FOOD
- As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets.
- As a result, all food items will be removed after the guest checks out and no supply of items such as condiments or coffee powder will be provided.

TRASH DISPOSAL
- Information regarding trash collection is posted inside the home.
- Please observe trash collection days and place trash in the trash cans provided daily to keep a clean home.

HOME MAINTENANCE
- We prioritize your well-being by ensuring a pest-free environment through regular treatments by a licensed pest control company.
- Additionally, the pool/spa is meticulously maintained by a licensed pool technician on a weekly basis, guaranteeing a pristine oasis for relaxation and recreation.

BOOKING, CHECK-IN, & CHECK-OUT
- As our guest, we will take care of you personally from the time you inquire until your day of departure.
- We are not a booking agent. We personally maintain this home to ensure your satisfaction.
- We guarantee to have your booking processed within 24 hours. As soon as we receive your deposit, we will immediately confirm your reservation.
- CHECK-IN TIME:4:00 PM Eastern Time
- CHECK-OUT TIME: 10:00 AM Eastern Time
- These times are strictly enforced.
- Wherever possible, we will work with you to accommodate more flexible check-in/out times.
- Please contact us at least 48 hours prior to arrival/departure if you would like to extend these times, so that we can accurately schedule around different times. Extra charges will apply.
- Self-Check-in is provided with a Smart Lock that requires a unique code to enter the home. This code is reset after each guest's stay.
- All confirmed bookings will receive a booking confirmation letter by email with booking details, check-in instructions (including door access codes and gate procedure), and emergency numbers for after-hours prior to the arrival date.
- If you do not receive this email, please check your spam folder, or contact our office as this is essential for check-in.

SELF-CATERING
- This villa is a private home for short-term rental and is not a hotel with concierge service.

- Guests are responsible for supplying their own food, condiments, toiletries, and cleaning supplies you may require during your stay. Stores are located nearby to purchase these items.

Clean Comfortable Stay

This was a clean condo with comfortable beds and plenty of bathrooms for our group of 7 adults. It was close to Disney and restaurants. All around great.

Decent Property

This property was a decent property for the amount of time we were there. The only real downfall is that the kitchen is advertised as "fully modern", which it is not. The stove is outdated and is an electric stove, with the coiled burners. The burners did not stay in place and it made it a bit difficult for cooking. Also, we were not informed that the security gate code had changed, however, the property management remedied that immediately. Overall, it was a great property for the short amount of time we were there. It was clean & comfortable and the pool area was great!

Best value for the money

Been travelling from the UK to Florida for the last ten years. We always book a villa for our holiday, and by far this has been the best villa for the price we have stayed in. Absolutely no complaints, highly recommend

Amazing for family

Comfortable and Clean

We really enjoyed our stay here! It was incredibly comfortable for all 8 people. We had plenty of bedrooms and bathrooms to use and the pool was amazing. Loved the location close to all the parks and in the evenings there is a great shopping area just a few blocks walk.

We were traveling for my sons basketball tournament. The property is VERY close to Disney, the pool and facility is nice. The area is quiet and clean. We would definitely stay here again!

This property isn't quite what you see in the photos, but close enough. It worked for my family for the price and the resort area is nice. Perfect location for Disney since it's only a few minutes away.

Great Area/Nice Condo

The condo was great for our family. My mother does not get up and down stairs very well so she had her own room and bathroom downstairs and the rest of us had plenty of room upstairs. The pool area and restaurant was really nice and the condo had everything we needed. I really liked how close the location was to plenty of restaurants and fast food as well as the Disney parks. We would definitely stay there again.

Great Location

The place itself is great . The downstairs bedroom mattress is like a board. The booking management needs a vacation! I booked at last minuet and while on the road driving to the location the next day they wanted me to print a document and send to them . Also sent me a email and said that if I did not send the signed document back to them by 4:00pm they would have to cancel my reservation and not give me a refund. This was at 2:00pm. I had to have my daughter copy, paste and do all kinds of thing to make this happen from a cell phone. VERY STRESSFUL. They should have had this form sent automatically with my paid receipt when I first booked and I would have filled it out and returned it when I booked.

Be sure to bring trash bags, laundry detergent, dish washer soap, and round coffee filters. The location was great, check in and out is easy, great value for a 4 bedroom, the pool is nice, and you're close to everything. I will definitely stay here again.
