Welcome to your dream lakefront retreat! This stunning property boasts 4 bedrooms, 4 bathrooms, and a spacious game room for endless entertainment. Enjoy breathtaking lake views from every angle, offering serenity and tranquility. Nestled in a peaceful setting, it`s the perfect escape from the hustle and bustle. Dive into a lifestyle of relaxation and leisure in this picturesque haven.

● WINTER TEXAN RATE: Escape to the Texas Gulf Coast this winter! Ask about our reduced monthly rates October 1 - March 1.

● Location: Lake Livingston, Texas

● Lake Access: You’re right on Lake Livingston!

● Community Amenities: Guests have access to the community marina a few minutes down the road to launch their boat.

● WIFI/Cable: We provide free high-speed WIFI and Roku with access to Sling TV for live television channels. Guests are welcome to log into their own streaming service apps.

● Pet Policy: Pets are not allowed.

● Parking: There is room for up to 4 vehicles in the driveway.

● Cancellation Policy: All cancellations are subject to a 3% credit card processing fee.

● Party Policy: No parties are allowed at our home. Please look elsewhere if that is the intent of your trip.

● Age Requirement: Guests must be 24+ to book.

We are unable to price match any rates found on other booking platforms.

House Rules:
- Guests must be 24+ to book the property.
- One-night stays must be approved.
- Groups larger than 12 need to be approved. We do not allow parties.
- Quiet hours are from 10pm-8am.
- Any damages to the house or property during your stay will result in a deduction or additional charge for the resulting repair/replacement cost.
- No pets allowed.
- No parking allowed on lawns, yards, empty grass lots or other neighbors’ driveways, even if their home appears unoccupied.
- Oversized vehicles/trailers are not permitted unless explicit approval has been received from our team.
- Do not turn the AC below 70 degrees. If you do, you will risk the AC unit freezing up, requiring it to thaw out which will result in the home getting extremely warm.
- No jumping or diving into the lake. Children must be supervised at all times.
- Should an eviction occur due to breaking house rules (noise ordinance violations, excessive guests and/or vehicles beyond the agreed amount), there will be an $850 fine.

House is nice and the outside space is perfect for quiet time. However, if you expect to sleep 15 comfortably you will be struggling. There was also no bug control outdoors, so by 6:00 pm there were thousands of bugs on the windows and made going outside during this time not feasible. Otherwise, I enjoy this spot and would recommend it as soon as the bedding situation and the bug situation were rectified.

Unclean property with spider nests inside and outside the house. Unclean dishes. Broken and non functioning showers in three out of four bathrooms.The property listing is incorrect and has only three bedrooms and not four as listed. No water toys. Will advise to look elsewhere if four bedrooms are needed.

Living at the Lake

So glad we chose this property, the house was spacious, comfortable, and in a well kept neighborhood. Being at the end of the Dead end road also was a plus...(very quiet). The boat dock was a huge nice, as both of us like to fish, and we had fun catching and releasing during our stay. We were able to do some very comfortable bird watching from the covered porches, Ducks, Cormorants, Herons, Bald Eagles, Pileated Woodpeckers, Terns, and other species were all very abundant. The only local restaurant we visited was Jerry's and we found it to be an affordable and very tasty restaurant. It was a great trip.

Awesome view

The view was amazing, the house is definitely not a 4 bedroom it’s only 3 bedrooms and it does have 4 bathrooms. The process was very easy and we had an excellent vacation. Thank you!

Great, Quiet Lake house With Great Views

Getting into the property was easy and house was as described. The view from both floors of the lake was gorgeous. The neighborhood was very quiet, which was great for the retreat that we were on. The house was well stocked with everything needed to cook and serve.

The Stay

Nice place, but we felt as if we were being watched. The few times we left and came back we could smell an unknown fragrance from the garage and certain places in the house. Trash cans were moved to a different location during our stay. Clearly, we were being watched. Not much t Privacy. Cameras are pointed towards the side but I’m sure can see the inside.. the misting system came on where we were sitting on the deck and I traced it it to a timer that someone would have to set manually. Nice place but won’t be coming back. We left one day earlier. My family was not comfortable. Bathtub nobb for water was complete broken off and could was already extended out and broken, etc.

Beautiful home with gorgeous views!

Property was well kept, spacious, with stunning views. Although the turtles kept eating our lure, beautiful area to fish and swim in. Only hiccup was incorrect website and wifi password provided and took a while to finally be able to get connected but was smooth sailing after that. Tons of seating and sleeping areas. Be advised that the 4th bedroom is technically not a bedroom. It’s in the room with the pool table downstairs so not lots of privacy for whoever stays there. They share a bathroom with the actual bedroom that is downstairs. Worked great for us though and we were all comfortable!

Memorial Family Weekend Trip

100% Loved this property! Grandkids loved using the rope swing on the dock, we also enjoyed fishing from the dock. Lots of spiders and cobwebs, but that is to be expected. Beds are a little hard and pillows to soft but that would not stop us from booking this house again!
