Situated in a prime location next to the Balboa Parking Lot, our home combines comfort and convenience with a relaxed beach vibe, perfect for your next getaway.
The Space:

Our second-floor apartment offers everything you need for a seamless beach vacation. Relax and unwind on the giant communal patio with full-sized dining tables and plenty of space to enjoy the sunshine. Whether you're grilling on the shared propane BBQ or just soaking up the fresh ocean air, you'll love the relaxed, beachy atmosphere.

Prime Location: Just steps from the beach, boardwalk, and Balboa Pier – one of the best spots in Newport Beach. You can easily walk or bike to nearly everything the peninsula has to offer.
Walk to Everything: In just 5-15 minutes, you'll find yourself at 40+ restaurants, shops, the Balboa Fun Zone, and boat rentals. Perfect for families, Lighthouse Beach Park is also less than a mile away.

IMPORTANT HOME NOTES:

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Primary guest must be 25+ years old and present throughout the entire reservation.
- Please review house rules for Noise, Occupancy, smoking, etc.
- This property is located on the second floor of a building above an ice cream and Bike Shop.
-Bicycles are not allowed on property. We provide a discount to the bike rental shop downstairs. Unfortunately there is nowhere to store bikes on this property.
-All personal belongings must be removed from the shared/common patio when not in use. That includes towels, coolers, beach, chairs, etc. they must go inside the unit.
-You must climb a set of stairs to access the apartment
-No Parking is included at this home. Guests must park in the balboa pier lot (paid) or (free) street parking if available.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- Noise from other units, neighboring homes, and beachgoers should be expected.
- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.

clean apartment, smaller then it appears in the photo. mgt company very responsive (Tower 17) . could use another big pot one cant make spaghetti as well as a bigger frying pan.
