You’ll be within a couple of blocks of Redfish Village with shops and restaurants, bike and surf rentals and other conveniences.     This is a fantastic location with Gulf Place Town Center only 2 miles to the West and Watercolor, Grayton Beach, Seaside, Seacrest and Rosemary Beach just minutes away to the East. Biking is a great activity to enjoy as the scenic bike path meanders along 30A.  Bike over to Blue Mountain Beach Creamery for some homemade scoops that will have your taste buds coming back!

    30A is a fantastic destination, the beaches are some of the world’s best with sugar white sand and emerald green waters. You will find plenty of beach accesses along a 17 mile stretch of Santa Rosa Beach. It boasts unique shopping, fantastic cuisine and the incredible architecture that makes 30A famous, there are activities for everyone; kayak rentals, bike rentals, paragliding, fishing, golfing, hiking, swimming, tennis -- you'll find it all right here.

    The snorkelers in your group will love the new artificial reef called Sea Turtle Reef, deployed in 2017. Located just 783 feet out from the Grayton Beach State Park access, it is becoming a haven for sea life. Each of the 4 snorkeling reefs comprises 40 acres of permitted sea bottom. The Sea Turtle Reef is at a depth of 12-19 feet. We strongly recommend that snorkelers use a kayak, paddleboard, or other flotation device when visiting the snorkel reefs. Sea conditions can and do change quickly and often. Enjoy!

Pet friendly is always a must for us. Our pets enjoyed the porch and we kind of enjoyed the pool when it was clean. The host answered our questions in good time. And the bicycles provided was a plus. The biggest take away, our short walk to the beach! Our family loves the 30A. We will be back!

The house is older, so don't expect perfection, but it was clean and just right for our family of 13 and dogs. The walk to the beach was VERY easy, and that's from the point of a 65-year old. The pool was amazing, and we appreciated that it was saltwater and there was no strong chlorine smell. We couldn't get the kids out of it! I think my only complaint was the lack of dishtowels and potholders. There are bikes, wagons, pool toys, and plenty of games, puzzles, and books to keep everyone busy. The only irritant, which is neither the fault of the house or the hosts, is the lack of public beach access that Walton County is experiencing. I am afraid people are going to search elsewhere in the future, because we had a very small area to set up at the beach. There was plenty of beach for everyone, but the Private Property signs made the usable beach space very sparse. In conclusion, the house was great, the hosts were wonderful, and we had a wonderful family vacation!

Great home by the beach

Clean, well appointed and in a quiet neighborhood a few blocks from the beach. We highly recommend this property. Also, RealJoy, the property manager, was very responsive and very helpful.

Great vacation rental, close to everything

Overall we had a short but great stay. The location is close to everything (including the beach). The property is a good size for 2 families. The bunk bed in the upstairs hallway was very convenient. The property manager Parker was very helpful and informative when we arrived. The kitchen is very well equipped - we were even able to bake a cake!

Awesome property

The property was in a great location in a cul-de-sac, 3 minute walk to the beach. Right around the corner from the ice cream shop, irish pub, and Mexican restaurant, and various stores, all within walking distance. The pool and house were very clean and stocked with essentials. We had a great time and Ray was awesome to work with. We look forward to coming back. Thanks Ray!

Solid house for our beach trip

The house was a 5-minute walk/2-minute bike ride to the beach and super close to the ice cream shop and bakery (very important). We really enjoyed our stay. Plenty of space, kitchen had what we needed, cul de sac was quiet. We also appreciated having bikes to ride. The thing that kept it from getting 5 stars was that a few things could’ve used a little TLC. The pool area needed clean-up, the old kitchen countertops were still sitting next to the driveway, and some of the furniture was in need of replacement. It wasn’t enough to detract from the stay, but it seemed a little “well-rented” to be at the beginning of the summer season rather than the end.

Quick Family Getaway

We stayed at Blue Mountain Breeze for a quick vacation before our youngest headed back to college. The house was just as described and had plenty of space for the 11 of us. Ray was so responsive and quick to help with any questions we had. And, being pet-friendly was a huge plus too! The house was well-equipped and had everything we needed in the kitchen and around the pool. The only thing that would have made the stay easier is that it’s obvious there used to be a walkway to the street next to the beach, but looks like it got fenced off (maybe by the adjoining neighborhood?). It would be amazing for that cul-de-sac to have a gate with a code. I understand it was probably used by way too many people and was not ideal as it was, but would have made the walk to the beach(which was still not too bad) easier. But, the location was great and we will definitely plan on coming back :). Thank you, Ray, for making our stay amazing!

