GUEST ACCESS

• You will have access to the entire home and yard! The home sits on a large lot and has a huge grass covered backyard area with lots of shade trees making it perfect for yard games and tailgating. Enjoy the propane grill on the back patio, stare at the firepit, enjoy the private hot tub, or take the gentle slope down to the shores of Beaver Lake!

• We don’t live on site but we love hosting and want to ensure you’re comfortable and enjoying your time at our home. Reach out anytime with questions or needs!


LOCATION

• We're located in a quiet country setting far out on a peninsula and surrounded by Beaver Lake! If you're looking for peace and quiet, you found it here!

• We're just minutes from Hobbs State Park where you'll find a welcome center, hiking trails, old homesteads, and more!


OTHER DETAILS TO NOTE

• We provide the initial toiletry items for kitchen, bathroom and laundry. Additional supplies will be the guests responsibility.

• All of our TVs are smart TVs and setup for you to stream from your own accounts.

• Guests may see some wildlife or insects during your stay — this is common for properties in natural, wooded, or lakeside areas.

• Please note that due to the rural area our WIFI is a cellular WIFI so it can be affected by weather and other things.

• We want guests to be aware that we are on well water and that often comes with a more unique taste than some are used to. If this might bother you, please bring some bottled water with you. This can also create hard water stains in toilets or plumbing fixtures that have sitting water for very long. Please be aware that the home is very well cleaned and cared for but the hard water is tough to keep water stains away.

• Please respect our neighbors who live here full time and observe our quiets hours between 10pm-8am, 7 days a week

• We have parking for about 6 vehicles if needed. There is no garage but we do have a carport/breezeway that can get about 2 vehicles under it. The rest of the vehicles would need to park in the gravel circle driveway.

• If you're bringing a boat we've got room for the trailer too! We're just 4 miles from Rocky Branch Marina where you can easily launch your boat for the day.

• Speaking of gravel, please be aware that we are located about 1 mile down a dirt road.
