Escape to your dream beach holiday at our 3-bedroom family home, just a stone's throw away from the crystal-clear waters of Caves Beach.

From the moment you arrive, you'll be mesmerized by the panoramic views from every East-facing window of the house, taking in the stunning Pacific Ocean and Lake Macquarie in all their glory.

Our home is the perfect family retreat, with a spacious and fully-equipped kitchen where you can cook up a storm while watching the waves roll in.
The space
Upstairs, the three beautifully appointed bedrooms sleep up to 6 guests, with the main bedroom boasting a queen bed, an ensuite with a shower and toilet, and a private balcony with a front-facing view. The second bedroom also features a queen bed, while the third bedroom has two singles. All rooms offer split queen beds and can be configured to suit your needs.

Downstairs, the open-plan space doubles as a fourth bedroom or teenager retreat, with two double sofa beds sleeping another 2 guests. This area also has a second TV. The third bathroom is located down here, as well as the fully equipped laundry.

With free WiFi and a ping pong table in the garage, the whole family will have plenty of entertainment options.

The large garage and driveway provide ample space for multiple cars or a boat, with local boat ramps just a few minutes away. The secure backyard is perfect for the kids to run around and play, and your furry family member is welcome to join you on your holiday (outdoor only).

Located in the charming coastal town of Caves Beach, our property is only a short walk or drive to local shops, cafes, and restaurants. Explore the beautiful patrolled beach just 300m down the road, where you can discover the caves during low tide or attend an event at the Caves Beach Surf Club. If the lake is more your style, Swansea and Pelican are both less than five minutes away.

Guest access
The guest has entire access to the house and garage. The rear deck is undergoing renovations so is blocked from use. We apologies for this inconvenience

🔸 A pre-arrival form with guest details and photo ID is required.
🔸 Guest numbers must match the booking. Extra visitors need written approval.
🔸 Linen is professionally hired – damage or unnecessary use may result in extra charges.
🔸 No parties or events allowed.
🔸 Smoking is not permitted anywhere on the property, including balconies.
🔸 Pets allowed only at approved pet-friendly homes and may be restricted to outdoor areas.
🔸 Noise monitors and external security cameras may be in place for compliance.
🔸 ID and partial credit card details may be requested for verification.

🔸 A refundable bond may be pre-authorised outside Airbnb via a secure system.
🔸 Base rate includes up to 4 guests. Extra guests are charged per night; reductions are non-refundable.
🔸 Children under 2 stay free.
🔸 A starter pack is provided, but guests must bring their own supplies for the remainder of the stay.
🔸 Linen is provided – please bring your own beach or pool towels.
🔸 Toiletries are limited to reduce waste. Bringing your own is encouraged.
🔸 Guests must leave the home tidy and follow check-out procedures.
🔸 Late check-outs, lockouts, or lost keys/remotes may incur additional fees.
