    All Pinon homes are "vacation ready" with a fully appointed kitchen, towels and linens. Hand, dish and shower soaps are provided, as well as toilet paper, trash bags, paper towels, salt and pepper, coffee filters and laundry soap.

    Pinon Vacation Rentals provides guest support from 8:00 a.m. to 8:00 pm.

    All guests are responsible for reading Welcome Book “Check-In and Check-Out instructions.

    ~Acceptance of the terms of the Rental Agreement and all Rental Policies is ASSUMED at the time of reservation. 24 to 48 hours before arrival, check-in instructions will be sent to guest.

    **This home is rented for personal vacation use only. Any other use including large gatherings or parties is not allowed. Renters must abide by all rental terms and policies, as well as all local applicable property covenants, restrictions, regulations and laws. Any evidence of smoking, use of firearms, driving ATV's other than in the driveway as access only, unapproved pets, unauthorized use of property grounds, damage resulting from violation of rental policies, and/or excessive mess may result in charges up to $3000.00 to the Guest's credit card on file, as authorized by Guest's approval of the terms of the Rental Agreement.

    Reservations may be canceled more than 30 days prior to check-in with full refund. 14 to 29 days prior to arrival 50% refund. No refunds will be issued after this cut-off date for any reason. No refunds will be issued due to weather conditions, spotty internet service or interruption of service.

What a beautiful way to spend a long weekend with family. We celebrated my mom's 80th birthday, and it could not have been better. The property is beautiful and close to some fun amenities. Both of my parents could access everything easily. I loved that the kitchen table easily sat all of us for family dinners. We will be back!

This property is very cool! Large logs and the deck and outside space with the river nearby was great background music to listen to as we relaxed on the deck. There were plenty of towels and supplies to cook or grill. Each evening we saw deer in the yard, they were fun to watch.

The Cliffs and Streams Cabin is the perfect mountain cabin to spend time with family. The cabin is so inviting and has everything we needed for our stay. The hosts are amazing and had great communication throughout our stay. We can’t wait for our next visit.

EXCELLENT choice for family and friends! First class accommodations and location. 15 minutes from town for anything you need and 2 minutes from a local hot springs to enjoy. A quiet location with a stream out the back door or deck with deer and turkey visits all day. Great place to base for day trips or great place to never leave the house. Thanks to the owners for sharing there personal vacation home and allowing my family to make lifetime memories.

This place is hands down the best vacation rental we have ever had pleasure of staying at. Cliffs and Streams was perfect for our long weekend stay. It’s less than 5 min to Mt Princeton Hot Springs and a short drive to BV or Salida. All of the amenities made staying here that much more relaxing and enjoyable. We cannot wait to stay here again and bring our family to experience this magical place tucked inside of the beautiful mountain ranges and valley. 10/10 would recommend!

I absolutely loved this cabin. The photos didn’t do it justice. It was so cozy and welcoming with everything you needed! From the fireplace to the popcorn maker to the kitchen supplies to the coffee, it made for relaxing a few days. The upstairs bedroom was a bit warm even with Rocky Mountain air-conditioning because it was a heat wave, but the rooms downstairs were very cool and comfortable! We also loved all the games and books and wished we could’ve stayed longer!! My only complaint was the sheer number of communications before the stay both from Vrbo and from the rental companies site. It made it feel very overwhelming and like I was going to miss something that I needed to read.

The perfect property, location and hosts. Pinon Property was responsive to our questions and needs and made sure we had the best time. Special gifts, informative notes and little touches made this even more memorable at Cliffs & Stream. We can’t wait to stay here again and hope to visit other properties of theirs as well.

Clean, beautiful, and thoughtful property

This home had everything. We loved our time here. It was such a a beautiful location. The property was exceptionally clean. The host was also very helpful when we requested an early check-in due to a work emergency.

Wonderfully equipped, perfectly located

We loved our time at the property. It would be terrific for families. Lots of games and videos to watch. Beautiful outdoor and indoor spaces. You instantly feel right at home from the moment you walk in the door.

Great vacation spot

We loved our stay at Cliffs and Streams. It was super clean and spacious and just overall a great experience. The only issue was spotty WiFi which has more to do with the location than anything. Highly recommend.

Old friends getaway

The property is set in a great location next to Chalk Creek. The cabin is spacious an clean. It is great for a couple of families since each bedroom has its own bathroom and plenty of privacy. The kitchen is well equipped and very clean. It is a property I would be glad to rent again.
