Welcome to The Cliffs at Cupecoy Beach, one of the most upscale and desirable places to stay in Sint Maarten. This privately owned apartment offers stunning oceanfront views and luxurious amenities while providing the comfort of a home. Please note: This is a private residence, not a hotel.

Check-In Process:
-Upon arrival, announce yourself as a guest of A2 at the front desk.
-You will receive two room keys (extra keys may be available upon request but are not guaranteed).
-Check-In: 4:00 PM
-Check-Out: 11:00 AM (Late check-outs require prior approval)
House Rules:
This is a private residence. While we strive to provide a seamless experience, occasional maintenance may be required, just like in any home. Our daily maintenance team will address issues promptly, but refunds or credits are only considered if the unit becomes uninhabitable.
Guest Expectations:
-Must be 21 or older to rent (unless accompanied by a parent or legal guardian).
-The property may not be used by more guests than listed in the reservation.
-No pets unless explicitly approved in advance.
-No smoking inside the apartment.
-No illegal activity on the premises.
-Quiet hours are from 10:00 PM to 8:00 AM.
-No glitter or confetti decorations.
-Respect the community—staff and fellow residents should always be treated with courtesy.
Property Rules:
-No glass at the pool area for safety reasons.
-Dispose of trash properly—do not leave garbage by the pool or beach.
-By booking, you agree to follow all property rules to ensure a great experience for everyone.
Departure Instructions:
Before checking out at 11:00 AM, please complete the following:
-Load Dirty Dishes: Place used dishes in the dishwasher.
-Used Towels: Gather all towels and place them in the laundry room.
-Garbage Disposal: Dispose of trash in the designated chute in the stairway.
-Air Conditioning and Lights: Turn off A/C and lights in the living room and bedrooms. Close all shades.
-Food Donations: Unopened food will be collected and donated to local families in need.

Miriam was a great host and very responsive! The apartment is beautiful with all the amenities you need for a great stay (stocked kitchen , towels , comfortable beds , beautiful balcony and the list goes on). The beach is beautiful and the cliff pool is stunning. Looking forward to coming back again !

Fantastic location

Spent a week at Miriams place. the condo is as advertised. Great location! Miriam was very responsive and answered all our questions. Clean unit, great restaurant in building (Mario's bistro). The views from the balcony including sunsets were spectacular. The Cliff is very well located with bakery, bars, restaurants, and even a grocery store near by! We will definitely be back. Wonderful experience

Something for Everyone

The Cliff is a luxury oceanfront condo complex that has amenities for all ages: a beautiful infinity pool, a small private beach, indoor pool, spa, sauna, steam shower, restaurant, large units with balconies. Our corner unit on the second floor had panoramic viewsfrom inside and outside. The accommodations were comfortable and very clean. The owner quickly responded to our questions and was most accommodating. It was a pleasure to deal with Miriam. The Cliff location in Cupecoy is ideal-a short walk to Mullet Bay with beach bars and the American University with eateries and food markets.We would love to rent at the Cliff again next year.

Perfect place for a chilllaxing a couple of days.

If you just need a pool, beach, gym, market, bakery and a couple restaurants then you don’t even need a car. If your going about the island, then a car is a must.

Short March vacation

Stayed a total of 5 nights and place was great! Balcony overlooking the ocean, clean and everything was functional and as advertised. Building has nice amenities including sauna and steam rooms and access to beach. Private with 24/7 security. Would stay here again.

Amazing

Communication with marion was smooth. I have stayed in a few other units at the cliff some with better views however none compare to this unit. I felt we were living in a non rental unit equipped with all the comfort of home. I would certainly request this unit again.

Family Vacation

A great condo! The place was clean and spacious with very comfortable furniture. All the appliances were new and in great condition. Plenty of towels and all the cooking accessories to let us easily prep meals in the unit. The owner was super responsive to any inquiries. The views and overall property made this stay spectacular. The pool and beach are exquisite. The front desk was super friendly and happy to help order a taxi or support day adventures. There is a French pastry delivery service!! The gym was above par compared to most US hotels. The grocery store was a short walk with reasonable prices and everything we needed for the week. A couple watch outs - the elevator went out a few times. Not an issue for our young legs but we got plenty of steps in a few days. The unit only had a K-cup coffee maker so bring/pack some. We are big coffee drinkers and a little disappointed we couldn't use the gourmet grounds we brought. There was plenty of hand soap and TP but we had to buy paper towels (ran out quickly) and soap/shampoo/conditioner for the showers/bath. Make sure to pack laundry detergent - it was nice to wash the beach towels each night and the washer/dryer worked great (and with three kids got plenty of use). Highly recommend!

Great family vacation home

The location and property was perfect for 5 of us. Although it’s a VRBO, it feels like a hotel with many property amenities like the sauna, gym, pool and courteous front desk staff. Gorgeous beach view and gorgeous beach. Location great for French side proximity.

Very nice unit at a lovely place on a Cliff

Unit very clean. Nicely appointed kitchen etc., but bring your own laundry pods, body wash, shampoo and conditioner. Comfortable beds, plenty of bath towels . Large open space. Attentive owner who responds quickly. There are some places you can walk to for dinner/ lunch etc. but if you do not rent a a car bring PLENTY of cash for taxi drivers who will spot you as a tourist and charge more if you want to go to Simpson Bay , Marigot , Orientale Beach etc, and other places on the island. We heard renting a car from a local agency is the least expensive. Nice little grocery stores are within walking as is Mullet Bay beach . The beach below the property is lovely and quiet and private. Beautiful Pool. Happy to visit Sint Maarten. It was very nice.

The Cliff's A-2

We were advised ahead of time by our Host that the main pool was closed for repairs. We did not know the Lounge, Restaurant and Spa were closed for renovations. Our Host did not know that either. Elevators did not work on two separate days. Good thing we were on the second floor. The condo was very comfortable and clean. It was in a good location. Our Host responded quickly to any concerns that we had.

Miriam is a very helpful and responsive host, who cares about her guests. We had a great time in the condo with my family enjoying sunsets from the terrace. The stuff is very friendly and helpful as well. The kitchen has absolutely everything. Location is perfect! We felt safe. The best area on the island.
