Above Viganj, near the end of a small Dalmatian mountain road, a very special place awaits you: Villa Carlotta.

The estate is nestled in the Mediterranean landscape of the Pelješac Peninsula and offers a magnificent view across the sea to the historic old town of Korčula. Here you can enjoy peace, open spaces, and privacy—yet you’re still just a few minutes away from the beach, restaurants, and the lively surfing town of Viganj.

Villa Carlotta is a historic, former captain’s estate that has evolved over time and is full of character. During your stay, you’ll have the entire vacation property exclusively to yourselves. The various buildings, terraces, and secluded spots create an atmosphere that appeals especially to families, couples, and active vacationers: – ideal for spending time together with family or friends, while still offering plenty of space for individual retreat.

The centerpiece of the estate is the large sun terrace, featuring a traditional Croatian brick charcoal grill, a dining area, and sweeping ocean views. From here, the view stretches across the Pelješac Channel to the old town of Korčula. During the day, windsurfers, wing foilers, yachts, and sailboats glide across the water; in the evening, you can enjoy the sunset with a glass of wine and a meal together on the terrace.

For relaxing moments, there’s a small pool, several sun loungers, umbrellas, and a spacious covered lounge area with an outdoor sofa and two hanging egg chairs.

Viganj is one of Europe’s most famous windsurfing and wingfoiling spots. Hiking trails start practically right outside the front door, and the beaches are about a 10- to 15-minute walk away. A supermarket, bakery, and restaurants are also only about a 15-minute walk or a few minutes by car away.

The villa is nestled in the heart of nature. Geckos, butterflies, bees, and many other typical inhabitants of the Dalmatian coastal landscape live all around the property. It is precisely this natural setting that gives the place its special charm and creates the feeling of having escaped everyday life for a while.

Children of all ages are welcome. Due to its hillside location, the pool, and several staircases—some of which are steep—the property is particularly well-suited for families with older children or for parents who can keep a close eye on their young children.
