Relax and enjoy this beautiful 4-bedroom, 3-bath condo that sleeps 8 and that overlooks the San Juan River just south of town. This condo is in walking distance(10-15 minutes) to downtown Pagosa Springs, shopping, dining and soaking in the famous hot springs as well as the many wonderful festivals this town is known for.

As you enter this home, you will be amazed with the open floor plan, tall windows, fine furniture and all the amenities your family would want on their vacation. The living, dining and kitchen areas are open to each other with plenty of sitting and dining areas for everyone. Enjoy the large screen HDTV with great sound and fireplace in the living room or walk through the glass doors and relax with a drink on the large deck, BBQ a meal, and watch and listen to the river and wildlife below. It's an amazing place and build memories.

In the home, you will find two queen master suites each with a private balcony, one full guest bedroom, and another room with a bunk bed with a lower futon bunk that folds to a double bed. There is a full bathroom for the house to share that has a separate commode and shower area. Just down the hall is a full-sized washer and dryer. Each of the bedrooms have HDTV and the bunk room has plenty of games to keep the young ones entertained. Out back of the complex is a grassy area along the river with a barbecue pit, tables and chairs for those outdoor barbecues that your family can enjoy while watching the San Juan river flow by.

You will love this place! This condo is all on one level, three flights up but no elevator. If you need assistance with your luggage, please don't hesitate to let us know in advance. Finally, there is a large, detached private 1 car garage for you to use, along with plenty of room for 2 more parking spaces on the ground level. There is no parking in the lot next to the garage. Any car parked in this area will be towed.

All trailers, RV's, campers or other recreation vehicles must be approved prior to arrival to be allowed on premises.

This is a non-smoking home and that includes the balconies/decks as well. All smoking must be outside only, 20 feet away from the building.

This is a pet friendly home. Dogs only, 2 max. The pet fee is $75 per pet, as well as an additional $100 refundable security deposit per pet.

Check in time is at 4:00 PM. Check out time is 10:00 AM.

Perfect location... walking distance to all of downtown. It was on the 3rd floor which may be an issue for some but made the view all that much better. Communication was great! Had snacks for us and refrigerator had all kinds of condiments and cupboards had some spices as well as other items. Definitely recommend this property and would definitely stay here again!!!

This was a great condo which was actually better than the pictures. It was clean and comfortable, and the location was great. We loved spending time by the river and walking to town for shopping and coffee. We really enjoyed watching the deer everyday. Management was very responsive when we had a minor question. Loved having a garage and the interior stairs. It would have been nice to have chairs on the bedroom balconies but overall, the condo was just what we wanted. We will stay here again when we are in the area.

Everything was wonderful, the home was very comfortable and had everything we needed for the week. Great location for access to the river, close to the park for the kids to skate, ride bikes, and play. We also loved that we were able to walk and ride bikes into town and the springs! The property itself was beautiful! Probably nicer than the photos on the Vrbo ad. Huge home with plenty of room for our family of 9! Garage was awesome for storing outdoor items. Easy access to everything! Downside: broken ice maker

Great River View!

We stayed at this property for 5 days and loved it! The property is as advertised and has a great view of the river! The AC wasn’t working properly when we first arrived. I was able to contact the management & it was fixed the next morning. The place is a great location & we’d stay there again for sure!

Our vacation home

Our condo was perfect all around. It had just the right accommodations for the six of us. Each of the girls had their own bedroom. And their parents had their own bedroom in private restroom. And we, the grandparents enjoyed the master bedroom. I highly recommend This place for those who want to enjoy the Vista it provides and the Comfort of living inside.

A really nice condo

This condo served us well for a three generation family vacation. For the family members interested in skiing, it is an easy drive up the pass to Wolf Creek, and for the family members just looking to relax it is spacious, comfortable, well furnished and clean. Only a couple blocks on quiet streets connect to a lovely RiverWalk paved trail into downtown Pagosa springs for shopping and a visit to the hot springs. We very much enjoyed our stay here!

family trip

the townhouse-condo was beautiful and clean. the view was lovely. well stocked and all that. there are 3 flights of indoor stairs to get to the front door so if stairs are a concern that could be a problem. Our family is young and energetic in need of exercise so we were happy with the stairs. We would HIGHLY recommend this listing

GREAT LOCATION

Great Condo!

