Ideally located at the corner of Saint Urbain and Rachel, main entrance of Parc Jeanne Mance and Parc Mont Royal, the heart of the Plateau Mont Royal, one of the most fashionable neighborhoods in North America. Close to pubs, cafes, shops and a laissez-faire ambiance, we offer magnificent large and open areas over two floors totaling 1,600 ft² plus a South-West facing garden of 600 ft².

COMFORT AND SUSTAINABILITY WITHOUT COMPROMISE

This building is Green in many ways -- next to the best biking and hiking trails that Montreal can offer, walking distance from commercial areas, easy access to public transportation, etc. It was also renovated to the highest existing sustainability standards by leading specialists from ABOVE Technologies inc. including:
- extra indoor natural light provided by top quality LED lights achieving -85% reduction in power consumption ;
- full-capacity geothermal heating and cooling saving -75% on heating and -25% on cooling ;
- geothermal preheating of domestic water and heat recovery from used water saving -25% and more ;
- re-insulation of the building as new saving -30% in heating and cooling ;
- water-efficient toilets ;
- ENERGY STAR® appliances.
These features exceed ENERGY STAR® and LEED® criteria by far, probably making it the Greenest residential building in downtown Montreal. Carbon footprint is estimated to be -60% below comparable buildings in the area.

The guests will have access to the whole place

If the reservation is cancelled and qualifies for a refund according to the cancellation policy, a 3.5% payment processing fee will be deducted from the refunded amount.
I always want you to have a great time during your stay! While rules aren’t fun, they help ensure comfort for you and future guests. My experience is that most guests are really wonderful, so enjoy the apartment and relax!

⋆NO PARTIES OR EXTREME NOISE
Parties are strictly prohibited. Montreal has world class bars and clubs for you to enjoy. Unauthorized gatherings will result in cancellation, no refunds, and extra cleaning fees. City law requires noise to be kept reasonable at all times. Planning a party? Let me know—I can recommend my friend’s party-friendly property.

⋆NO SMOKING 🚭
Smoking is prohibited indoors. Outdoor smoking only, not near open doors or windows. A deep cleaning fee will apply for any indoor smoking ($450 CAD).

⋆NUMBER OF GUESTS
All people, including non-overnight visitors, must be declared in your reservation’s # of guests. Each undeclared guest and visitor incurs a $75 / per night fee plus extra cleaning charges (if required). If you have any questions about this, contact me before check-in, I am glad to discuss with you.

⋆NO ANIMALS
No animals are allowed due to a personal critical health reason. This rule is non-negotiable. Feel free to ask for more details if needed.

⋆CLEANLINESS & DAMAGES
The cleaning fee covers standard cleaning of regular use of the apartment, not parties or abuse. Please avoid food and drinks in bedrooms, remove shoes at the door, and dispose of trash properly. Please care for the property and furnishings so future guests can enjoy them too.

⋆WINDOWS & DOORS
Keep windows and doors closed and locked when not in use. On rainy days and in winter, avoid leaving windows open to prevent damage to the property.

⋆CHECK-IN TIME
Self-check-in is available after midnight, but assistance may be limited if I’m asleep. For support I suggest to keep with the Check-in window, I'm readily available from 8 AM to midnight for any issues and questions, always.
If arriving past midnight, let me know your estimated time in advance and be sure you received and reviewed the check-in instructions sent the day before.

⋆CHECK-OUT
Late check-outs are subject to a $65/hour fee past 11:00 a.m. up to 1:00 p.m, beyond 1:00 p.m. resulting in an extra night's charge(this does not extend your reservation). Late check-out requests must be requested and pre-approved a full day in advance.

⋆KEYS & SECURITY
Lost keys or security items will incur an $85 replacement fee. Emergency assistance for lost items or intoxication-related access issues will result in a $150 charge. In rare situations, if required, we have the right to request a photo ID at check-in (this has never happened before).

