Items Left Behind:
There will be a $50 shipping and handling fee per item for any item left behind that you wish to be returned. We will provide a tracking number within 3 days of receipt of the fee.

All guests must sign a Rental Agreement after booking. You will be sent a link to click and sign.

The Red Tape:

We are not tech savvy. To our knowledge, the television and all remotes will be working upon your arrival. Beyond that you will be on your own.
Please Note: This is not a full service property. This is not a hotel that provides daily service and turn downs.

All persons MUST BE 18 years of age or older to stay in this property (this does not include children accompanied by their parents)

A damage deposit and / or damage insurance coverage (if available on the booking channel) is required. If no damages are incurred and home is left in the order it was found & there have been no other violations of rental policy, then deposit (if applicable) will be mailed back the following Wednesday after checkout. Damage insurance coverage is a non-refundable fee.

NOTE: If expenses are incurred to repair damages, replace missing items, pay for extra cleaning or any other direct or indirect damages or violations of rental policy as a result of your stay, we reserve the right to apply the damage deposit to offset expenses and charge you for any damages that are not covered by the deposit or other coverages. Note you will be personally responsible not only for any
direct damages but also for any loss of rental income and for any other indirect third party damages that result of your stay (eg, accommodation and travel expenses of guests checking in after you in case they are delayed till repairs are done).

- If any mattresses have been “wet”, loss of full damage deposit will result.

- ABSOLUTELY NO SMOKING IS PERMITTED! Your security deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found in the house or on the premises.

- Pets are not allowed. You will be charged $500 if you bring a pet. .

Pillows, sheets and towels are provided; however, we ask that you bring your own beach towels. Soaps, toilet paper and trash liners are provided UPON ARRIVAL ONLY to cover your first night of stay.
Extra items needed are the responsibility of the guest.

Trash bins must be pulled to the curb on trash days and brought back no later than the evening of the same day.

Owner (and any of his authorized representatives) is, by Florida law, allowed to enter the home at any time if he/she suspects any actions that might breach this contract. The owner may also enter home to check A/C filters and for any other reason necessary to maintain the security and comfort of guests or property.

WE SUGGEST THAT ALL MEMBERS OF A GROUP RENTING & STAYING IN THE HOME READ THIS RESERVATION INFORMATION & AGREEMENT.

No check-ins before 4 p.m. Your personal access door code will work for your dates only.

Each person renting and staying in our home (guests) agree to be responsible for all damage and loss of personal property to his or her as well as all persons, occupants, guests, and invitees’ personal property during the term of this lease/rental agreement. Furthermore, the owners are considered harmless to damage, loss, or theft of such personal property.

Conduct on the premises and compliance with City Ordinances:

1. All furniture must be kept in the house, except the outside patio/porch furniture.

2. Guest(s) shall refrain from creating any noise or sound in the house, which is disturbing to the neighbors.

3. Guest(s) shall refrain from playing any musical instrument, radio, music system, entertainment system, or television set at a volume, which causes disturbance to the neighbors.

4. Guest(s) shall refrain, and ensure his or her guests and invitees refrain, from any conduct, which a reasonable person would deem likely to annoy or disturb the neighbors while on the premises.

5. The parking space is located behind the townhouse. We are permitted for only 2 vehicles.

6. Please abide by the Community Pool Rules.

Guests must abide by all laws and ordinances of the state of Florida, Walton County, and the city of Santa Rosa Beach. You are staying at this property and using the facilities at YOUR OWN RISK.

7. All guests MUST be 18 years of age or older unless they are a child under the age of 18 AND accompanied by their parents.

You acknowledge and agree that use of WiFi/Internet services at the rental property (“Services”) is for personal use and agree not to use the Services in a manner prohibited by any federal or state law or regulation. Transmission or download of any material in violation of federal or state law or regulation, including, but not limited to any copyrighted material, is prohibited. We assume no responsibility for
and exercise no control over the content contained on the Internet or is otherwise available through the Services. All content accessed or received by you (or an invitee of yours) is used at your own risk. In the event that we receive a copyright infringement notice from a copyright holder and/or an Internet service provider, which includes a date and time of the alleged infringement that occurred during yourstay, we may reveal your identity (name, address and telephone number) to the copyright holder and/or Internet service provider and you will be responsible for any associated fines.

Guests will be responsible for any and all accidents, loss, damage, or injury caused by his or her, or anyone in their party’s negligence or willful conduct. The guest(s) liability insurance whether homeowners or other will be primary in the event of any loss or damage to the property or persons occurring at or about the premises during the term of this agreement. This includes the house, community swimming pool, and all grounds of the entire property as described in the listing. It is the duty of the guest(s), while occupying the premises, to guard against accidents and to caution all
members of their party to do so. Reckless endangerment of or by any people in your party is against our policies and is not allowed. We will not be held liable for any such action.

Guests must notify the owner of any maintenance problems immediately that would affect the safety and security of any person renting and staying in the house.

Balance of rent, tax and damage deposit (or damage coverage) must be paid 30 days prior to check-in day.

EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN.