I will start by saying this house is about a 6 min walk to the beach. The wagon was nice bc our 5 year old didnt like walking to beach. All the wagons are rusting. I get the environment causes this. 2 of them were pretty bad though. 1 of them had lots of broken toys and trash in it. The pool was really dirty with brush debris when we arrived. I had to call to get it cleaned. They couldnt come til the following day. They said it had rained the day before. There are several overhanging trees. It seems that a dirty pool should be addressed prior to any new renters coming without them having to call. The house has a lot of potential but is decorated like someone just went to a garage sale and threw anything they could find in there. The kid bunk room is very bare and only has one picture on the wall. One of the other bedrooms only has a lizard and an old discolored picture on the wall with mismatched bedside table of varying sizes and heights. We couldnt find a switch for the fan and light in the kitchen so if you are tall enough you can reach the cords hanging from the fan. Im avg height and could barely reach them. The downstairs shower water was lukewarn and never got hot nor did the bathroom upstairs at the end of the hall. The master bathroom did gove good hot water though. The downstairs bed is very squeaky. The dishwasher was so moldy so I had to handwash everything. The rug in the master was saturated with dog pee stains and dirt. Loose rugs allow for slipping.

Destination wedding

We booked our stay to celebrate a wedding. The house was good. The pool was a little smaller than we thought. The beach and other activities were close by. One of the problems we had was the parking. The drive is very small and difficult to maneuver. The rental is located in a cul de sac. We noticed other residents parking around the cul de sac and began parking guest vehicles in the same manner. One of the neighbors called the property manager about our parking. The property manager called me and asked us not to park in the cul de sac. I asked them where I should park our vehicles and she said Publix which is about a 10 minute drive. The next day a gentleman stopped by to advise us that the same neighbor complained again about our parking and that we had exceeded the amount of people allowed to stay at the rental. He told us that the driveway fit 5 vehicles at a time. We could barely fit 3 midsize vehicles in the drive. The parking is terrible. The stay was ok. Be careful with the parking and nosey neighbor.

Great communication with owner

Unfortunately, my husband and I came down with Covid right before our planned family vacation to Blue Mountain Beach, so we were unable to join our kids and grandkids on our family trip. Being that I was the person who booked our trip, I had to contact Ray to let him know of our situation. He was very happy to let the kids and grandkids stay, even though they weren't the one's to book the stay. There was a bit of confusion upon arrival about a couple of things, but the problems were resolved right away, and all went well. My son said that Ray was in contact with him daily to make sure all was going as planned throughout the trip. My daughter said the house cleaners did an immaculate job of cleaning the home, and that the home was well stocked, and all the beds were very comfortable. The walk to the beach was very quick and the beach was beautiful. In the information about the home, it says that 5 bikes are included in the rental, but that is no longer the case. For insurance reasons, there are no longer bikes included, but Ray informed me of that when I inquired. I had rented 7 bikes from Big Daddy's Bike rental at a 10% discounted rate by mentioning Blue Mountain Beach Rentals. The bikes were great, and the crew at Big Daddy's were very kind and helpful. There are bikes trails in the area, and my family enjoyed having the bikes to explore the area. There are a lot of great places to dine nearby, and some shops, so no need to do much driving at all. My family said it was a wonderful vacation and they all had a great time. Thanks, Ray for everything.

Pleased with our selection of this Veteran Owned property

Large house with plenty of room for everyone. Kitchen was a great size to accommodate multiple adults when meal prepping. Pool was nice to have when the day called for rain and when the public beach area was crowded. Short walk to Blue Mountain Ice Cream shop (our group was there every day), restaurants, beach, souvenir shop, etc. with wide sidewalks on 30A. Family friendly area. The owner was great to work with throughout this process, he also provided additional information on local activities, locations of stores, restaurants, etc.

Pool was a little smaller than what we thought. The house is beautiful, very up to date, the kitchen has everything you could ever ask for. Clean but lacking, back deck is a mess, some of the beds weren’t made up, not swept very well inside. Ray is great to work with 6 minute walk to the beach!!

Family vacation 2022 was perfect staying at the Breeze

Such a beautiful home in a quiet area of Blue Mountain Beach, with ice cream shop, bakery and beach within walking distance. The pool was the highlight at the end of the day and HUGE dining room table was perfect gathering spot for our large family. Ray is an exceptional host and easy to work with. Everything worked great, kitchen had everything needed, and rooms are laid out exactly as described. Will be on the top of our list for next family trip.

Blue Mountain Breeze

The Blue Mountain Breeze is a family friendly property in a good location with a short block and 1/2 walk to the beach. The kitchen is well equipped for preparing meals, the refrigerator is large. There is a really nice dining table which seats 12 comfortably and a peninsula with seating for 3. The air conditioning and fans provide cool respite from the heat. It appeared to my family that all 3 sets of bunk beds were child safe only and not meant for adult use, however you could remove the mattresses for adults to sleep on the floor if necessary or use the new sleeper sofa or air mattress if needed. We enjoyed our stay!

Relaxation Destination

This property was truly a dream. Perfect fit for coworker friends who might want a little more room to spread out from one another that families don't necessarily need. Location is perfect! Easy walk to the beach in about 3 minutes. Loved the private pool! Entire area was great, not wild like a spring break town. Couldn't have asked for a better 40th birthday location!
