact the host/owner directly for pricing and terms.

Pet Policy (Dogs Only)
We welcome up to two well-trained dogs (up to 40 lbs each) with a $100 pet fee per dog, payable before arrival. Cats are not allowed. To keep the home in great condition, please follow these rules:

- Dogs must be supervised at all times and not left unattended inside
- Dogs must be on a leash unless in the rear fenced-in area
- Dogs are not allowed on beds or furniture
- Any pet-related mess, excessive shedding, or damage will result in a $250 cleaning fee

Failure to follow these rules may result in additional charges or removal from the property.

Weapons Policy
Weapons, including firearms, are strictly prohibited on the property. If a weapon is brought onto the property, the booking may be immediately cancelled without a refund. Any weapons left behind will be reported to authorities.

Smoking & Vaping
Smoking or vaping of any kind, including marijuana, is strictly prohibited inside the home. If smoking outside, please properly dispose of any cigarette butts to keep the area clean. Violations will result in immediate cancellation of the booking without a refund and a $1,000 cleaning fee.

Candles
For safety reasons, the use of candles is strictly prohibited.

Toilet Usage
Only toilet paper should be flushed. Feminine hygiene products, wipes, paper towels, or any other items must not be flushed, as they can cause plumbing issues.

Guests may be charged up to $1,000 for any damages caused by improper flushing. Thank you for helping keep the plumbing in good condition.

Child Safety
Please keep in mind that the property is not baby-proofed. Children must be supervised at all times for their safety.

Littering
Please help us keep the property clean by disposing of all food and trash properly. Littering is not allowed, and excessive mess may result in a $250 cleaning fee.

Pool & Hot Tub
Guests are welcome to enjoy the pool and hot tub at their own risk. The host/owner is not responsible for any injuries, accidents, or damages. To keep these amenities safe and clean for everyone, please follow these guidelines:

- Children and non-swimmers must be supervised at all times
- No food, drinks, or glass in or around the pool or hot tub
- No lotions, bath bombs, oils, or sunscreen in the water to maintain cleanliness
- Shower before entering
- Do not use while under the influence of alcohol or substances
- Guests with skin infections of any kind are not permitted in the pool or hot tub, as the environment can cause infections to spread to others
- Always secure the hot tub cover after use to retain heat and prevent debris
- Please do NOT turn off the hot tub at any time. It needs to stay on, especially in winter, to prevent damage

If you notice any issues, please let us know, and we’ll take care of them as soon as possible. Thanks for helping us keep the pool and hot tub safe and enjoyable!

BBQ Grill Rules
Guests are welcome to use the BBQ grill in the designated area on a stable surface, away from any flammable materials. Please ensure the grill is always supervised when in use and have a fire extinguisher nearby. Do not use accelerants, and allow the grill to cool completely before cleaning. Thoroughly clean the grill, including grates and grease trays, after each use.

Country house with easy city access.

Wonderful and well appointed property that is in great condition. Location was perfect for our events in downtown Albany. Owner (host) was fast on questions and very accommodating. Everything was great.
