Le Balze is a true oasis of peace, silence, and nature, strategically located for exploring Umbria. The property is situated just 6 minutes from Perugia's historic centre and about 20 minutes from Assisi. Shops and essential services are conveniently located just 1 km away.

It is an ideal location for couples seeking relaxation and for families with children, featuring large gardens with secluded corners, lawns, and a swimming pool. Large windows flood the spaces with natural light, creating a seamless connection with the lush greenery of the grounds.

Comfort and Amenities

Climate Control: For your comfort in every season, each room is equipped with air conditioning, fans, and thermostatic valves. All windows are fitted with mosquito nets.

Family Friendly: We offer outdoor games (swing, volleyball net, etc.) and baby equipment (high chairs, cribs, etc.).

Convenience: Secure parking within the fenced property with a remote-controlled gate. Free Wi-Fi is available throughout the house and gardens. A keypad allows for fully independent self check-in.

The Pool
Open from April to October, the pool uses salt water with diatomaceous earth micro-filtration for perfectly clean and crystal-clear water. It features a covered porch with a relaxation area, a restroom, and outdoor hot showers.

The Melograno Apartment
This apartment offers exclusive use of a large veranda with an outdoor kitchen (BBQ, stove, sink, and dining table).

A bathroom with shower and a fully equipped kitchen.

A very large, bright living room with large windows offering a constant view of the surrounding gardens, a dining table, armchairs, and a double sofa bed.

The owners live on-site (an Italian language teacher and a doctor). They are happy to assist with any needs while respecting your full privacy. As art and tourism enthusiasts, they can provide the best tips for your itineraries. They speak Italian, English, German, and French.

Nearby: Just 1.2 km away (2 mins by bus) you'll find a pharmacy, post office/ATM, and a supermarket (open Sunday mornings).

Transport: Perugia train station is 2.5 km away; Perugia Airport (PEG) is only 12.5 km.

Easy Access: The E45 highway (Perugia Piscille exit) is 2 km away, making it easy to reach Assisi, Todi, and Lake Trasimeno in about 20 minutes by car.

un excellent séjour dans un magnifique endroit !

Chaleureusement accueillis par Valentina, notre hotesse, nous avons passé une semaine au calme et dans un grand confort dans une propriété particulièrement bien tenue. Situés dans l'appartement "Melograno", nous étions 4 avec nos deux enfants majeurs. L'intérieur était bien équipé "comme à la maison" et la climatisation efficace. Avant de partir en excursion ou au retour, le tour à la piscine était délicieux dans un très beau jardin ! Bravo !

What a great place

The apartment is big, light-filled and clean. The furniture is very comfortable and the pool is huge and even has a water feature. The grounds are beautiful, with seating areas everywhere. But the best experience was our hostess, Valentina. She's warm and welcoming and so accessible and accommodating. I would definitely recommend this place.

A wonderful holiday

Four of us, two adults and two children, stayed in this wonderful apartment for ten days. The apartment is very clean, fully furnished and offers all the comfort you need. The landlord couple is very polite, they are very happy to help and very quick with all questions you have and otherwise keep in the background. In the large park-like garden you can relax or swim a few laps in the pool. Definitely a recommendation if you want to relax and enjoy beauty!! Thank you for this great holiday and see you next time!

Picturesque Umbria

The property was as listed and very clean. Check-in was easy. The directions received from the property manager to locate the property were detailed and easy to follow. Valentina also provided a document containing various restaurants and points of interest in the area. She was readily available to help with any questions. It was too cold to take advantage of the pool during our stay. The location was perfect to access the highway to travel throughout the region.

