Inside, you’ll find:

Sleeping arrangements: 2 king beds, 1 queen bed, 2 twin beds, and 1 futon, plus 2 sofa beds and a recliner in the living room—ideal for both adults and kids.

Bathrooms: 3 full bathrooms with bathtubs, showers, and all the essentials, including hair dryers, shampoo, and fresh linens.

Living area: Cozy and inviting, with two sofas, a recliner, and a 70” HDTV with streaming services to keep everyone entertained.

Kitchen and dining: Fully equipped kitchen with modern Samsung appliances, cookware, and dining space for shared meals. Enjoy your morning coffee or host a family dinner with ease.

Work and play: High-speed WiFi, a private workstation with monitor, plus board games and a crib for little ones.

Step outside to enjoy:

Private saltwater pool (May–Sept): 10-ft deep, refreshing, and perfect for summer fun. Please note that the pool is very deep—ideal for experienced swimmers but requiring caution and constant supervision of children.

Backyard and views: A spacious yard backing onto wooded scenery with glimpses of the river, plus outdoor dining, BBQ grill, and lounge chairs for relaxing.

Parking: Free driveway parking for up to 4 vehicles.

Additional features include central A/C and heating, washer/dryer, and pet-friendly accommodations, making it easy to settle in for a weekend getaway or a longer stay.

Pool is very deep, kids need to be supervised at all times. River pier is not accessible as it belongs to the neighbor.

RESERVATION POLICIES:

1 - Door codes are always shared at 4 PM. The check-in time frame is from 4 PM-11 PM, anytime after that would be considered a violation of our rules, this timeframe allows us to help if needed during our working hours(8AM-12AM).
2 - Early check-in, Late check-out, and Early bag drop are subject to availability
3 - Door codes will not be shared if the incidentals deposit of $300 and registration are still pending.
4 - Deposit is released 3-7days after the original check-out date,
5 - All complaints must be notified after 30 mins of check-in.
6 - All departures must be reported immediately in a very clear way to us after for calendar availability to others and issue resolution for you, it is recommended to send an alteration request if needed, this helps you to get the unspent nights back while we get the calendar available again, we can then check the spent nights.
7 - All reservation changes must be done before the checkout time each day (10 AM), changes can not be done after 10 AM as per the app configuration, we can not override this.
8 - If you need an early departure, please submit an alteration request so it can easily be approved.
9 - No courtesy refunds are provided.
10 - If you happen to request a full refund for any circumstance please be ready for Immediate check-out, be sure to alternate the reservation for an early departure so we can approve the unspent nights that were supposed to be non-refundable, so we then might consider another courtesy for the spent night if applicable.
12 - If you want me to coordinate any amenities, please let me know 24 hours in advance (4 PM-12 AM) so my team can deliver or resolve on-site the next day.
13 - Extra cleanings in case of Issues or courtesies should be arranged 24 hours in advance and before 10 AM each day.

11 - INCIDENTAL DEPOSITS POLICY: Amount of the Incidentals fee hold after booking: $300. As an API software connected Host, we are entitled to ask for a preventive fee in case of damages with the usage of a 3rd party. Airbnb's policy, see here: https://www.airbnb.com/help/article/140 In situations where the damages exceed the amount of the deposit, we will utilize the resolution center to address the liability for these damages. Through this process, Airbnb may either charge the cost to your card or apply AirCover for resolution.
12 - REGISTRATION POLICY
Registration is a mandatory step after booking, requiring the submission of IDs for all guests under the reservation. and even will ask you to scan your credit card. - It's crucial to complete both (Deposit and registration) accurately; failure to do so will result in your reservation termination with no refund.

Check-in is any time after 4 PM.
Check-out is at 10 AM. Please note that a late Check-out without authorization will lead to a night-rate cost penalty, that could be deducted from your security deposit.
Parties are fully prohibited. QUIET TIME FROM 10 PM TO 6 AM.
$300 penalty for smoking on the property. You will also be dismissed from your rental without a refund.
$250 penalty if noise level, parties, or other obscene behavior requires a police callout. You will also be dismissed from the property without a refund.
$100 Penalty for leaving trash outside the entrance to your property. Once your trash cans are full, please deposit trash in the large trash cans located at the building entrance.

Please do not throw trash or paper towels or toilet paper in the toilet to avoid clogging. Please use the trash can :)
Damage to the interior of the property or common areas will result in a pro-rated auto-chargeback from your booking account
On checkout please turn off the lights, the A/C unit, water, and gas/stove, and lock the door behind you

Penalties will automatically be withdrawn from your security deposit and/or your booking account.
