Important Property Information & House Guidelines

We want every guest to have a relaxing, safe, and memorable stay at Kingfisher Cottage. Please review the following information prior to booking and during your stay.

Reservation Requirements

• Primary renter must be at least 25 years old
• Primary renter must remain on the property during the reservation
• Only registered guests included on the reservation are permitted on the property
• A valid government-issued photo ID may be required for verification purposes

Occupancy & Events

• Maximum occupancy limits must be respected at all times in accordance with local regulations
• Parties, gatherings, receptions, or events are strictly prohibited
• Unauthorized events may result in immediate termination of the reservation and a $1,000 fine

Waterfront Safety

Kingfisher Cottage is located directly along a tidal coastal waterway.

For guest safety:
• Swim at your own risk
• There is NO fence along the waterfront
• Children must be supervised at all times
• The home is not childproof
• Guests assume responsibility for their own safety and the safety of all members of their party during their stay

Quiet Hours

• Quiet hours are from 10:00 PM to 8:00 AM
• Please be respectful of neighbors and maintain reasonable noise levels, especially outdoors and on porches

Smoking Policy

• Smoking and vaping are strictly prohibited anywhere on the property, indoors or outdoors
• Evidence of smoking may result in a minimum $250 odor remediation fee

Pet Policy

Dogs are welcome with prior approval and payment of the pet fee.
• Maximum of 2 dogs
• Dogs must be under 50 lbs each
• $150 pet fee per stay
• Guests are responsible for cleaning up after pets and any pet-related damages
* Pets must be confined in kennels when guest leave pets at cottage, not left running free in house.

Check-In & Check-Out

• Check-in begins at 4:00 PM with self check-in
• Check-out is promptly at 10:00 AM
• Unauthorized late check-outs may incur additional fees

Grill & Outdoor Areas

• A gas grill is available for guest use
• Please clean the grill after use
• Charcoal and wood-burning materials are not permitted

Coastal Environment

Due to the natural marsh and waterfront setting, occasional insects or wildlife may be present despite routine pest control service.

Keeping doors closed whenever possible and turning off unnecessary outdoor lights will help minimize insects.

Additional Guidelines

• Only toilet paper may be flushed
• Please do not rearrange furniture
• Glitter, confetti, and tape on walls are not permitted
• Please notify the host immediately if anything becomes damaged during your stay
• Please park only in designated parking areas
