Spacious 3 bed, 2 bath first floor condo, Sleeps 10 comfortably. The complex has a large pool, tennis, shuffle-board, and lots of green space. The beaches of the Gulf are directly across the street. There is a trolley (seasonal) stop right outside the complex . Peg Leg Pete’s and a convenience store are with-in easy walking distance.

Spacious 3 bed, 2 bath first floor condo in Santa Rosa Dunes. The complex has everything you need for a family vacation or business trip including a huge pool, tennis court, shuffle-board court, and lots of green space for just having fun. The beautiful white sandy beaches of the Gulf are directly across the street and an easy walk from the condo. There is a trolley (seasonal) stop right outside the complex to take you to the shops and restaurants of the Boardwalk to east or to the historic Fort Pickens National Seashore to the west. Peg Leg Pete’s, one of Pensacola’s best loved restaurants, is next door along with a convenience store for picking up your vacation essentials.
The condo is beautifully decorated and modernized, with granite throughout and furnished with quality furniture and beds. It is an end condo with tons of windows to let in the sun shine. Come and relax on the balcony overlooking the sound with a fantastic view to the bridge. I provide beach towels and chairs, so there is no added expense to rent them. The kitchen is well equipped with everything you need to cook for yourself. There are parking spaces for two vehicles.

Guests have access to the entire condo and the shared communal pool, tennis court, shuffle board court, and fishing dock.

I live about 40 minutes away from the condo and whilst I do have a day job I am usually available to help with any issues that come up.

Pensacola Beach is world famous for its white, sugar sand beaches that sing to you when you walk on them and the beautiful blue waters of the Gulf of Mexico. The bay side of the island is very shallow and calm, perfect for small children. Pensacola Beach is not as built up as many of the Gulf Coast resorts so the beaches are generally a lot less crowded. You will be hard-pressed to find a more family friendly resort town anywhere in the USA, that is also close to a lively city with lots of interesting places to visit. Pensacola Naval Air Station is the home base of the US Navy's Blue Angels, and they can regularly be seen flying in formation over the gulf. The Naval Aviation Museum (currently closed due to Covid) makes a great day trip that the whole family can enjoy, with lots of historical aircraft on display.

The condo is a 20 minute drive from Pensacola airport. I would recommend a car for getting around. Pensacola beach has a free trolley service that runs between 4pm and midnight every day between Memorial Day weekend and Labor Day.

The pool is not heated.
The Pensacola Beach Trolley is free. It runs from Memorial Day weekend until Labor Day from 4pm until midnight.
The pool is occasionally closed for maintenance and cleaning. This can happen at short notice and is beyond my control when it occurs.
You must supervise any children in the pool. There are no lifeguards. You are responsible for any damage you do.
Guests do not have access to the clubhouse.
-Please note that a rental agreement will need to be signed prior to check-in. Below is a recap of the house rules that will be described in the rental agreement:
- Guest who books must be 25 or older, and must be present at check in and throughout the duration of the stay.
- This is a smoke-free environment.
- For same day bookings, we reserve the right to push the check in time to 6:00 PM
- Please respect our quiet hours between 10PM and 8AM.
- Parking limited to 2 vehicles per apartment. Display the provided parking decal on the dash of your vehicle.
- No parties or gathering allowed. Please do not use any glitter/confetti inside the apartment.
- For stays of 14 days or longer, an additional cleaning fee of the same amount as the original fee will apply
- Host reserves the right to enter the property with reasonable notice for inspection or to address necessary maintenance issues.
- No more than 10 people allowed in the property at any time. Guests must indicate the correct number of guests sleeping in the unit.
- A security deposit of $500 will be placed as a 7-day hold (not a charge) the day prior to check-in, except for reservations made through Airbnb. Any damage found is the sole responsibility of the guest.
-The Guest is not allowed to receive any mail at the Property
-The Guest agrees to provide a credit card to keep on file (except for Airbnb reservations).
-Host shall not be held responsible for such an item’s failure to work but will make every effort to correct any issues as reported as quickly as possible by the Guest.
-Guest must dispose of their trash at the time of checkout (instructions of trash bin found in checkout instructions).
-Lost and Found: Hosts are not responsible for lost, damaged, or stolen items during the stay.
- Illegal use of the property will result in immediate eviction and loss of security deposit.
- Flame-producing grills are not allowed on the balcony or under the building.
