Great historic property with lots of charm. Andrea and Carla were wonderful hosts and provided a delicious breakfast. Would highly recommend.

Highly recommend!

Loved the property! The history is unbelievable… we stayed in the twin bed room and one bed was not comfortable but despite this, we would stay again. Amazing host and had the best dinner of our two week trip at a place she recommended.

La struttura è un antico casale incantevole e di grande fascino a pochi passi da Villa Adriana. Tutto è ben curato e gradevole, tranquillità e comodità sono tratti distintivi, sia degli spazi interni che esterni. Inoltre i proprietari accolgono le persone con molta gentilezza e ospitalità in un ambiente di gusto ricercato ma comunque sobrio.

Enjoy a stay at an Exquisite B& B

I found this to be a wonderful B&B experience. The hospitality was exceptional. The room was comfortable. The view of the grounds was magnificent, as was the finely decorated interior. This was probably the overall nicest B&B that I’ve ever stayed at. I loved the upstairs spiral staircase , but it might pose a challenge to some senior visitors.

Idyllic setting - fabulous estate.

Casale Colleoni was a pleasant surprise. Exceeded expectations. Staff very helpful. Right next to entrance for Villa Adriana and fairly close to Villa d'Este. This is a place you could come and just relax for a quiet several days. The house itself has a lot of history. Not a whole lot else to do in the immediate area.

Antiquity, beauty, comfort, elegance, and peace

We needed to stay somewhere near Rome on the night before we dropped off the car in Rome, and someone suggested we stop in Tivoli to see the Villa d'Este and the Villa Adriana. We had no idea we were going to have such a marvelous stay. This B&B/hotel is sublimely beautiful. It is conveniently located directly across the road from the Villa Adriana on ten hectares of land: a long cypress tree lined path ushers you into this historic estate. Beautiful gardens, hilltop views, and then the gorgeous suite: a sitting room with a comfortable couch and chairs and stunning views, a big and well stocked bathroom, and the bedroom, which is elegant and comfortable. The pictures don't even do this place justice. It's like being in a grand estate, only it's also comforting and relaxing. Isabella and her mother-in-law Mary Ann and her daughter Anna are wonderful hosts. Breakfast of croissants and coffee and the option of fruit and yogurt too: all delicious. Oh and the free parking right there on the estate and the free wi fi: great perks. Plus you can walk to a fabulous restaurant, Villa Esedra, in less than five minutes. We spent a memorable day at the Villa D'Este marveling at the fountains and gardens (a 10 minute drive away), then changed and walked to this wonderful restaurant. Coming back in the dark, walking up the cypress lined path and seeing the estate's two donkeys grazing and entering this storied estate in moonlight and reading in the comfortable bed: bliss.

Imagine staying in a completely renovated ancient stone farmhouse across the street from Hadrian’s Villa. There you are surrounded by fields of grain, befriended by the farmhouse cat and dog, entertained by the two donkeys, and hosted by a charming couple. Don’t miss the astonishing stone spiral staircase.

beautiful experience

Perfectly located near the wonderful Villa Adriana (3 minutes walk) and a great restaurant, this luxuous B&B Is a must. Just a little downside : breakfast is very rich but only with industrial food but maybe it was due to the COVID rules. But overall a dream place and we would certainly return.

The location, the history, the owners, the animals, the gardens, the stories, the building, the breakfast - there are tiny downsides. No TV and no in room fridge. But honestly, a must stay

Loved the setting and location. Excellent hosts--suggested sights & restaurant. We could walk to Villa Adriana from property. Quiet--away from bustle of city. Very clean! Lovely breakfast. Parking is right there.
