Newly Constructed Luxury Villa! As soon as you step into Kyma Luxury Villa Townhomes you will experience a brand new home with exquisite, state-of-the-art features and stunning decor throughout. Kyma Luxury Villa #5 rents any 3 nights throughout the year.
This magnificent town home is conveniently located at 104th Street in OC. Close to the beach and restaurants. This four bedroom, four and 1/2 bath home features sleeping for your family of up to 12. The master bedroom features a king bed, bedroom 2 has a pyramid bunk bed with a trundle (double plus 2 singles), bedroom 3 & 4 both feature a queen bed and there is a queen sleep sofa in the living area. This home features a full kitchen, washer and dryer, 3 assigned parking spots and WIFI.
Guest supplies sheets, towels, all soaps and paper products. An optional linen package is available for purchase for this property and would be delivered to the condo on your day of arrival and picked up on your day of departure. The package would include sheet sets for each bed and towel sets equaling the maximum occupancy of the condo.
Property owner does not permit group rentals to guests under the age of 25.

Absolutely loved this condo! Was super spacious and perfect for 3 adult couple and 2 babies! We all felt like we had our own space to spread out and make ourselves at home. Everything was super clean and felt brand new. Only two things I would say it’s time to update are the area rug and the couch in the living room since those seemed to be very well lived in!

The property is beautiful but has a few functionality flaws, placement of the showers vs towel racks, showers have no areas for toiletry items other than the floor. Note: bring your own linens means ALL LINENS, sheets/cases, towels/hand towels/waahcloths/bath rugs, any kitchen linens. Also bring pack and play if needed for little ones. Not complaining in any way, just be prepared if you plan your stay. The windows are amazing and the light coming in is awesome! Great location with the beach bus stop right in front of the property. Big, comfy and beautiful, our family loved it!

Aesthetic Decor, Not Well Cleaned

The decor that was included and the design of the property were lovely. However, it is clear that the cleanliness is not prioritized. There was sand all over all of the floors and inside the washer and dryer. There was also sand on top of the quilt in one of the bedrooms. In another bedroom, the mattress cover was covered in sand and stains. There were scuff marks on all of the walls. The couch in the family area was stained. The other issue with the property were the blinds in the bedrooms. None of them were darkening, they only blurred which was good for providing privacy, but did not block out any of the light from the outdoor lights which pointed directly into two of the bedrooms. These outdoor lights cannot be controlled from within the property and are set to automatically shut off at 11 pm, meaning that it is quite bright inside the bedrooms until that time making it difficult to sleep.

Gorgeous Modern Townhouse

Unfortunately the unit was filthy and not cleaned at check-in but management did address the problem and several hours later it was clean. Otherwise, we loved the place, new modern decor, spacious with enough room for our group of 3 families, fully stocked kitchen, plenty of bathrooms, 2 balconies, beach access across the street, wifi and good sized tv’s, 3 parking spaces. Would definitely stay here again!

A great time overall!

4 out of 5 stars! Overall our experience here was great. I was concerned about reports about old kitchenware before I booked and made sure to follow up as the time approached. Sure enough the kitchenware had been replaced and we were able to use it with no problems. The property was true to the photos and close enough to the beach to walk. I just had a few minor complaints that I'm listing for the sake of the rental company, in case they want to make adjustments. 1 - There were a noticeable amount of flies in the unit when we first arrived. It wasn't extreme, but it was bad enough that I went out and brought fly spray and by the end of the first night my kill count was around 10. It wasn't a problem after the first day, which leads me to believe that maybe the cleaning crew left the doors open or something. Tell them to maybe leave fly traps or something when they finish, as the flies take away from the first impression. 2 - When we first arrived we were only one of two parties in the building. By midweek the building was full, and the internet suffered because of it. We couldn't use any of our streaming services one of the nights. Maybe increase the bandwidth of building to compensate multiple guests with multiple devices in each unit. 3 - Every member of our party thought it was unusual that we had to pay extra for clean sheets and towels, and then make the beds ourselves when we got there. We've stayed in numerous villas before and this was a first.

