Bordering National Forest, this top-floor 4-bedroom penthouse in Vail’s Timber Falls neighborhood offers stunning, unobstructed mountain views from every window. Beautifully remodeled, it features spacious living areas, cozy bedrooms, and a private deck perfect for relaxing or entertaining. Located on the free Town of Vail bus-line with direct access into Vail Village- this home is the ideal blend of alpine charm, comfort, and convenience.

BEDROOMS
This inviting 4-bedroom retreat comfortably sleeps up to 10 guests, each room thoughtfully designed for rest and relaxation. Every bedroom includes a smart TV with Roku, a portable fan, and a brand-new humidifier — so you can settle in and feel right at home.

Bedroom 1 – Your primary suite on the main level, featuring a plush King bed and private en suite bath. A peaceful space to unwind after a full day exploring the mountains.

Bedroom 2 – The ultimate bunk room! Two sets of twin bunks (4 beds total) make this a fun, cozy spot for kids or the young at heart. Located on the main floor near the hallway bath.

Bedroom 3 – Also on the main level, this serene room with two twin beds offers a quiet retreat and easy access to the shared bath.

Bedroom 4 – Upstairs, the Queen suite offers comfort and privacy with its own en suite bathroom. A relaxing hideaway with soft light and elevated views.

BATHROOMS
Three sparkling clean 3/4 bathrooms — two downstairs and one upstairs — ensure everyone has space to refresh. Each is stocked with shampoo, conditioner, body wash, fluffy towels, and bright lighting to start your day right.

KITCHEN & LOUNGE
Cook, connect, and kick back. The fully equipped kitchen has everything you need for anything from apres ski snacks to family-style meals.

The open living area is made for together time — stream your favorite shows on the large smart TV, or clear the table for a family game night with the provided puzzles and board games. With vaulted ceilings, the oversized couch, and panoramic views--- this space is the heart of the home.

•This home is in a residential area and showing respect to the neighbors is very important. We expect our guests to respect our guest and noise policies at all times- parties will not be tolerated. If you are unsure of what might be considered a party, please reach out to ask and we will be happy to help. Extra fees will be charged if these policies are not adhered to.
•Please note that smoking of any kind is forbidden inside and will result in a minimum fine of $250 to cover the cost of mitigation.
•Reservations may be subject to extra guest fees.
•Early check ins may be requested the day of check in through your electronic guidebook. We do our best to accommodate these requests, however it depends on our calendar and the cleaners schedule. If approved, there is a $50 charge for early check in.
•We do not allow late checkouts under any circumstances. The cleaners are very busy and plan their days ahead of time, we expect guests to be checked out by the designated time or a $125 charge will be incurred.
•To make your stay more comfortable, we provide a complimentary starter supply of essentials, including toilet paper, paper towels, shampoo, conditioner, and body wash. For extended stays, we kindly ask that guests replenish any additional items they may need throughout their visit.
•Please be aware that there are 3 flights of stairs required to get to the front door.
• Community pool and tennis courts are available seasonally
• Please note the fireplace is not operational
