In the heart of the French Riviera, this contemporary 5-star villa enjoys an exceptional 180° view of the Mediterranean. In summer, many yachts and boats moor in the bay in front of the villa.

Ideally located in Eze Bord de mer, between Nice (10km) and Monaco (10km), in a setting of preserved Mediterranean vegetation, it offers a superb panorama of the peninsula of Saint-Jean-Cap-Ferrat on one side and the charming Cap Estel, on the other.

Capable of accommodating up to 8 holidaymakers, it offers 4 bedrooms, 3 of which have their bathroom and WC en suite. A 4th bathroom + WC is also accessible, as well as a 5th WC. Two of the four bedrooms are independent from the rest of the accommodation and accessible from the outside.

Fully air-conditioned (like all the bedrooms), the living room is very bright, just like the rest of the house, which has 5 separate terraces, all facing south, facing the sea.

The kitchen is perfectly equipped: traditional oven, steam oven, induction hob, extractor, fridge and dishwasher (all Gaguenau). A microwave oven and small appliances (Kitchenaid stand mixer and blender, Smeg toaster and kettle etc...) are also provided.
In an outdoor laundry room you will find a washing machine and dryer.

You will have 4 televisions, a wifi system and a Sony mobile speaker.

The villa also offers the possibility of enjoying a swim spa (4m x 2.5m x 1.2m), equipped with a counter-current swim and massage jets, always facing the sea.

Finally, various outdoor garden lounges and tables, a Weber gas barbecue, a ping-pong table complete the high-end layout of this house.

Additional services (at an additional cost) can be offered: cleaning during the stay, home chef, home drying.

Activities and points of attraction:

The beach of Eze Bord de mer, its nautical club and its 2 beach restaurants are 8 minutes walk away, as well as the train station and the bus service. The latter connect Menton to Nice via Eze.

A tennis court in Quick is accessible in 4 minutes on foot and several magnificent hiking trails can be reached, always on foot, from the house.

The centre of Beaulieu-sur-Mer, including all essential shops is 7 minutes away by car,
Monaco is 15 minutes away by car and 10 minutes by train, Saint-Jean-Cap-Ferrat 10 minutes away and Nice airport 35 minutes away.

You can also visit the magnificent medieval village of Eze, located about twenty minutes away by car. Menton and the Italian border are only about thirty minutes away by car.
