"We had a great weekend at the River Valley Retreat in Franklin! The house was immaculate and well stocked, to include kayaks and bikes we could use. Amazing water pressure and great shower. The beds were very comfortable and the AC units kept the house comfortable, even on the 90 degree days. Lots of local places to eat in or have meals delivered. View of the river from the front porch with plenty of seating. We had everything we needed for a fun weekend away! Check in and check out were easy....

"It was our first family cabin trip and we loved the experience. The property was nice and spacious and fit the 9 of us there. We were 3 teens and 6 adults and were able to fit in the main cabin. We also checked out oil creek state park. Our only issue was the low heat when using the stove for cooking. 9/10 would recommend. "

"We really enjoyed our stay. Cabin was perfect for 2 people, it was clean and comfortable. Our host Christian was very responsive and helpful with any questions we had. Would definitely stay here again if in the area. "

"Great place to stay! We came to visit family and always struggled to find a pet friendly hotel. This place fit everything we needed, the area in the back for the dogs was great. Close to the river. There is no cell service down there though, but the wifi worked well enough! Couple spiders came into the bathroom so be prepared for that that. Check in instructions were clear, and easy. Will probably stay here again next time we visit!"

"Everything about this place was great. There was no hot tub or grill, as advertised. I was a little disappointed about the hot tub but it a nice place to stay"

"This property allowed our large family group to all stay together with a wide variety or bedrooms and bathrooms. The property was clean and charming in a perfect location. It allowed us a short walk to a variety of restaurants each night. It was perfect for our group. The owner was very responsive and checked in with us several times to see if we needed anything. This is the place to stay in Franklin...do not miss out."

"Beautiful private lot with a great yard and plenty of parking. Kitchen was stocked well and the bathrooms and bedrooms were clean and laid out well. We enjoyed seeing wildlife in the backyard ( a beaver and bunny visited). Was a great experience. "

"Great place for a fishing trip. Plenty of room and beds to for a large group. Host was excellent! "

"My wife and I are vendors at a local event and try to stay in locally owned B&Bs as well as VRBO establishments rather than hotels. This property was one of our favorites. It was exactly what was advertised, off the beaten path, quiet and relaxing. The owner was fantastic with communication and the place was very clean and inviting. I highly recommend it. Thank you for offering this place. We'll be staying here again next year."
