We recently spent 4 nights here and the room was very comfortable and spacious. Hot water in the bathroom, a very confortabke matress, A/C, a ceiling fan, 4 posters bed with mosquito net and a private balcony (room on the 1st floor). We did not have breakfast here so we cannot comment on the quality of food. The area was quiet at night and safe.
The guesthouse is located approx 700 mt away from the main area where most of the restaurants/cafes are located although there some eateries along the way. You will be walking on the main street, with no real sidewalk, with buses/tuks tuks/cars rushing by you. Make sure you have a flashlight when going out at night. We rented a scooter for a couple of days and we personally found it more comfortable than walking (especially in the heat of midday or at night).
Although we enjoyed having a private balcony and being on the first floor, the "so called sea view", is really just a glimpse of some blue, across the street and other properties on the other side of the road, thru the trees.
