*MAIN LEVEL:
-The main level of the home is open concept and great for entertaining. The first floor hosts a living room, kitchen, dining room, laundry room & 1/2 bathroom.
-There is a large smart TV in the living room (no cable, just streaming apps).
-The covered front porch and back deck are the best place for your morning coffee.

*SECOND LEVEL:
3 Bedrooms- 5 Beds, and 2 Full Bathrooms.

SLEEPING ARRANGEMENTS:
BEDROOM 1- 1 King Sized Bed, 1 Twin Sized Bed
BEDROOM 2- 1 Queen Sized Bed & 1 Twin Sized Bed

AMENITIES:
-The home is also equipped with Wifi, a coffee maker, an iron and ironing board, a hair dryer, and much more! The exterior of the home is protected by Ring Security.

ACCESS & ENTRY:
-Guests have access to the entire home, porch, deck, and backyard during their stay.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-There is a driveway with parking for 2 vehicles.
-Additional vehicles may park on the street.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for parking tickets due to negligence.

This property is Hosted and operated by Cozy Cohost LLC, a short term rental management company based in Atlantic City. We are local and are always available for our guests.

HONESTY & EXPECTATIONS:
At "Royal Pearl", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.

RESERVATION/CANCELLATION NOTES:

-Changing reservation dates or guest quantity may incur additional fees.
-Rates/prices subject to change based on reservation adjustments.
-Guests may request to change booking dates up to 14 days before check-in, subject to availability and possible rate differences. Within 14 days, date changes are not guaranteed and may be treated as a cancellation.

OTHER DETAILS:
We are always happy to welcome families! Please note that the property is not childproof, and children must be always supervised by an adult for safety.
-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

ADDITIONAL INFORMATION:
-Respectful behavior requested due to close proximity of homes.
-This is NOT a party house. City-wide quiet hours from 10pm-7am.
-We ask that you please respect the neighbors, the neighborhood and the home.
-Please monitor noise levels, especially during the night.
-You must be 21 and over to book.
