Situated clifftop in beautiful South Rosedale, you can watch the beach from the wrap around deck or let the oceans sparkle put you in a trance. In one direction the warm sand beckons and in the other Jimmy's Island entices. You may even be lucky enough to see a pod of dolphins or whales on their way past.

The master bedroom has a double bed. The second bedroom has double bed plus one bunk and the third bedroom has a double bed and 2 sets of single bunks. To keep our prices lower we do not provide linen at this property. If you would like to hire linen please go to .blissfulbedding.au. Please note we cannot do this for you.

Bathrooms/Laundry: The bathroom has a shower over bath, toilet and vanity with a second toilet and basin located in the laundry.

Living Area/Kitchen: An open plan living area is positioned to take advantage of the sea breeze. A comfortable area to sit and relax, and enjoy the views. A well stocked kitchen with everything you'll need to prepare a quick snack or full meal. Free Wifi.

Pets: This property is a pet friendly property, however there is no fencing; pets are to be kept strictly outside only. Please pickup & dispose of all animal waste. Extra charges may apply for cleaning, damages or deodorising of the property.

Bookings: High - 7 night minimum, Mid and Low - 2 night minimum no Sunday arrival Adventures, memories and relaxation awaits you and your family here.

This house has a strict no schoolies or parties policy. Any schoolies will be asked to leave immediately with no refund.

Much loved family beach house with spectacular views

Prior reviews of this property worried us with reports of poor cleanliness, however this was definitely not our experience. 38 Cooks Cres is one of Rosedale's original homes and one of the few surviving after the shocking 2019 fires. Thank goodness it prevailed - it is an absolutely delightful property, fabulously appointed with spectacular views to the north (all the way across Rosedale main beach) and east (across the causeway to Jimmies Island). Over the years the home is becoming worn with love and affection - but definitely not worn out. Perhaps a lick of paint and some TLC might make a superficial lift, but overall the house has great bones and doesn't lack for anything. Also, impressive track to the beach down the cliff! A trip highlight was watching a pod of about 4 humpback whales frolicking in the storm and surf. Amazing. Our large family including two Jack Russells were easily absorbed into this home. Even though it poured with rain for two days, there was plenty of space for everyone to do what they wanted. Dogs: While there is a fence all round the deck, some latches were broken so the deck is not secure. BBQ: Clean and well functioning. Beds and bedrooms: All beautifully appointed with comfy mattresses. Kitchen: Well supplied with crockery and cutlery and everything an enthusiastic cook could want. Note that the dishwasher isn't brilliant and some previous guests had put dirty dishes stacked under clean ones so we just washed them all at the start.

Disgustingly dirty

Great location but very disappointingly disgusting . Not ready and not cleaned. I had to call off the other family who was coming because of the disgusting state of the place. I did get a substantial refund but I should have asked for a full refund. It is an old besser block place I had been to many times but never in this state. It is very expensive for what is offered with multiple and high "service " charges added to the advertised nightly rate.

Unsurpassable location.

The position of this house is phenomenal - absolutely stunning views (although glad we didn't have small children as the unfenced cliff-face drops are scary). You really need to lift your game as far as cleaning between guest stays is concerned. We were disgusted by much of what we saw - stale water in bathroom mugs, grime on glassware, dirty cutlery…..Such a shame. If we come back, it’ll be for longer - but we’ll clean the house ourselves on arrival!!

Filthy dirty & in need of a lot of maintenance

This property was filthy I doubt it had been cleaned. There was spat out chewing gum on the laundry bench, congealed egg white on the kitchen bench, the pots & pan were so dirty I went out & bought a cheap frypan from Woolies. The deck rails were in a bad state of disrepair, the back sliding door could not be locked & the windows & sliding doors took a lot of effort to slide because of the state of the tracks. Overall it was disgusting. I definitely wld not recommend this stay.

The pictures do not give the property justice. Absolutely beautiful. House was very homely, clean with shirt walk to beach. Loved our stay will definitely be staying again
