Welcome to The Spruce Villa in Center City Philadelphia. Just steps from the Kimmel Center and City Hall, we`re right where you need to be while visiting Philly.

There are 9 units inside our beautifully designed completely renovated staff-less boutique hotel. Enter into the subway tiled entryway with local artwork hanging throughout.

The Spruce Villa is designed for independent, self-directed stays. There is no staffed front desk or daily housekeeping. You`ll receive private access instructions before your arrival, and our local team is available by message or phone whenever needed.

The Spruce Villa is under new ownership and management as of September, 2026. We`re excited to host you as we actively invest in upgrades throughout the property and continue improving the guest experience.

Unit #1 is a one bedroom suite located on the 1st floor, with 12 foot vaulted ceilings, oversized windows, and a stunning chandelier.

Please note the apartment is located on the first floor in a classic walk-up building. There is no elevator, and access requires climbing stairs.

This is a central city location in a multi-unit building, with normal city sounds and occasional sound from neighboring buildings. Quiet hours are from 10pm to 7am.

This location is ideal for anyone looking to explore the city on foot and is walking distance to:

-Academy of Music
-City Hall
-Love Park
-Comcast Center
-Jefferson Hospital and more!

Just two blocks from the Walnut-Locust subway stop (along the Broad Street line) you can be anywhere in the city in a matter of minutes!
-10 minute subway ride to Lincoln Financial Field, Citizens Bank Park and the Wells Fargo Center.
-10 minute subway ride to The Liacouras Center and Temple University

-No pets
-This is a residential area, please respect our neighbors and follow quiet hours of 10pm - 7am
-Parking is not included, there is a lot across the street we recommend (ABM Parking) the rate is approximately $40 for overnight parking
-There is no elevator in the building, this unit is on the 1st floor but there are 6 steps required to enter the building

-Keep the home clean and tidy. Please report any damages or missing items to us right away.
