Luxury, tranquility and stunning natural beauty await you at this impressive villa overlooking its own private cove. Enjoy a refreshing swim after steaming in the sauna, explore the lake with the 5 paddle boards and kayaks provided, hike the paths around the house and enjoy artisanal pizzas you make yourself in the wood-burning oven.

The uniquely designed Villa Patziac, sitting on 6 lush acres, has a bright and airy beach-vibe, with jaw-dropping views of the lake and its 3 volcanoes and dramatic exposed rock-cliff walls throughout the home. The house features 3 bedrooms, a loft, a den/flex bedroom (8-9 beds total), 4 full bathrooms plus an outdoor soaking tub and shower, a spacious living area with fire place, a fully-equipped kitchen, a dining table seating up to 14, an outdoor dining area with gas grill, a separate charcoal grill, a wood-burning pizza oven and wood burning sauna for you to enjoy. The extensive gardens are filled with tropical plants and fruits including citrus, avocado, mango and guava for you pick and eat fresh off the trees.

We do our best to ensure our guests have a wonderful experience of the lake and Guatemala. We will arrange your private land and boat transport to the house (additional charge) as well as lake tours and special excursions (ask us for a list of suggested activities). You may request a private chef during your stay, and in-house massages and yoga classes are also available. Maid service is included every-other-day during your stay (more frequent service can be arranged upon request).

Great location.

Our family came for Christmas. The location was pretty and we had a nice time! We hired the cooks which was helpful! The only thing is that there are scorpions. The property is fun and nice though.

Amazing Girlfriend Get Away!

From the moment we stepped off the plane we were in great hands! Erynne has curated a team of amazing people to ensure a seamless, stress free holiday. The house is situated in a private cove. The grounds are absolutely stunning. Venturo and Pascual take incredible care of the property and made sure the suana was ready each morning for our swim and sauna daily ritual. We opted to have dinners made for us each night and enjoyed the outdoor pizza oven for lunch one day. Raquel and her sister made delicious feasts. We used the private Water Taxi service to visit each of the small villages. We also loved our day trip to ChiChi. Mona the house cat was a welcome addition! Thank you for an unforgettable trip.

Beautiful property and amazing views

This property was so cool- built into rock cliff on the lake with amazing views. We were two families and had plenty of space. We utilized the chef options several times and the food was delicious. The manager and caretaker are all very helpful. We also loved our launchero, Franco! We did hike to the towns on either side of the house. It was recommended to do this in a larger group, and we did not have any issues and the views during the hike are breathtaking. Our entire time in Guatemala was an unforgettable experience. It was especially nice to come back to a quiet home after visiting the busier towns along the lake.

Exceeded Expectations

This property is like a dream. It lives up to all of the photos and then some. The grounds are stunning, the swimming cove is amazing, and the house is so unique. The staff that cares for the property are warm, kind and caring. Everyone in our group loved the food and they did a great job accommodating some food allergies. The food was so fresh and high quality. It was easy to feel at home immediately and hard to leave. My partner and I had a small wedding on the grounds during our stay and we couldn't have imagined a more beautiful setting. If you have a chance to stay here, do it!

Hidden paradise!

This place is a hidden gem- the setting is idyllic and the rocks make it feel like the only villa on the whole lake. The owners were easily reachable, and helped organize all sorts of extras (you MUST attempt the pizza oven) and connected us to drivers and lancheros to get around. We used the kayaks and paddle boards, marveled at some of the best gardens we’ve ever seen, and felt absolutely relaxed. We will be back.

Amazing Experience, would absolutely stay again!

We came here for a group friends trip and it was absolutely amazing!!! We would highly recommend staying here. From the amazing property manager Erynne, who is always available for questions, to the lands keeper, to the cooks, everyone was so kind and helpful. The only downside is we were all adults, and the 4th room with the 2 queen beds were only accessible by a small little ladder, and the ceiling was definitely low. Not ideal for adults, absolutely ideal for children. We weren’t aware of that, so we had 3 adult females in the tiny attack but we made it work. Other than that hiccup, it was fantastic!!! Our first night we had food prepared and it was fantastic! One of our favorite meals! We had a price boat guy who took us anywhere and everywhere we wanted to go. He even hung out with us a couple times! I love this place to stay, and hope you do too!

Perfect in every way

We only wish we had longer to stay at Villa Patziac. From start to finish, Erynne was readily available for any questions or concerns - a huge relief given COVID and the ever evolving situation for our party. She helped make the weekend a real success - the property is unbelievably stunning and tranquil. I am already counting down the days until I can return.

Great vacation on Lake Atitlan

Beautiful house and gardens! The entire family had a great time kayaking, swimming, and enjoying the amazing view across the lake (and just relaxing!). We didn't want to deal with having to do a lot of grocery shopping, so we arranged to have the private chef prepare breakfast and dinner for us, and the food was excellent. Highly recommended!

Gorgeous home in a beautiful location

This house definitely exceeded my expectations. My only regret was not booking a longer stay. The property is a 20 minute speed boat ride from the town of Panajachel and is located in it's own private nook overlooking the lake with incredibly gorgeous views. The home is elegantly decorated, impeccably clean, and uniquely designed as it literally has the side of the mountain built into the structure of the home. The water was clear and we had so much swimming in our private little cove and jumping off the dock. The owner connected us with a great paragliding company and we had a blast. I highly recommend this lovely home as a dreamy vacation spot in Guatemala. I'll definitely be back!

Casa Blanca is wonderful.

Very beautiful house that is built into the rock cliffs. The property is very clean, quite and safe. The view are spectacular. The only concern I would have is that you are about 10 minute boat ride from town. To me this is a plus but we did have 1 problem with the private boat service. We were at a wedding until about 10 pm and arranged for a private boat to take us home. The lake was very choppy at the time and the the boat crew appeared to be drunk. We stayed in town that night. Getting on and off the boat can be challenging but that is a problem at all the docks. The other thing is that there are a lot of stairs at the house. Again, this is worth it to me but we had a couple of older people that had a difficult time. Ventura, the house guardian was awesome. Very polite and helpful. I highly recommend the house if stairs are not a problem for you.

Luxurious stay, perfect for groups

Do yourself a favor and book a stay at Erynn’s house! It is truly one of the most luxurious vacation homes I’ve ever stayed in. The views are amazing, the house is wonderful, the showers are incredible, and there are (good) yoga mats and paddle boards available for use. If you stay, I highly recommend arranging the dinner that Erynn offers with the stay. It was such great food. The house attendant was extremely helpful, he even ran out and bought us an extra bottle of wine and bread for our dinner once we realized we were running out. I am definitely looking out for my next group of friends to visit so I can book her house again!