Perfect for family Vacation

The property was exactly as advertised. Comfortable, clean and family friendly environment. Location was perfect! It was perfect for going and coming to the beach. Wash off station located infront of the house. Our family and friends agree it's perfect if your taking kids.

Great place to stay for a friends and family trip

The property was just as listed - very modern beachy vibe with plenty of space and a great layout. Provided a great place for my family and friends to relax after hanging out at the beach. I would recommend this place to anyone looking to stay in north ocean city.

Very nice property

The villa was amazing, enough room for 8 adults very comfortably. The only downfall like many other reviews was the kitchen kettles are terrible, I would not cook or eat anything out of them. Had to go buy a griddle just to be able to make breakfast. Cleaning crew needs to do a better job and wash the floors after each renter.

Could be Better.

Aesthetically pleasing. Overall stay was good, but the kitchen was ill equipped for cooking family meals. No microwaveable bowls or glassware, two beat up small frying pans, and no large boiling pots. We had to improvise to cook family meals. Bunk room top bunk too close to the fan and if the trundle was pulled out the room was to small to move in. This room is basically for young children, not adults. The balcony lights were on timers which would go off at 11:00 PM, which was late for people who go sleep earlier. Proximity to the beach was good, a very short walk.

Beautiful property

Enjoyed our stay. Property presented as listed. Beautiful, modern, clean. Good location across the street from the beach. Office was immediately responsive with quick resolution to a few issues we had with the AC and dryer. The kitchen was not well stocked in order to prepare family meals, but we managed. Also would have been nice to have furniture/seating on all the balconies. Would have given it 5 stars if the kitchen was better stocked with pots/pans/cookware. Great vacation.

Maintenance was awful

I was highly disappointed in the amount of items in the kitchen. We had to go buy our own pan. Also, the dryer vent had a huge hole in it hence the dryer did not work. We called the reservation place and they said that the house owners fixed their own maintenance but no-one ever came. I called again and the reservation place came to look at it but it NEVER got fixed!!!! Very disappointed

Perfect location and space for 8 of us!

Every bedroom had its own bathroom (one had to walk down the hall to theirs) and there was a powder room on the main floor. The layout was perfect for four couples! The kitchen is very large with plenty of space for cooking! I would suggest bringing some paper plates, though as there is just one set (maybe 12) of large plates and no small plates. Also, just one size of bowls. Plenty of glasses of all shapes and sizes. They could use a large, deep frying pan, though. I ended up buying one for us as when cooking for 8, you need a larger pan. There is only salt and pepper in the cupboards for seasoning. I loved the multiple floors with multiple balconies! I enjoyed having breakfast and lunch on the shaded balcony (we were in #5). Every room had a lot of storage for all of our clothes, etc. and the laundry facilities were great for a mid-week wash. Bring a rug/towel of sorts to step out of the shower onto as no rugs are provided there. The public entrance for the beach was RIGHT across the street, so it was very quick to get to the beach. Also, we left chairs and boogie boards on the lower level balcony and were never concerned about anything being taken. We felt very safe! Can’t say enough good about it! We would totally rent it again!

This could be a 5 star property with a better stocked kitchen.

The pictures accurately depict the furnishings and cleanliness of the property. The major appliances worked as expected. It was a short walk to the beach. The online listing said it had pots and pans and dishes A major drawback was how the kitchen was stocked with pots and pans. The non-stick coating on the 3 small pots and a frying pan was so damaged that we didn't feel comfortable putting food in them. The pans for the oven were in better shape. The toaster only had 2 of 4 usable slots. The property sleeps 12 but we had a hard time preparing food for the 7 of us. This could be a 5 star property if the kitchen was stocked better.

Awesome location

The property was virtually brand new, 1 block from the sand. Everything was clean and well maintained. No grill option, which worked out fine. The kitchen could use a few more pots, pans, plates.

Family getaway was great

Check in was fast. The place was clean and very spacious. Had one incident I had to call about which was ceiling leaking by sprinkler system and they called back right away saying someone would be out. Not sure if anyone ever did because they told us we could leave n do our day n they would just come in and fix it. Leak did stop but a call back letting us know would of been nice. Other then that we had a great time and would book again.
