The Space:

Step inside this first floor studio apartment and enjoy a simple, comfortable base near the ocean. At 485 square feet, the layout is practical for couples, solo travelers, small families, or remote workers who want easy access to building amenities and downtown spots.

Kitchen and dining

The full kitchen is set up for everyday meals with a stove, refrigerator, freezer, microwave, toaster, blender, coffee maker, cookware, dishes, wine glasses, kitchen towels and a dining table.



Bathroom

The full bathroom includes a sink, toilet, shower, towels, shampoo, conditioner, body soap, shower gel and toilet paper. There’s also one half bathroom for added convenience.

Enjoy your private patio or balcony with outdoor furniture, plus shared access to the rooftop pool, BBQ grill, gym, free weights, yoga mat, stationary bike, elevator, laundry, dryer and smart TV

The Neighborhood:

Gonzalo Guerrero is a walkable downtown area near the ocean, Fifth Avenue, cafés, restaurants, shops, Playa del Carmen Main Beach and Mamitas Beach, making it a handy base for beach days, dining and exploring.



Getting Around:

Cozumel International Airport, CZM, is about 21 miles away across the channel, while Cancún International Airport, CUN, is about 34 miles by road. Driving time varies by time of day. Metered street parking is available, and taxis, buses and shuttles serve the area.



Other Things to Note:

- We provide a starter supply of essential bathroom items, including toilet paper and soap, to help you settle in comfortably. Please note that these items are not replenished once they’ve been used during your stay.

- Please note that a mandatory cleaning service is required every 21 nights during your stay, for $30 USD. For stays between 21 and 42 nights, an additional $30 cleaning fee will apply, and for stays between 42 and 63 nights, the total cleaning fee will be $60. For every subsequent 21-night period, an additional $30 cleaning fee will be charged.

- For long-term stays of 21 nights or more, there is a compulsory fee of $30 USD for a mid-stay cleaning service.

- A daily allowance of 20Kw/Day of electricity is included for short-term rentals. Additional consumption will be charged at 6 MXN/Kw. Electricity is not included for bookings of 7 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check-out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property, and close all windows and doors when you use it.



Common Areas & Amenities Rules

- Pool hours are Monday through Sunday from 8:00 AM to 10:00 PM.

- The use of these facilities is the sole responsibility of their users. Any accidents that may occur will be the responsibility of the individuals involved.

- Diving, running, and/or climbing on the pool walls is strictly prohibited.

- Any person who causes damage to the facilities will be required to repair it within the first 24 hours and cover any related expenses.

- The use of sound equipment in this common area must remain at a moderate volume, respecting pool hours and the peace of other residents.

- Swimsuits are mandatory for both adults and children.

- The use of glass objects in the pool area is strictly prohibited.

- Smoking, eating, and drinking inside the pool are strictly prohibited.

- The use of gas, charcoal, or electric grills/barbecues is strictly prohibited in all common areas, except in the designated barbecue area.

- Each resident and/or their guests are responsible for collecting and disposing of trash in the designated areas.

Children under 13 years old must always be accompanied by an adult while in the pool area.

- Pets are strictly prohibited in this area.

- Management reserves the right to enforce these rules and ask any person to leave the pool area if they fail to comply with these regulations.

- Each condominium owner/resident is responsible for collecting and disposing of trash in the designated areas.

- Meetings and/or parties held in common areas must not disturb other residents and must comply with the established pool and barbecue area schedules.

- Alcoholic beverages must be consumed responsibly.

- Each condominium owner/resident is responsible for turning off the gym area air conditioning and ensuring the doors are closed after use.

- Each condominium owner/resident is responsible for keeping the barbecue area and pool area gates/doors closed at all times.

- Management reserves the right to enforce these rules and ask any person to leave the area if they fail to comply with these regulations.



Services such as electricity, water, and internet are provided by external companies. While these services are generally reliable, occasional outages beyond our control may occur. We appreciate your understanding.
