This exclusive & convenient outdoor space (not shared!) comes complete with 55' of ocean frontage that wraps around the side of the property, BBQ, dual palapas with bar seating, & lounge + patio + bench seating areas. Other features in this bright & sunny space include ocean views from all br's, ocean front master br, dual King beds, 2 parking & sleeps 7 (6 adults maximum for all-adult groups). *NOTE there is no A/C, though ceiling & floor fans are provided.

INTERIOR
As you step into this convenient ground level home that sits across a stunning 55' of ocean frontage, you'll be greeted by a light & bright open floorplan main living area with oversized windows that wrap around the space allowing for optimal blue water & sunset views.

This coastal themed space of white, gray, & blue tones includes a living room with an oversized plush sofa sectional, oversized SMART TV, tile flooring, ceiling fan to keep cool, modern recessed lighting, turquoise blue drapery & direct access via sliding glass doors to your very own ocean front patio (see EXTERIOR section below for more info!). Ocean View dining? We have you covered with dining for 6 that includes direct ocean & boardwalk views. The fully equipped gourmet kitchen is complete with stainless steel appliances, white cabinetry, granite counters & bar seating for 4.

WOW each bedroom has ocean views, a rare treat! Enjoy ocean views from the comfort of your own bed in our premier ocean front master suite, complete with a King bed, SMART TV, direct sliding glass door access to the ocean front patio & ensuite bath. Bedroom #2 has yet another King bed & Bedroom #3 has a fun bunk bed (full + twin); see BED & BATH ACCOMMODATIONS section below for more detail…

EXTERIOR
This single level property is conveniently situated on the ground floor, with direct access to the unit as well as the beach & boardwalk. Our exterior space is exclusive only to our unit - it is not shared with the other 2 units in the building & spans across 55' of ocean frontage, making it one of the largest ocean front patios in Mission Beach!

This tropical themed premier space is the ideal spot for the entire group to unwind with your favorite beverage & comes fully equipped with 2 palapas with bar high seating, separate lounge seating area great for soaking up the San Diego sun, separate bench seating area great for dining & separate patio chairs great for people watching along the boardwalk. Rounding out this space is a BBQ, foot wash, & hose for rinsing off.

Guests have the option to rent our ground level unit, our penthouse unit, or rent both units together (the 2nd level unit is owner occupied). Here's a snapshot:

• Dining | Walking distance to shops, restaurants, and entertainment along Mission Blvd & the Ocean. Some of our favorite eateries include DRAFT (in Belmont Park), World Famous ocean front dining, & Luigi's Pizza. Also just a mile away is Ralphs grocery.
• Activities | Surf & swim friendly beach right out your front door! Boogie boards, beach chairs, & sand toys are provided, & several rentals nearby for surfboards, bikes to cruise the boardwalk, or just lay in the white sandy beach & get some sunshine. POLICIES & GOOD NEIGHBOR GUIDELINES
• Guest Requirements | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30 (exceptions made for multi-generational families).
• Occupancy | Maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both overnight guests & non-overnight visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• Noise | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• Combination Listings | Due to occupancy restrictions, larger groups looking to book multiple units must reserve an approved combination listing. No more than 1 combination listing can be reserved per stay.

Loved the first floor easy beach front access! My teenage boys enjoyed the boogie boards and surf board. My husband and I took the beach chairs down to watch them enjoy the waves. We also loved taking strolls along the boardwalk in the morning or walking along it and then veering off to find a place to eat. Back in the condo, we also loved the comfortable U-shaped couch and comfortable beds. Everything was to our satisfaction. Great location!

Outstanding!

This place was a bit of heaven. Perfect location. The home had everything we need. The house cleaner was wonderful! Each room had a TV which was nice. Shower provided shampoo, conditioner and soap. So much to do in this area and Don't skip out on Miss B's Coconut club carribian food was outstanding! We willl be back for sure!

Best vacation of my life

my family stayed on the property ages 3-82. the view and proximity to the beach, shops, and the bay were perfect. we controlled the temperature by opening or closing the doors. morning coffee on the porch watching the surf followed by surfing. then sand castle building, grilling, boogy boarding, more surfing and watching the sunset day after day. great big parking spot. the area was kid and family friendly. Karina was very helpful bringing things we ran out of and cleaned the place up perfect just before we arrived. this is now our family annual vacation spot for the next 20 years. best vacation of my 50 year old life

It was fabulous!! No worries, just relaxing. The house was nice but the view was awesome. I would recommend removing the bikes out of the house, they are very unsafe.

Best location on the beach

This property is well located in the center of mission beach. Walking distance to the restaurants and the roller coaster park. Parking is very tight but that’s the case for all homes in mission beach. We will be back.

Perfect for a Staycation

I had family coming into town for spring break and we decided it would be fun to host them on the beach. We were so right!!! The location (and people watching on the boardwalk) is second to none, the house was clean, spacious, and well appointed....and I mean well appointed. Everything you could ask for is already there. Beyond the necessities of kitchen ware, towels, and furniture. There was a shed box full of beach toys, beach chairs, boogie boards. They have 2 bikes you can use and even a surf board. There are books available and card games, board games and other ways to entertain yourself and your kids. But best of all is the porch. Its right on the boardwalk and spacious enough for our whole group to sit and enjoy the day all the way through until sunset while the kids were on the beach right in front of us. I would not hesitate to return in the future. Thanks again for having us.