Erholung garantiert

Wir werden unseren 2-wöchigen Familienurlaub in bester Erinnerung behalten. Die Wohnung nebst Außenküche waren wunderschön und wie beschrieben. Der Pool und die Außenanlagen waren sehr sauber und gepflegt. In Valentina haben wir eine freundliche, engagierte und so symphatische Vermieterin gefunden, wie wir es noch selten erlebt haben. Nach einer Woche gab es einen kompletten Handtuch- und Bettwäschewechsel. Die beiden Hunde sind sehr, sehr gut erzogen und äußerst liebenswert. Die Lage ist abolut traumhaft und sehr zentral. Nach Perugia sind es nur wenige Autominuten, Lago Trasimeno, Assisi, Gubbio, Spoletto, Orvieto (...) sind ebenfalls dank guter Anbindung an die Schnellstraße gut und innerhalb kurzer Zeit zu erreichen. Für uns war in diesen 2 Wochen alles geboten: Erholung, Kultur, Wandern, dolce vita...Danke Valentina :-)

Ruheoase und perfekter Startpunkt für Ausflüge

Das ist der perfekte Rückzugsort nach anstrengenden aber schönen Ausflügen. Valentina (die Vermieterin) macht es einem einfach sich sofort wohl zu fühlen ohne dabei aufdringlich zu sein. Auf dem parkähnlich angelegten Gelände findet jeder ausreichend Liegen und auch genug Plätzchen, um sich etwas zurückzuziehen. Der Pool hat eine ausreichende grosse und ist immer sauber und gepflegt, wie auch die ganze Anlage. Wir haben uns sehr wohl gefühlt und kommen gerne wieder hierher zurück.

Charmng and practical space from which to discover Umbria

We would like to return in summer, perhaps with family. Too cool this time for the pool but it is so inviting! The property is an oasis of green and calm, 5-8 minutes from Perugia center. The apartment is clean, with comfortable beds, good lighting options, lovely living/dining space and a well-stocked kitchen. The owners are good communicators and very friendly (use Valentina’s suggestion list!). We used this base to explore a different Umbrian, Marches or Tuscan town each day. Urbino, Gobbio, Assisi...Can’t wait to come back.

Lovely property and grounds

We had a wonderful two week stay in this property with our two teenage boys. The apartment is spacious and spotlessly clean. There is plenty of outside space and seating and the pool is wonderful. Most of the time we used the outside areas we had them to ourselves even though the other apartments were also occupied. The apartment also has it's own outdoor cooking and eating area. Valentina and her husband were so friendly and helpful and responded straight away if we had any queries. The location is perfect for exploring Umbria and Tuscany and we visited many of the hill towns as well as frequent trips into Perugia using the bus service which stops outside the house. Highlights of the holiday for us were trips to Sienna and Cortona and a day on lake Trasimeno on a motorboat. We would definitely stay here again.

Wunderbare Ferienwohnung in toller Lage!

Valentina Giunti und ihr Mann Gianncarlo sind sehr freundliche Gastgeber. Valentina spricht gutes Deutsch und war für Fragen immer schnell erreichbar. Das große, sehr gepflegte parkähnliche Grundstück mit hohen Bäumen liegt in sehr ruhiger Lage am Rande von Perugia. Zur am Zentrum der Altstadt gelegenen großen Tiefgarage an der Piazza di Partigiani braucht man mit dem Auto ca. 10 Minuten. Von dort geht es mit den Rolltreppen weiter rauf zum Corso Vanucci. Gegenüber dem Grundstück ist gleich eine Bushaltestelle, von der aus man ebenfalls zur Piazzi di Partigiani kommt, aber den Bus haben wir nicht ausprobiert. Bäcker, Metzger, Supermarkt , Restaurant und Bar mit Gelateria sind von der Wohnung aus nicht fußläufig, aber mit dem Auto in wenigen Minuten erreichbar. Wir hatten die sehr geräumige, gemütliche und gut ausgestattete Wohnung "Il Melograno" gebucht. Die Küche verfügt sogar über einen Geschirrspüler. Klimaanlage gibt es keine, aber dafür waren in der Wohnung einige Stehventilatoren aufgestellt, die für Erfrischung gesorgt haben. Den überdachten Eßplatz im Freien haben wir gerne für Frühstück und Abendessen genutzt. Ein Genuss war der große Pool. Es gab genügend Liegen, eine Außendusche und eine separate Umkleide und Toilette. Auf dem Rasen ist genügend Platz für Federball- oder Volleyballspiel. Zur Familie Giunti gehören zwei sehr kinderliebe und äußerst gut erzogene Hunde, die sich meist im Garten aufhalten. Wir haben eine tolle Ferienwoche in Perugia verbracht und empfehlen die Anlage gerne weiter!

