THE SKINNY: This historic charming 1 bedroom flex private apartment is like a coveted pearl! It is situated just a hair off San Marco Avenue, very close to the Florida School for the Deaf and Blind! Enjoy the shady stooped front patio or take your dog for a stroll in the beautiful residential neighborhood. The home is situated just a few minutes drive from downtown and Vilano Beach and is a prime location for wedding or event attendees being held at the Fountain of Youth or Carriage House, as well as many other wedding venues! Enjoy your coffee in the shade, a drink in the sun or cook in our well equipped kitchen for a movie night in!
THE PROXIMITY: Central to downtown, uptown, Vilano Beach and US Highway 1 which takes you to all parts of St. Augustine quickly for shopping, eating and seeing other areas of the city! The walkability of this home to shops, restaurants, coffee spots, museums and even our public library is unparalleled.
THE SPACE: The home itself sleeps 4 comfortably in 1 King bed and 1 twin day bed that boasts a single twin roll out trundle underneath, each in their own room. The bathroom, with beautiful walk in shower is situated in the 2nd bed area. The kitchen is equipped to service 4+ people to eat together for a great night in! The TV's are all Smart TV 's, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows.
THE LAYOUT - Unit B has a solid 1/1 layout: BEDROOM: The private bedroom has a King bed. 2nd BED AREA: The daybed w trundle is located in an open room with an attached bathroom. You can roll the barn doors closed for total privacy. BATHROOM: The only bathroom is located as an attachment to the 2nd bed area (with day bed). The bathroom features a walk in shower.
AMENITIES: Patio stoop with seating. 1 dedicated parking spot. Laundry machines are in a dedicated laundry space located outside the kitchen back door on the right. Linens and towels are included!
OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.
PARKING: There is one gravel spot near the front door where you can park 1 car. Do not park in the driveway area/block in Unit C's car. If you do so you will be towed. There is no other parking provided.
LAUNDRY: We offer a laundry room with washer and dryer, starter laundry pods, iron and ironing board and some basic cleaning supplies for your convenience.
HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 4 minute drive south on San Marco is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine Beach. This home is situated minutes from Vilano Beach which we can guide you to after booking confirmation. You can also drive to one of the public beach accesses on St. Augustine Beach about 20 minutes away to park and walk on.
TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.
SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $49. This fee acts as insurance for minor damages and covers you up to a max of $500 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.
Guest Access: This is Unit B, a building at the back of the property. Units A (in the house at the front of the property) + C (located on the 2nd floor above Unit B) are may be occupied and you may see other guests on site during your stay.
Entire space of Apartment/Unit B ONLY is included in this rental. Please, make yourself at home.
Hot tub behind Unit A is not included in your rental. It is only for Unit A guests.
Please be sure to abide by parking rules notated in the above section.
Guests in A + C may have their own dogs. Please keep your dog leashed at all times. We are not responsible for any issues that arise between guest pets.
Laundry facilities are in a dedicated room on the outside of the Unit B/C building and all 3 units guests share this laundry space.
The Neighborhood: This neighborhood is so special and unique! It is home to the Florida School for the Deaf and Blind. The community here is amazing. Just around the corner is one of the best convenience stores in town for craft and micro-brew beer selection, Vinny's. There is a yoga studio and a great Mexican restaurant, El Potro. Walk to one of St. Augustine's hottest coffee shops, DOS Coffee. Just a short walk down San Marco Avenue is the famous cross "The Shrine of Our Lady of La Leche" at Mission Nombre de Dios. Nearby is the Fountain of Youth, the Old Jail, the Ripley's Believe It or Not Trolley Pickup and so much more!

Please be aware that certain vendors, such as lawn care, pool and other routine maintenance providers, may visit the property on a weekly basis. Their visits are scheduled based on weather conditions and other factors, so they do not have a fixed schedule.
Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

NOISE LEVELS: There are guests in the other 2 units in the building. We ask you to be considerate of the tenants in the other units by keeping noise levels down and observing quiet time per St. Johns County ordinance from the hours of 10pm until 8am.

Our dog rent fee is $30.00/Dog/Night, $175.00/Dog/Week, with a maximum of $300.00/Dog/Month. -This fee is added on to your total after booking confirmation. -The fee doesn't cover damage caused by your pet. We will provide photos and a handyman quote to fairly assess repair charges. -Pets must be fully housebroken, freshly bathed prior to arrival and treated with flea and tick meds within 30 days of check in. -Please share with us any details regarding weight, age, if crated when left alone, if allowed on furniture. If you are bringing a dog, please reach out to us directly about our policy and fees!
LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.
Interaction with Guests: I am here for you during your stay, but our level of interaction is up to you. I'm only a phone call/message away. You will be able to self checkin upon arrival.
