Renovated 3 Bedroom 2.5 Bath Oceanfront Home with garage parking, fireplace, and BEAUTIFUL VIEWS from the Patio and upstairs Master Bedroom. This home is without a doubt one of the nicest and most private vacation homes in Newport Beach!

This absolutely Beautiful Oceanfront Home was renovated in February 2022 and is located just minutes from all the action at the Balboa Pier and anything you might want to experience on your beach vacation.

HOME LOCATION

Located just a few minutes from the Balboa Pier and just a quick walk to the Fun Zone, & Balboa Island Ferry you are never far from the Action. Directly out in front of the Home is miles of beach where you will find Volleyball Courts, Fire-Pits, and the occasional flag football/ultimate frisbee tournament just off to the Right.

From our home, you can safely walk or ride bikes anywhere on the peninsula, balboa island, or down to Huntington Beach (45-minute ride 1 way) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, Surfboard/Paddle-board Lessons all within a 2-15 minute walk, you will never need to travel far.

For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks across the Street. For those of you with kids, the Balboa Fun-Zone is also just across the street making this home an ideal location for families. For those of you with the itch to shop, we recommend hopping on the ferry to Balboa Island. If you can't find what you are looking for, the world-famous Shops at Fashion Island have it all located just a 5-minute taxi ride from the Island.


IMPORTANT HOME NOTES:

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest will be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Primary guest must be 25+ years old and present throughout the entire reservation.
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- Bedrooms are located on the 2nd floor, stairs will be required to access the bedroom sleeping area.
- You are provided 2 Parking Spots in the two-car garage. Mid-Sized SUVs and compact cars are recommended.
- Fireplace must not be left unattended while ignited for any reason
PETS - This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Please note, not all breeds will be permitted on property and will be subject to the discretion of the property manager. Pets are not to be left unattended at any time. Should your pet become a nuisance due to excess barking and/or cause a threat/harm to other residents or guests, we will ask that you remove the pet from the property immediately or cancel your reservation without a refund of any kind. All potty accidents must be reported to the property manager immediately. Additional charges may be applied to cover the costs of repairs or damages caused by any pet.

Newport Home on The Boardwalk

Home was very nice inside and recently renovated. Location was great. Guest bathroom shower leaked on the second day and dripped into Kitchen. We informed property manager and they sent a representative, but then did nothing about it. The primary bath shower also leaked, even to the extent that the door swelled and was very difficult to just open and close. Also, one of the patio chairs broke while I was sitting in it sending me backwards against the home. Upstairs bedroom guest room windows have no screens and do not open all the way or stay open. Generally speaking, this is a very nice property, just need to get a few items repaired. Also, if you stay for two weeks like we did, bring your own TP as they did not have enough to cover my family of 6 for two weeks.

Some problems at an otherwise very nice property

For the most part the property is extremely nice. The decor is wonderful. However, there are issues. Fortunately we didn't need it, but the 3rd bedroom is technically not a bedroom. There's no closet or dresser or chair/bench; no place to put belongings. The other 2 bedrooms also don't have dressers. There are none in the house. We had to use our suitcases to hold the clothes we couldn't hang in the closet. There are no window coverings over the glass doors leading out from the living room to the patio. That creates a lack of privacy at night. We had to hang sheets over 2 of the windows in the master bedroom to keep the sun out at 6:00 a.m. The TV only had streaming. We couldn't watch regular sports events or popular channels like HGTV. Tolerable but disappointing. We truly didn't want to complain, but felt that you should know about these issues.

Perfect Location. NEW - CLEAN - WONDERFUL

We had such a great trip and it was the amazing, clean, newly remodeled house, the perfect location, the amazing & the responsive property manager. The house was so spacious and had everything we needed. The Air conditioning was a huge bonus and we would book there again because of the a/c.! But truly it was so clean and so nicely redone. We had a perfect time. I would suggest the owners add a few kitchen items like a ninja blender and saran wrap, tinfoil, baggies or small grocery store type bags & a few spices. Just a suggestion but NOT a complaint at all. The place was immaculate and So cute and the remodel was fantastic. Having bikes there to use was so nice too. They are old and a little rusty but what a great gift and treat to not have to rent bikes and just use those. We took extra good care of the property like it was our own and hope to come back again.
