Nestled on the sunny Menaggio hillside, in an exclusive high quality residence overlooking the central lake, this beautiful property boasts under-floor heating and makes an idyllic oasis for families and groups up to 6.

A spacious and fabulous open plan living and dining room provides a perfect informal space for both entertaining and relaxing, with a stylish L-shaped sofa with a SAT flat screen TV. The contemporary dining area is ideal for sitting a party of six.
A sleek newly fitted kitchen provides all the desired appliances including a hob, oven, microwave, toaster and dishwasher, perfect for preparing fabulous meals using local produce and Italian ingredients.

Glass doors slide out onto a private sunny terrace with a lawn a and vine covered alfresco dining area, which is perfect for hosting fabulous lake view dinner parties, with a stone built BBQ for guest’s private use and ideal for the summertime! The enchanting views over the beautiful gardens, surrounding mountainside and striking Lake serve as a memorable backdrop to any family get-together.

Sun loungers are provided so that guests can sunbathe with maximum comfort.

The accommodation is ideal for small-medium sized groups with a spacious luxury en-suite master bedroom with shower room and garden access and a twin bedroom with 2 single beds and also enjoying garden access. A spacious third guest room-come- study provides additional accommodation with a double sofa bed and IPod docking station.
A second contemporary bathroom is also conveniently situated in the property for guests use.

The luxury property is located in one of the most exclusive centrally located lakefront residences with various facilities for residents. This includes a beautiful, sunny outdoor swimming pool with surrounding views of mature olive trees and idyllic lake views, with convenient parking for residents. The gated hillside residence is close to the picturesque resort town of Menaggio, the Loveno Tennis Club and the famous Menaggio & Cadenabbia Golf Club.

Main routes lead to Lake Lugano in just 20 minutes and to the Lake Como front in 5 minutes.

Pretty Menaggio provides a wide range of amenities including supermarkets, delicatessens, boutique designer shops and charming cafe-lined Piazzas. The idyllic tree lined promenade leads to a fabulous family-friendly Lido and kayaking, sailing, boat hire and quad-bike tours are all accessible from the town. The surrounding hillside is popular with cyclists and hikers and guests are able to explore the central lake with the frequent bus service and car and passenger ferry service to Bellagio, Varenna, Cadenabbia and Como.

Heel teleurstellend!

Geachte heer/mevrouw, Wij hebben van 18 tot 22 juni 2025 uw appartement aan het Comomeer gehuurd en willen u graag op de hoogte brengen van de ernstige gebreken en de slechte staat waarin het verblijf verkeert. Allereerst waren de foto’s op uw Vrbo-pagina duidelijk outdated en misleidend: de werkelijkheid stemde totaal niet overeen met wat wij ter plaatse aantroffen. Bij aankomst troffen wij de volgende problemen aan:• Toegang en gemeenschappelijke ruimtesDe entree en trapgang naar het appartement waren vies. Ernstig vervuild door vuilnisresten en groen aanslag van de planten/bomen op de vloeren.• TuinmeubilairTwee van de ligstoelen in de tuin zijn stuk en lagen daar gewoon in de tuin. Ook zijn er 2 tuintafels kapot en bedekt met vogelpoep en schimmel.• Ramen en ventilatieDiverse ramen haperen zodanig dat ze niet goed open of dicht gaan; hierdoor konden wij de ruimtes niet goed ventileren en het terras aan onze slaapkamer niet betreden.• Verlichting terrasDe buitenverlichting op het terras was ontkoppeld (draden hingen los) en lamp lag op de grond, waardoor het ’s avonds niet mogelijk was om iets te lezen op het terras.• KeukenapparatuurDe oven functioneert niet, en er ontbrak iedere vorm van handleiding of uitleg.• Internet en airconditioningEr was geen werkende wifi, drie dagen na onze aankomst werd een wifi router geplaatst. De airco of temperatuurregeling was geen gebruiksinstructie aanwezig.• Badkamers en sanitair Geen warm water !!!

Lake house

Beautiful views and pool. A little bit of a walk from downtown but my family and I enjoyed the walk into town. I enjoyed having my coffee on the balcony in the morning and a glass of wine in the evening.

Die Wohnung war leider komplett dreckig. Wurde definitiv schon sehr lange nicht mehr gesäubert. Unter anderem lagen Fussnägel von unseren Vorgängern auf dem Boden. Schade, wäre eine tolle Wohnung...

Overall good, but some things to know and improve

Overall, we were very happy with the villa, the management company and Menaggio as a base for exploration. However, there are several things renters have to know: You 100% need a car. It is very far from town to walk and cabs are difficult and expensive. Parking is easy right at your apartment, but difficult in town. We were able to rent the first day with the help of Elisa, but it would have been better to understand in advance and secure a car. It would have allowed us to drive directly from MPX, which would have been easier than the train and boat had we known we would need a car anyway. There were several issues with how the property is described and how they communicated upon arrival. The apartment is in a complex which seems to have been abandoned by the developer. Only a few units in the various buildings are occupied. The pool is in a completely different building. You can walk there, but it is complicated because the keys do not work on the other building's gates and they did not explain where to go. You have to walk down a very long, completely dark corridor with steps up and down. It is difficult to figure out and not at all safe. They should show you where to go and they need to get the lights turned on, the elevator working (more direct access than crawling down a long, dark abandoned hallway), and issue keys to the gates. As it is, you have to use your cell phone flashlight to navigate, and you feel as if you are breaking into another building. They should accompany you up to the property and show you how to get into the pool and take care of the issues with access to make it simpler. Once you are in, the pool is gorgeous and very well maintained. The fact that construction seems to have been abandoned poses no problems at all except for pool access. Lastly, you have to take your trash into town, which isn't explained. Only small issue inside is that we could not get the heat to work in the dryer. It ran for hours on every setting with no heat. Please check it and it would be helpful to leave simple instructions for the washer and dryer and the oven. Other than those issues, it is a lovely place to stay and we had everything we needed.