We were impressed with the condo and the service provided. Ashely was fantastic. She gave me great advice about activities, hot springs and restaurants which I really appreciated. The condo was very clean and well stocked. We had everything we needed. Being close to town was a plus. We were able to go to the Hot Springs as well as river rafting. Pagosa Springs is a great little town. I would definitely book this condo. It was the perfect place for our family.

Family Christmas time

We were disappointed we were on the third floor at first. But the stairs were inside so it was fine. Our older grandchildren helped with our bags. It was a fun surprise that there was a Christmas 🎄. Loved the view. And the 4 bedrooms and 3 baths made it very comfortable! We would recommend it definitely!

Views amazing , house amazing, love the instant help with VIP services, rooms where great. A few things... The 2nd master suite had no TV or Dresser / to put books on charge our phones, had to place them on the floor. Same room had a lot of white dog hair everywhere. Main living room rug alot of white dog hair and dusty. Poor lighting in game / kidroom for the guest that stayed in there.

Pagosa Springs getaway

The location was beautiful and we were able to look out on the river and mountains. The unit is in need of a deep clean, and some functions did not work i.e the icemaker, stove burner, the kitchen was not very equipped with pots and pans and bowls. The kitchen faucet had a leak in the hose. The common staircase area needed to be vacuumed, and the windows were in need of a cleaning. The bedrooms were spacious and it would have been wonderful to have king beds.

Lovely Condo

The condo was very clean and well stocked and very quiet. Plenty of room for a large family. And the layout was perfect for two families to stay as two rooms were on one end of condo and two were on the opposite end with three bathrooms and large living room, kitchen and dining table in the middle. Walking distance to downtown(15 min walk) and beautiful view of the water. We saw lots of deer each night. Third floor wasn't an issue for us and we are not young. The property management was excellent at checking in via text to make sure we were enjoying our stay and that we didn't need anything. And check out could not have been easier. We would not hesitate to stay again.

Fantastic Condo!

We thoroughly enjoyed our stay in B8! The condo is spacious with plenty of room for our family of 6. We were very comfortable. Ample kitchen space and the basic cookware allowed us to cook at home during our stay. We enjoyed our view of the San Juan. The kids loved spotting the rafts floating down the river. We spent a day river rafting and it was a blast. The water is high right now, so it's moving quickly. I would recommend Wilderness Journeys. They were wonderful with very capable and knowledgeable guides. The location of the condo is close to downtown and the hot springs. We enjoyed riding our bikes into town to dip our feet in the hot springs. You can also pay to soak at one of the resorts. There are cute shops and cafes along the river there. Also, a fun riverside playground for the littles. And a fantastic park down the street from the condo. We also hit up the mountain bike trails right across the river from the condo at Reservoir Hill Park. Fun and beautiful trails. We drove up to the continental divide and found snow! The kids loved that. And the views that way are 😍😍. Stop at Treasure Falls on your way there or back. It's a quick, steep hike up to the base of the falls. Make sure you go up a little further to the mist deck. You can really feel the power of the water and you will get quite wet. The kids loved it. Chimney Rock Natl Monument isn't far away and we felt it was worth the trip. We would stay here again in a heartbeat if we are in town again.

Boardski Family Spring Break

We had a wonderful stay at this location for our boardski family vacay! It was a great Location to all the things in town and not too far away from the mountain for our snowboarding and skiing adventures. The staff were VERY responsive to our questions and outreach. It was next level to have the concierge stock the house with our grocery list as well. It took so much stress off of the arrival process. The only thing that was tough for us adults (not the teens) were the 3 flights of stairs after an all day mountain escapade. Ha! We will definitely come back!