Non ci sono parole per descrivere l'ospitalità e la quiete trovate in questo posto meraviglioso. Mia figlia ed io vi abbiamo soggiornato la scorsa settimana per il quinto anno di seguito e, come sempre, siamo state benissimo. Consiglio Le Balze vivamente!!!

Home from Home

We were made to feel very welcome at Le Balze and felt instantly at home in the apartment and the beautiful surrounding gardens. The apartment was very spacious and comfortable and accommodated the five of us easily. We enjoyed the use of a nice patio and well equipped BBQ outside but also used the covered table area next to the pool in the evening. The pool was immaculate and there were plenty of sun loungers and shady areas to find. Valentina was there at hand to help when we needed it and nothing seemed to be too much trouble. The property is a couple of minutes drive from Perugia which we found made a great central base to visit lots of beautiful hill top cities such as Assissi, Spello and Oliveto. If you are looking for a relaxing break tucked away in a quiet and homely setting yet within easy reach of lots of beautiful Umbrian destinations then we would recommend Le Balze.

Beautiful villa a stone's throw away from Perugia town center

We stayed at Il Melograno with our two kids in August 2018. The location is great - 5/10 minute drive to the town centre. Yet the villa is super green, secluded and peaceful. The apartment is stunning, with lots of natural light and beautiful furniture - a mix of brand new (kitchen) and antiques (bedrooms). The patio/gazebo outside has a fully functioning open air kitchen with sink, stove, BBQ and a big dining table, which was so nice to have in the summer to make the most of the beautiful Italian weather. We will be coming back! :)

Wonderful stay with a welcoming host

Einfach nur traumhaft!

Wir durften mit unseren beiden Kindern unseren Urlaub im Sommer 2018 hier verbringen. Die Fotos versprechen wirklich nicht zu viel. Die Wohnung Melograno ist wunderschön, geräumig, sehr sauber, mit viel Geschmack und viel Liebe zum Detail eingerichtet. Auch die Ausstattung lässt nichts vermissen: Geschirr, Töpfe, Pfannen, Zubehör, Kühlschrank, Herd, Geschirrspüler nebst Tabs und sogar ein Sandwichmaker waren vorhanden. Auch verschiedene Decken, Spiele, Reiseführer waren in der Wohnung zu finden. Wöchentlich wurden frische Handtücher und Bettbezüge bereit gelegt. Die wunderschöne große und ruhige Außenanlage mit den Oliven- und Pinienbäumen, die genügend Rückzugs- aber auch Spielmöglichkeiten für die Kinder bereit hält, ist ein Traum – der perfekte Ort zum Entspannen. Jeden Morgen wurden wir zudem vom schönsten Vogelgezwitscher geweckt. Auf dem Grundstück waren insbesondere zur Freude unserer Kinder auch zwei sehr gut erzogene, liebe Hunde. Der Pool ist herrlich groß, das Wasser stets sehr sauber und klar, ohne Chlorgeruch. Genauso hatten wir ihn uns gewünscht und vorgestellt. Die Herzlichkeit der Gastgeberin und deren Familie verdienen bei allem Lob aber eine besondere Erwähnung. Valentina spricht zudem fließend deutsch und englisch. Unsere Privatsphäre wurde bei ihr ganz groß geschrieben; gleichwohl war sie irgendwie immer da, wenn man sie brauchte. Einzigartig und fabelhaft! Es war eine unglaublich schöne und erholsame Woche. Liebe Valentina, ganz herzlichen Dank dafür und die vielen unvergesslich schönen Momente bei euch!

