Nice stay with some inconveniences

We enjoyed the house and location. The view of the water is nice and the common area upstairs was comfortable. We found the overall condition to be okay but could use some updating and stocking to better accommodate 12 people. We did not think it was very clean when we arrived.

Disappointed

The house is worn and needs work. There is a serious ant/bug infestation that was evident immediately upon our arrival. There is a sign posted in the kitchen that warns against leaving any food on countertops. The deck is grayed, rickety and splintered and has loose hails/screws. A vine has overgrown the stairs leading down from the deck, making walking them more difficult than they need to be. The linens are old and pilled, there are few hand towels, no wash cloths. Many of the window blinds are broken, the basement game room chairs don’t work. There is no longer a dining table in the kitchen; that was missed. The kitchen itself was well stocked, the crab traps were great fun. I’m trying to find positives. It is peaceful. It’s sad really, the house has so much more potential but seriously needs attention. An exterminator at a minimum.

Perfect getaway house from hecticness

Our family of 11 stayed at Rivers Edge for a family vacation all together in one place. We really enjoyed our time there! Having a dock on the river was fun for our nature lovers. We could use the backyard to play cornhole together. The location was nice for checking out areas around the Chesapeake Bay and taking a ferry to Tangier Island for a day excursion. We had plenty of space and having 3.5 bathrooms made it nice with so many of us. Some of us had very little cell service but the wifi helped us not feel completely remote. We appreciated that it was dog friendly, as well! Overall we had a great time and it was perfect for our needs!

6 kids, 3 grandkids, 2 elderly moms, and 2 dogs really had a blast!!

This place was fantastic for our family vacation. Our 6 kids, 3 grandkids, 2 elderly moms, and 2 dogs really had a blast. It was the right blend of entertainment and downtime. It also allowed you to really be able to just sit back and enjoy family time and recharge the mechanism. The morning view with a few cups of coffee on the deck really helped to start the day. The house is spread out enough to be able to find a quiet spot for a bit, or for everyone to gather and hang out and enjoy the GKids being able to just be kids. The yard was big enough for us to play Cornhole, KanJam, and even have a baby pool for the GKids to sit in and enjoy. Unfortunately we were not able to swim in the river (Sloop Creek) because of the Jelly Fish (June-July), but we were able to fish and cool off when needed with the little baby pool tube we brought or stepping inside for a game of pool, darts, or XBox. This house comes with a gas grill/griddle combo that was used every day. It was clean and perfect for everything we cooked for both breakfast and dinner for 13 of us. The kitchen and grill were fully stocked with everything you need from utensils to pots/pans and cutting boards. We ended up adding a small fold up table in the kitchen for all of our snacks. We put it between the wine opening table and the back sliding door to form an L between the 2 tables. Fishing from the dock did not produce as much as we hoped for, but we were able to cast the lines out, let the GKids fish some and we

Great house with lots to do!

We stayed 4 nights for a Spring Break with our family. The house was huge for the 5 of us. The kids had endless fun with the pool table, foosball table, darts, gaming, and movies. The kitchen is well equipped with everything you need to cook. There is definitely an ant issue in the kitchen even before we brought groceries in but we just kept everything sealed. The view is beautiful! Lots of books/magazines to read. No fires allowed in fireplaces unfortunately. Towels and linens provided were appreciated. Toilet paper is single ply so may want to bring two ply. Overall great house, lots of space, and lots of fun things to do in the house!

Bachelor Party trip

This place is fantastic for a bachelor party that prefers a quieter laid back weekend. Between the billiards table, dartboard, tv’s, large yard for cornhole, river for fishing, etc… highly recommend and will probably visit again. 5/5

Herbert vacay

Plenty of room for our family. Ample bedding and bathrooms. Great deck & patio. Plenty of seating space . Impressed with bathroom, kitchen and other stock of supplies. Small Master bedroom TV. Lack of refrigerator/freezer space for our group of 13. Disappointed that the hot tub was not in working condition. We were not aware it was not going to be available. All in all had a great stay!

Anniversary

This property is just as listed. Worked perfectly for us. Thoroughly enjoyed our time. Peaceful , but there is a dog kennel across the river. The dogs bark twice a day at feeding time. Other than that it's serene. We would go back again. Everyone loved the house and the location and the amenities.

Weekend getaway 2022

My only regret is that We couldn't stay longer. Nice big house, excellent bedrooms and stunning shower/bathroom.
 Management leave you to yourself, but if you need anything at all they are very keen to help.
 We felt very safe the whole time, the views are gorgeous and We even had the opportunity to use their kayaks, paddle boat and Bbq grill. There's also an entertainment room with a big pool table. So much things to do!!!!!!! I would highly recommend this place.

Great amenities, some updates needed

We had our annual adult sibling get-together here a few weekends ago and it was perfect for our group. We used the kayaks, paddle boat, and other recreational equipment. There’s a new house being built next door but the construction wasn’t too noisy. The space seemed sanitary but some walls could use a fresh coat of paint. The space allowed us to have some privacy but also to gather as one big group. Some of us had allergies from the moist basement and there was several baby flies inhabiting the basement shower. Overall I would recommend this house, especially if you plan to spend most of your time outdoors like we did.

Good stay but not clean enough

The house was exactly as posted with no issues. Instructions for entry/exit and use of amenities was clear. Only problem was the house looked like not used for a long time. There were cob webs in the basement and the basement bedrooms and bathroom had a lot of bugs dead and alive.

Wonderful

Had a great stay over an extended Labor Day holiday. Caught crabs from the dock, fish in the river and bay. Plenty of activities at the house. Paddle boat, kayaks. Chairs for the dock. Beds were comfortable. Kitchen well stocked with spices and condiments. Only one negative, ice maker could not make enough ice. There is a market close by to supplement if needed. If you plan a crab feast, bring your own utensils.

River Retreat

Perfect location to reconnect with family and "get away from it all"...as you will be "away from it all"! The access to the river can't be beat. Nice two level deck and fire pit. Great game room. Indoor dining did not allow all to eat together. Kitchen was small for a house to sleep that many. Kitchen cabinets full of others leftovers - so it was a challenge on where to store our food.

Amazing - host and property!

This property is amazing!!! We had everything we needed for two families to spend the weekend together and have a great time - without ever leaving the house. We used the kayaks and paddleboats for a great activity together. There were fishing poles and even crab baskets (too bad we didn't catch any, but we checked often ;-) ). The house felt very welcoming and was filled with EVERYTHING we needed. I can't say enough about the host. A handwritten welcome card greeted us upon our arrival, small welcome details left in the dining area and kitchen. Someone in our group left an important item behind and Eric, the host, has been so helpful in getting the item back to us. A wonderful experience all around.

Great Location and Amenities

Eight of us (four couples) had a lovely Labor Day stay at River’s Edge. The house was spacious and clean and we loved the deck, the yard, and the dock. Many activities to enjoy both on the property and in the Northern Neck area.

Reedville getaway

Home was a great getaway for the family-just under 3 hours away from Loudoun county. Fishing, fun on the river and some great food just minutes away. Host was super responsive to any questions we had and had some great insights as well! We will be heading back soon!
