We’re committed to providing a clean, comfortable, and enjoyable stay for all our guests. To help us maintain this standard and respect our neighbors, we kindly ask that you review and follow the house rules below:
1. 🚫 No Parties or Events
Parties, gatherings, or events are not permitted.
Our home has exterior security cameras and noise monitoring to ensure community standards are upheld.
Violations will result in immediate eviction per Airbnb policy and a $300 fine.
2. 🌙 Quiet Hours: 10 PM – 8 AM
Please respect our neighbors and observe quiet hours.
We want every guest to enjoy a peaceful and relaxing experience, and your cooperation is key.
3. 🚭 No Smoking
Smoking of any kind is strictly prohibited indoors.
A $300 cleaning fee will apply if any signs of smoking are found.
4. 🐾 No Animals – Including Service Animals
Due to severe allergies, animals are not permitted—no exceptions.
We are officially exempt from Airbnb's service animal policy.
Bringing an unauthorized animal will result in immediate removal and a $500–$1,000 fine.
5. 👟 No Shoes Indoors
Please help us keep the space clean by removing your shoes at the door.
6. 🧻 Self-Catering Home
We provide an initial supply of essentials (toilet paper, soap, etc.).
Guests are responsible for purchasing additional supplies as needed during their stay.
7. ⏱️ Early Check-In ($200 Fee)
Available by request only, depending on turnover schedule.
Please check with us 1 day prior to arrival for availability. Approval is not guaranteed.
8. 🚫 No Late Check-Out
We cannot accommodate late check-outs due to same-day guest turnovers and cleaning requirements.
9. 🗑️ Trash & Recycling
Please sort waste into the appropriate bins.
If you're unsure, leave items inside and our cleaning team will handle them.
10. 📦 Lost & Found
Left something behind?
We can ship it back to you for a $100 handling fee, plus shipping costs (receipt provided).
11. 👥 Extra Guest Fee
Airbnb allows a maximum of 16 guests per listing.
If approved for more, a $25 per extra guest, per night fee applies.
Example: 20 guests x 3 nights = $25 × 4 guests × 3 nights = $300.

PLEASE READ BEFORE BOOKING:
1.【NO PARTY OR EVENT】
We have security system and outside surveillance cameras that will be triggered by noise and motion. We will call Airbnb to force evacuating the party groups based on Airbnb's policy. $300 fines will be charged for violating the rule.
2.【QUIET HOURS 10PM-8AM】
We try really hard to be clear about our expectations of our guests as well as what you can expect from our homes, and we believe most of our guests understand that and are awesome! But we did have enough trouble incidents that we have felt the need to outline in detail the guidelines we expect guests to follow, first and foremost being the quiet hours between 10pm and 8am which is really for the sake of our neighbors sanity. Really our goal is to provide the most a comfortable and clean well kept rental home, as well as, an awesome Seattle experience.
3.【NO SMOKING】
If any signs of smoking are detected, the guests agree to pay a $300 violation fee.
4.【NO ANIMAL】
Unfortunately this property is animal-free, NOT animal friendly because the homeowner is highly allergic to animal danders/hairs. Please DON'T book if you plan to bring an animal with you. Also note if an unauthorized animal is found in the vacation home, we will ask that it be removed immediately and a non-refundable fee of $500 (sometimes up to $1,000) will be charged.
5. 【NO SHOES】
We appreciate that you are helping to take care of the cleanliness of our house! Please kindly remove your shoes when you enter the house.
6.【Self Catering】
This is a self catering home. We will provide an initial starter supply such as toilet paper, etc. Extra supplies will need to be purchased from the store at your cost.
7.【Early check-in】
We’ll be happy to accommodate early check-in but there is an early check-in fee of $200. Availability is based on whether there are guests checking out on the same day as your arrival, so we can ONLY approve on a case by case basis once confirming with our cleaners that the home will be ready. Please check with us 1 day prior to your check-in date.
8.【NO late check-out】
Unfortunately we can't accommodate late-check out, since we usually have same day check-in and we need to give our cleaning crew enough time to tidy up the house for the next guests.
9.【Dispose trash in the right bins】
Please sort out garbage and recycles and dispose those into appropriate cans. If you are not sure, please leave them inside house and let the cleaner take care of them.
10. 【Lost & Found】
Please take all of your personal belongings before you check out. If you forget something at the house and would like us to ship it back to you, we will charge $100 handling fee + the shipping fee (receipt will be provided).