What a fabulous place!

I loved staying for the night, 6th July, in this wonderful place. The Melograno appartment is most beautifully furnished and equipped; everywhere is immaculate and spotlessly clean. The airy, spacious and very comfortable rooms would be perfect for a family stay. Outside there are lovely gardens and a pool making it ideal for children. There is an outside kitchen and dining area with armchairs making it the perfect spot for outdoor living during warm weather. I can't recomend a stay here highly enough. It is a dream of a place. Valentina is an excellent hostess as she is always on hand to assist but never intrusive.

Il nostro breve soggiorno a Il Melograno é stato un'esperienza indimenticabile! Il Melograno e Il Rustico,l'appartamento di sotto, sono perfetti per una vacanza con amici o con la famiglia! I due appartamenti offrono la possibilità di cucinare e mangiare all'aperto!Una carinissima veranda (con barbecue) di legno all'ombra una pineta é l'ideale per cene e grigliate estive o pranzetti al fresco!A un passo dalla piscina lo rende perfetto per vacanze con bambini! L'appartamento é pulitissimo e curato nel dettaglio! la cucina ha una comodissima finestrella sul salotto: i bimbi la hanno adorata per fare il gioco del Cucú! La descrizione e le foto corrispondono alla realtà,la vera sorpresa di questo posto è stata la Signora Valentina: disponibilissima(ci ha dato ottimi consigli!), ospitale e gentile ma anche riservata e rispettosa della privacy degli ospiti! A cinque minuti dal centro della città, ideale per relax e turismo!!!!!! lo consiglio di cuore!!! Noi torneremo presto!

Tutto bellissimo, posto incredibile

Abbiamo affittato tutti e tre gli appartamenti di questo bellissimo complesso con un grandissimo parco. Ideale per bambini e famiglie ma anche per adulti in cerca di relax. L'appartamento era pulitissimo e confortevole, letti comodissimi e cucina molto attrezzata. Fantastica la cucina all'aperto: sotto una grande veranda tavolo, bbq, lavandino e fornelli!

Lovely apartment in beautiful surroundings

We spent a very pleasant week in the apartment. It had plenty of space, very comfortable fittings in a lovely large estate. The pool was excellent, and there were many places to sit and relax in the sun or in the shade - your choice! The outdoor al -fresco barbecue area was a joy! And Valentina is a lovely, welcoming and helpful owner. All you needed on a day-to-day basis was just five minutes away in the car - and if you didn't feel like testing your driving skills in Perugia there was a bus stop right outsider the gate! Assisi was only 20 minutes away - and the airport only 15 minutes. Highly recommended!

Lovely, relaxing & beautiful home

My family absolutely enjoyed staying at Le Blaze: Il Melograno villa apartment for 12 days in May. We can’t wait to come back. Valentina is a kind and wonderful host who was always available if we needed anything. The apartment has everything you need and her well-kept garden is full of open space, flowers, patios to dine al fresco, and a relaxing pool. Our son loved running around, playing on the swing, and spending time with her two friendly dogs. It truly felt like a home away from home. Thank you Valentina for making our visit such a lovely experience!

Beautiful home <2 km from Historic Perugia

We rented the 2-bedroom apartment on the first floor and could not have been happier. The bedrooms and living/dining room were large, homey, and well-maintained. Despite the heat wave, we were comfortable inside due to the awnings, shutters, and screens. We rarely needed the fans but were glad to have them. The grounds were also a treat: pool, outdoor kitchen, and shady groves , too beautiful for words. Flavia quickly replied to all our emails. Of all the VRBOs we've rented over the years, she had the best information about local logistics and touring.
