- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

Casa Eugenia, located on a promontory along the Adriatic coast near Fiorenzuola di Focara beach, offers stunning views of the Monte San Bartolo Park. The main villa features high-quality furnishings, a spacious, modern kitchen, and well-appointed bathrooms designed for maximum comfort. The outdoor area includes a stylish swimming pool set within a manicured garden, ideal for magical evenings enhanced by atmospheric lighting. Strategically located, the villa is just a short drive from the medieval villages of Casteldimezzo and Fiorenzuola di Focara, as well as Urbino, a UNESCO World Heritage Site, making it one of the most prestigious properties in the area. Additionally, it is only 10 km from the Riviera Golf of Cattolica, which boasts an 18-hole Championship course and a 9-hole Executive course.
Interior:
The property comprises the main villa and an annex located approximately 15 m away. The main villa is on two floors connected by an internal staircase. GROUND FLOOR: Spacious living area with wooden-beamed ceilings, a lounge, dining area, TV zone with a fireplace, and a reading corner; a modern, fully equipped kitchen; a guest bathroom. FIRST FLOOR: featuring a mezzanine leading to two double bedrooms and one twin bedroom (with joinable beds), all with private bathrooms, two with shower and one with tab. A panoramic terrace is also located on this floor. ANNEX: Ground floor with a living area, a twin bedroom with joinable beds, and a bathroom with a shower.
Park:
The estate spans 10 hectares of fenced land, with a private park of 25,000 sq m featuring several relaxation areas strategically placed to enjoy sea views or shelter under century-old oaks. A panoramic veranda connected to the villa provides the perfect spot for outdoor dining.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool, located approximately 20 meters from the villa, offers breathtaking views of the Monte San Bartolo Park landscape. Rectangular shape, dimensions 16 x 6 m, depth ranging from 1.20 m to 2.40 m; sand-colored PVC lining with submerged steps for entry; internal and external lighting; hot water shower; chlorine filtration system; sunbathing area furnished with loungers, tables, and umbrellas; Open from the last Saturday of April to the first Saturday of October.