Be considerate to your new neighbors! Quiet hours are from 9:30 pm to 8 am, during which time the noise from the home shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area. Your new neighbors are intolerant of noise and will call the Police if you have parties or make loud noises. If the Police are called, we may lose our permit to do vacation rentals; you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages.



Amplified sound that is audible beyond the property boundaries is prohibited.



Vehicles shall be parked in the designated onsite parking area which is located behind the townhome. Please do not park on the street or block the sidewalks

Wireless high-speed Internet access is available.

Clean any spills immediately and do not sit on furniture in wet swimsuits or with suntan oil on. Absolutely no pets allowed on the property at any time. There will be a $150 charge and you will be
asked to leave if you sneak in an animal of ANY kind



Please do not flush sanitary products down the toilets. Turn off all lights and fans while out to conserve energy.

Absolutely No Smoking in the house or near any open doors or windows.

Trash collection are Mondays and Thursdays early morning. The trash bins are located behind the property.



Follow these Checkout Procedures to Avoid an Extra Cleaning Fee:

-Checkout time is 10:00 am CST.

- No late check-out or early check-in. If a guest does not vacate the property by 10AM CST on their scheduled day of departure, the fee for failing to vacate is $50.00 dollars for the first half hour and $100.00 for each subsequent half hour that the guest fails to vacate the property.

-Please leave used sheets on the beds. Place used towels in the bath tub. -Please DO NOT

remove mattress covers. Leave quilts and pillows in the rooms.

-All dishes should be clean and back in place.

-If you used the grill please make sure gas is off and grill is clean and covered.

-Take out trash, turn off all lights, TVs, sound and fans.

-Close and lock all doors.

-As the saying goes... leave the campsite nicer than you found it :) In case there is any damage please let us know ASAP.

We loved the property. It was very clean, and very spacious! My only comment would be I wish they had more natural products for dish soap, and laundry soap, but other than that everything was perfect.

We had a great experience booking our summer family vacation at Luke's townhome. The location is fantastic, the place is comfortable and well maintained, and Luke was a great host, very responsive and helpful. We will definitely book again.

Everything was exactly as pictured. Very close proximity to the beach and dining. The kids loved the pool and how close it was to the unit. Floor plan worked out great and the small boys loved the built in bunk beds. We brought our Playstation 5.The remotes can be tricky to switch the inputs,so id recommend bringing a universal remote like we did. Overall great location for families with small kids.

This home was exactly what we wanted and needed. Close to restaurants, a great pool, and really convenient access to the beach. We parked and didn't need the car until time to depart. We walked everywhere. The home's isting says "remodeled" and they are not kidding. Top-of-the-line all the way. Everything was great, really clean, and we slept really well on the mattresses (I need to ask what they models they were so we can get them). The place was easy to get to, parking was really convenient, and the arrival went great. No issues at all. Had a great time - thanks! Next time we need a place, I'll come right back to this owner's listings without hesitation. If you are reading this and don't book this property, you are really missing out!

Tucked into a quiet section of Gulf Place with a 50 yard walk to a lesser known swimming pool. Less than 5 minute walk to a private beach access and even shorter walks to a wide range of dining options. The home’s main living space is massive and comfortable as were the three bedrooms. Lastly, the host was incredibly responsive and communicative. We most certainly will be staying here on our return to Santa Rosa Beach.

Overall we had a really great experience. The pictures don't really do it justice, it is much larger than I expected, which was fantastic! The townhome is very conveniently located close to restaurants, shops, the beach, and not a far drive to other communities along 30A. The seating in the living room was great, lots of space for all 4 of us to sit on the couch comfortably and not be on top of each other. The kitchen was spacious, and had everything we needed. The property manager does a great job of setting expectations on what they provide, or don't provide ie. toilet paper, paper towels etc. so we were prepared, and brought what we needed. The beds were comfortable, and the bathrooms were big, so enough space for everyone. We would definitely stay here again.

We enjoyed this location! The property was clean and very spacious. The walk to the beach was convenient. Decor was updated and beautiful. Everything was in working order and the hosts were quick to respond to all communication. Shopping and restaurants were conveniently located on Gulfplace property. We especially loved our dinner at Shunk Gulley. Be sure to sit outside upstairs for a great view and perfect breeze!

This is a very spacious home with a great location. We had some issues with communication. The owner wasn’t aware that the code to get through the gate for the beach changed. If it wasn’t for someone telling me I’m not sure what we would’ve done. I would also suggest a user guide for the TVs. I’m pretty versed and comfortable with streaming services and we couldn’t figure out how to get the TV in the guest room to work. We did encounter some buffering issues with the WiFi. There were 4 of us in the home, so that was surprising. They may just need an extender for the network. It worked better in the master bedroom than the other side of the house. Lastly, I inquired if we could get a late checkout (11am) and it was confirmed. I wasn’t sure we would need it, but wanted the cushion to be safe. I guess he didn’t communicate that to the cleaning crew. They pulled up at 9:40 and we’re sitting there, which made us feel like we needed to rush. Great location, spacious, just need better communication or responses to questions/concerns.
