Perfectly Small House

Small studio house, 560 sq ft, with all the comforts of home. Updated and smart home technology. Great for individual or couple. Many things to do in close proximity to home. Hop on the 300 miles of bike trail where an entrance is only a mile away. Then come home to grill and relax in your private hot tub. Take in all the sites and activities Xenia, Yellow Springs and Dayton has to offer. All close. Street parking across from house. Fenced in backyard for fido. We accept any size dog/dogs as long as you are a responsible owner.

This place is like a home away from home. The host made us feel like family. She took the time to put an easter basket together for us whick made our day. Had drinks we like there and even went out of their way when the firepit ran out of propane to get it replaced. The house was spotless and yes its in town but does not give you that feel. I didnt drop any stars as this is personal preference but bed is extremely soft we prefer hard.

Very clean; responsive and thoughtful host; the safest hot tub I've ever seen! This is a great little house to stay in for a couple of days. When the hostess asked what snacks and beverages we preferred, she had stocked each and everything! Wonderful notes all around to help with the little ? people may have. So great to have a washer and dryer. Neighborhood modest but very quiet and safe. Thank you!

We had a lovely weekend visit to see our son who is in school nearby. The house is perfectly clean, well-stocked, and comfortable. Communication with Bonnie was quick and easy, and she was kind enough to let us reschedule due to an ice storm which changed our plans. We enjoyed the house and would definitely book again in the future!

Once again, Bonnie’s hospitality can’t be beat. The place was spotless. She provided extras that made us feel welcome. Have stayed here multiple times and would not hesitate to stay again. Pet friendly, fenced in back yard, red carpet treatment.

The house was lovely. The hosts were so kind, welcoming, and offered many amenities including the ones listed in the property such as the hot tub, but they also provided snacks based on preferences! One of my favorite experiences.

The property was exactly as described and shown in the listing. It is a small studio style home, perfect for one or two guests. It was remarkably clean. To be honest, probably the cleanest Vrbo we’ve ever stayed in. I mean, spotless. The host communicated immediately after booking and continued to communicate prior to our arrival. Check in and access was easy. The host provided all of the utensils and cookware needed. Also available was bottled water, herbs, spices, coffee and snacks. We had an incredible stay and will certainly book with this host again. Thank you for a great experience.

This rental was the best VRBO we've stayed in! The hosts attention to detail was amazing, the house was immaculate and extremely well stocked. The size was perfect for the 2 of us and our big dog. The backyard was well maintained and our dog enjoyed sitting in the grass and watching the world go by. We highly recommend the Perfectly Small House.

The owners(hosts) are Very good, personable communicators. We had Wonderful conversations prior to my booking and stay-with every question answered and every request/concern addressed prior, while there, and afterwards. My 2 pups are family to me, and I’m pleased to say they were welcomed and felt right at home. The good sized, fenced in yard is an added bonus to any pet owner. The property is extremely well cared for, VERY CLEAN, along with the house, and the Interior is decorated simply with a serene and peaceful ambiance. The owners addressed every need with an effort to make my stay worry free. The hot tub was wonderful and a nice addition. The owners went over and above to make my stay very pleasant. I can rate them and their property very high, with no qualms at all - it met my needs and priorities perfectly. Plus, they were very helpful in recommending resources in the area.

Our second time staying at this property! We love staying here because the owners are so welcoming and they're always putting our favorite snacks in the pantry. They even give us a gift card to a local coffee shop that is amazing! We recommend staying here!
