This beautiful, new construction home is located in the Mid-City/Tulane/Gravier neighborhood of New Orleans. Our home is the entire 2nd floor of a duplex, so reach out to us if you have a larger group and are interested in renting the downstairs unit as well! Featuring a full kitchen, plenty of seating, TV's in all bedrooms, comfy beds, onsite parking (limited), free street parking, and a private balcony; this home is the perfect spot to start your adventure in New Orleans!

This beautiful, new construction home in the Mid-City/Tulane/Gravier neighborhood is the perfect spot for your stay in New Orleans! With all the amenities you could ask for, you can enjoy a stress-free visit to The Big Easy!

We are a 5 minute walk to the Canal Street Streetcar Line for a 10 minute ride to the French Quarter and Downtown! Alternatively, the Lafitte Greenway (a bike path to the French Quarter!) is just a few blocks away with bike rentals on the way there! There's also a brand new Trader Joe's less than 2 blocks away.

- Bathrooms: 3 total, one is ensuite to the primary bedroom, the other two are full baths and shared by the other bedrooms (not ensuite)
- Living Room/Kitchen/Dining: open concept space with plenty of seating, large SmartTV, dining table, and fully-stocked for cooking meals
- Private Balcony: accessible through a door in the primary suite, looks over the street in front of the house

Information Required by Local Laws: This home is not ADA-compliant. There are several steps to enter the home from ground level, then a full flight of stairs up to the second floor. There is no elevator. There is a noise monitoring device in the home (required by law) that registers decibel levels but has no actual recording capability.

Guests will have exclusive access to the entire unit (entire second floor of a two story duplex) including living room, kitchen, 4 bedrooms, 3 baths, laundry, parking, and shared backyard. Note this home is a duplex and the entire bottom is occupied by other residents while the entire upper floor is the space being offered.

*Important* Please park only on the side of the house that is for this property and in the back of the house. Any cars found parked on the neighbors side of the parking area, in the grass, or in the driveway between the two properties will be towed.

North of the noise and saturated color of the Quarter is a New Orleans neighborhood that’s perfected the art of living. “Welcome to Mid-City,” read the signs on the neutral ground. And that’s truth in advertising. It’s the kind of place where your auto mechanic invites you to a crawfish boil and a total stranger may buy you a drink at an Irish pub or a cannoli at an Italian bakery. Take the red streetcar line up Canal to the Cemeteries (Mid-City’s dead neighbors are as interesting as the live ones) or bike the new 2.6-mile-long Lafitte Greenway that stretches from Basin Street to Carrollton Avenue and, conveniently, past a po’ boy shop or two – or 17 – with a sno-ball shop and a micro-brewery thrown in for good measure. Buttermilk biscuits. Live music. A bowl of Vietnamese pho. Who wouldn’t want to visit? Eat. Drink. Get up here.

Parking: There is limited onsite parking at the rear of the home for two cars. This is shared with the guests in the other unit. Additional vehicles can use free street parking, which is available around the home but not guaranteed. Please ensure adherence to city and state parking regulations (don't park within 20 feet of an intersection, don't block driveways or sidewalks).

Absolutely no parties! Violations of this policy will result in eviction without refund.
New Orleans is prone to hurricanes and other storms, sometimes outside of the normal season. Please note that we do not move, cancel, or provide refunds or credits for any reason, including COVID, road conditions/closures, travel cancellations, and weather conditions. If you think you may need to cancel for any reason, we HIGHLY SUGGEST that you purchase trip insurance or book closer to your travel dates.

***There is a $200 security/damage deposit collected 3 days prior to arrival, and returned shortly after your stay. This is done as a $200 hold on your method of payment, not a full charge. Please see the rental agreement (required to be read and signed before booking) for more details. ***
1. The booking guest must have their ID uploaded to their profile.

2. Please be mindful of the neighbors sleeping. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).

3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.

4. Clean towels are a provided amenity, there is a washer and dryer in the unit if you need a refresh!

5. Smoking & vaping in the unit will result in a $500 deodorization fee.

6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be charged a $1,000 fee for non-compliance with local laws. As of May 2022, all rental platforms have specifically banned parties from their units. Violation of this rule will result in a ban from the platform.

7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.

8. Please do not use face towels to remove makeup, it damages the towels. There are makeup towels provided for this use.

9. If the space is left excessively dirty $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150. Glitter cleanup will result in a charge of $100.

10. Pets are NOT allowed at this listing. Unauthorized pets will result in an additional $250 deep cleaning cleaning fee and immediate request to leave. Pet Boarding recommendations available upon request.

11. After you’ve read these rules, please send me a message with the words “yellow kangaroo” it will let me know that you have read the rules thoroughly.

12. Unfortunately, we cannot accept bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.

13. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.

14. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.

15. Message us for long term stays.

16. Trash & recycling is picked up on Monday.

17. All of our TV's are streaming, we do not provide any account information, you will have to log into your own. Please remember to log out at check out. We do not have cable TV.

18. Should you wish to receive an early check-in or late check-out, please let us know the day before and we will determine if it's possible. We require time to prepare the unit for your stay or after your stay for the next guest and sometimes we are unable to accommodate. If we can accommodate, we will charge $25/hour for the additional booking time. This will also be in place for dropping luggage off or leaving your luggage after checkout time has passed. Payment will be requested after your additional time has been approved.

19. Lost Items: We return lost items for a $75 flat fee.  This is to cover shipping costs, along with the time spent to retrieve & mail your item. If you leave anything at the unit, please let us know immediately.