⋆LONG RESERVATIONS & SUPPLIES
Basic supplies are provided for the first week. For longer stays, you may need to replenish consumable items. See Amenities for a detailed list of what's included. Additional cleaning services are available on request.

⋆EMERGENCY ACCESS
Building management may access the property in time of emergencies, mandatory inspections, or urgent repairs. I will always notify you beforehand whenever possible.

⋆PARKING
When using any public parking in Montreal, it’s your responsibility to follow local parking regulations. Always check the signs. Please double-check the parking signage to be safe.

⋆We do welcome Service Animals!
If you are traveling with a service animal, please inform us in advance so we can arrange appropriate cleaning after your stay, and let us know if there is anything else we can do to help welcome you!
In line with Airbnb and local laws: Service animals must be house-trained, under control at all times,, never left alone, and must not enter restricted areas. Any damage caused will be the guest’s full responsibility.
Misrepresentation of a Service Animal is a serious violation. Without exception, guests found abusing this policy will be responsible for a fine of up to $1,000, plus all extra cleaning costs, and the reservation will be immediately canceled without refund.

Great stay

We enjoyed a three night stay at this comfortable, spacious, nicely appointed & modern two story apartment. Kitchen was well equipped. Living area and bedrooms super comfortable. Host was responsive and amiable. Will be keeping this one on our list for future visits to Montreal.

Good location

I stayed here with friends and it was a cute place, walking distance to several shops and restaurants. It was clean and nice. There are a few things I would mention: There are not three bathrooms, there are two. One bedroom just has a random shower in it. And the bathroom in the basement is very make-shift. I am 5’ 10” and had a hard time in there. Also, even thought it sleeps 8 and we only had 3 people, we were charged additional fees for having over 2 people. The guests upstairs were very loud. The sound proofing between spaces wasn’t great. Overall it felt safe and the location was good.

Beautiful property and location

We had a great time. The property was very well cleaned, and the location was excellent. As another has stated, be careful about parking - it is not on site as was indicated at my time of booking. Other than that, everything was great.

I would highly recommend this apartment for your visit to Montreal. It was comfortable, well appointed and conveniently located. We loved being able to walk to vibrant neighborhoods for dinner. The host was attentive and the instructions for check in and check out were clear. I would stay here again.

Amazing place right in the heart of downtown Montreal

Place was amazing for a nice getaway with friends or family. Located right in the heart of downtown Montreal. Lot of things to do..pubs/bars/ restaurants just a walk away. Host was amazing and answered all our questions/concerns in a timely manner. I definitely recommend this place if you are looking to stay in downtown Montreal.

Hopeful but disappointed

In many ways it was good. However, I have never had a worse experience with noise/disruption and the response of the owner to our concerns. Our first night the guests upstairs were so loud that from top to bottom the four floor apartment was filled with noise. I sent video and audio to the owner seeking support and relief from the incident that occurred with the large crowd making all this noise from 12am-5:30am. After a sleepless night and providing video of the incident, the owner’s response was appalling. The owner’s response to us in summary: I, too, am a victim. The owner did not have a sleepless night and I was left perplexed by this selfish response. Knowing that our concerns had fallen on deaf ears, I did not even bother reporting a lack of hot water in showers and the regular visit of small black ants that were present in kitchen when we got there. If you do not mind inconvenient parking, ants, cold showers, a sleepless night and a lack of concern by the owner, then this will work for you. I hesitate sending this because every other review I have left on Vrbo and other sites have been done because I have had positive experiences and the owner deserved to have that. This property does not and a possible future guest deserves better.

Cool place, fully stocked!

We were 4 adults & 1 teen for 3 days in July. Great stay at this conveniently located place. SUPER clean. FULLY stocked. Nicely air conditioned! Would highly recommend. The only downside is that you can hear the upstairs - walking around and flushing toilet.

