Character 2 bedroom barn conversion in peaceful rural setting

Partridge barn is ideally suited to a family or a couple looking for a bit more space. The ground floor comprises a spacious living / dining area, separate kitchen, bathroom with shower over bath and a twin bedroom. Wooden stairs lead to the first floor where there is a double bedroom together with a characterful mezzanine level nestled beneath the beams. The mezzanine area provides a second lounge / relaxation area. To the outside is a private garden, comprising a lawned area, Patio, BBQ and garden furniture from which to enjoy the rural views after a day exploring. Our converted barns are situated in a quiet and rural setting perfect for those looking to relax and enjoy the peace and quiet. Although rural, we are very well situated to be within striking distance of the many tourist attractions both Norfolk and Suffolk have to offer. Local villages offer some excellent pubs for those wanting to sample good food and real ales.
Both our barns are equipped to high standards and offer the appealing combination of character features together with modern day central heating, kitchens and bathrooms. Both barns are equipped with complimentary WiFi, ceramic hobs, fan ovens, microwaves, washing machines, irons/iron boards, Smart TV and more. We welcome well behaved dogs (see our terms and conditions for details)
There is ample car parking available for our guests, including a dedicated EV charger 2-3KW
( Rolec 3 pin plug type) payable by KW hours used.

Family visiting Norfolk family long weekend

This property has all you need for a very comfortable stay and Liz was on hand to advise or ask questions of. The Health and safety measures were the best I have come across in a holiday let. We loved our time here, would definitely stay again (if we were welcome) and would also fully recommend.

Very relaxing

Five of us (2 adults, 2 children and 1 infant) just stayed. Upon arrival we received a really friendly welcome from John who showed us in and the essentials (how to work heating etc. ). The property was lovely with beautiful views over neighbouring fields and their paddock. We even saw wild deer on the last night. Very quiet and relaxing environment with a couple of lovely family friendly pubs just a short driving distance. Would definitely stay again. Private fenced garden was really useful as we had dogs with us too. Lovely and cosy for winter and would be great for summer visits to.

Home from Home

Lovely barn, warm, welcoming and clean. The hosts left some arrival treats for us and the dogs which was appreciated and a nice gesture. The barn had everything needed for a comfortable stay, the hosts were nice and accommodating. Unfortunately our stay was promentaly booked to keep one of our very anxious dogs away from fireworks and although the area is rural and livestock in the locality the fireworks were loud over 2 nights, which had an adverse effect. Nothing the hosts could have done to prevent that but the fireworks were far from very faint in the distance as initially advised. That aside, couldn’t of asked for a nicer place, beautiful surroundings and within an hours drive to many great locations Cromer, Great Yarmouth etc

Family and pet holiday

Had a lovely stay in a beautiful property. Everything was provided for a home from home self catering environment. Great views from the garden. Some lovely dog walks with a very friendly community. Hosts on hand to assist with any queries. Thank you Liz and John.

Lovely break away

We really enjoyed our stay at partridge barn . It was very comfortable and clean . The beds were very cosy ! Location wise it was quite close to little Stratton which has a coop and chip shop amongst other shops so very handy for any essential items. If you want to explore around most places beach wise seemed to be about 50 mins by car. Overall a great location ( lovely walk for the dog just outside the property which is really handy). Nice enclosed garden and liz the owner was really friendly and helpful.

Great place

Partridge barn is just beautiful, it has everything you need and is a great central base for exploring norfolk and surrounding areas. Lovely owners who are there if you need them but also give you your space. We would definitely recommend.

Perfect!!

We arrived to be welcomed by Jon and liz to a warm barn and everything we needed to a welcome pack which included cakes milk wine Prosecco and even dog treats for our dog our stay was perfect in every way the beds were clean comfortable water was piping hot and lovely and quiet can’t fault it in anyway Jon and liz couldn’t have done more definitely recommend thanks Jon and liz for perfect Xmas getaway

This is a lovely property it is in a fairly remote location but not far from some really pretty villages and only a short journey into the centre of Norwich. We really enjoyed our stay and the the owners were really friendly and helpful.

Our party consisted of 2 couples a young teenager and a dog. The barn had everything we could possible need for our stay over August bank holiday. The beds were comfortable, the kitchen was well stocked with cooking utensils etc. And the lounge was perfect to sit and unwind after a busy day out. The barn itself is in a very lovely little village and on a working farm. We could see deer playing in the fields along with hares and owls. We visited Southwold which is a perfect English seaside town along with its multi coloured beach huts and pretty town. We also hired a boat on the Norfolk broads which was a really nice way to relax and see some beautiful scenery. Overall we had a great time with the barn being a perfect base from which to explore the surrounding area.