A reasonable place to stay near McGill college

First, the good things. The place is well furnished, the appliances are new and there is plenty of room for probably 8 people if needed. It is close to a whole lot of restaurants, museums, clubs... McGill is a 10 min walk, public transport is nearby. The owner is responsive and helpful. A couple of things need to be mentioned that I didn't like. There is no parking on site, thats a straight up misrepresentation - we had to park 25 mins away. The other thing is that there is an apartment upstairs and when people walk there you hear it big time. It can be annoying. But if you're sleeping downstairs, it doesn’t matter. So id say it's a 7. 5/10.

Pixies in Montreal

The pixie chicks travel several times a year but our first time to Canada. Lovely neighborhood, the mission was having a festival and we joined in the dancing a couple of nights. Really good bakeries and dinner one night at Darlings. We will return!

Amazing Location, Slightly Underwhelming

Photos are not completely accurate, basement bathroom had short ceilings and exposed plumbing. Cooling system makes basement area very cold in order to make apartment moderately cool. Location was fantastic, beds were comfortable. Detergent used was very fragrant and caused some issues for guests with fragrance sensitivities.

Spotless and chic, comfortable, great location, everyone in our family had their own space, and very well provisioned kitchen which allowed us to take advantage of local bakeries and takeout. I really appreciated how responsive the owners were for all the questions about logistics. Thanks for a lovely stay!

Nicely redone apartment

Recently redone apartment steps from bus line that leads directly to downtown10 minutes away (where we attended the Montreal Jazz festival.) Beds were comfortable and the modern kitchen well appointed. The basement bedroom was nice but difficult to access since it has a narrow stairway without a handrail (downstairs not recommended for seniors.) Owner was gracious and contacted us occasionally to see how things were going…even brought us warm bagels. Kinda funky neighborhood but safe, a block away from biking and walking trails. Good restaurants within walking distance. Closest Metro underground was about a 15 minute walk away. Apartment is on a busy street and parking close by.

Great Location! Modern and quite apartment in a bustling area

The location is great with tons of food, drink, and activities around. The apartment was clean and very spacious. Two of the three bedrooms are very private so worked out perfect for a work trip. Lots of little extras such as snacks, fruit, coffee and a great nest AC.

Excellent place to be in the middle of literally EVERYTHING

My group has stayed at this property twice now, mostly recently during during Montreal Pride in 2019. The owners have undertaken a smart and handsome renovation of the property. The property takes advantage of many of the old craftsmanship and details that you would find in any classic property in the Le Plateau-Mont-Royal neighborhood, and added in a number of modern and updated elements that you would expect in any mid-to-high-end range rental property. It has been exciting to see the improvements continue with each stay. Access to the rental is easy and smart, which is helpful for larger groups for sure. The kitchen and common/living room areas have plenty of space to entertain in the rental amidst your adventures in Montreal (we took advantage of putting together a small brunch on morning and it felt just like being at home). The bedrooms are well appointed with plenty of closet space and privacy. My friends and I have repeatedly called the rental: cute, quaint, spacious, practical, and laid out perfectly for hosting re-union type gatherings. Location is everything; you're right in the mix of what makes the Le Plateau-Mont-Royal neighborhood *THE PLACE TO BE* if you want to experience a taste of the finer things in Montreal, have some fun neighborhood-type experiences under your belt, do some sightseeing, get in to a little bit of trouble down on Rue St-Catherine, and then write home to mom & dad about the things you saw at McGill or in Old Montreal. The owners recommended Beauty's Luncheonette as a "must see" in the neighborhood for at least one of our brunch experiences, and we are so happy we took their recommendation. The owners are friendly, fantastic, accessible and extraordinarily helpful during the stay. It is nice to have immediate access when questions arise and unexpected things happen (we all have the friend whose flight arrives early, or have experienced the rush of checking out). We definitely look forward to having the opportunity to rent this property during our next trip to Montreal.
