The property is great for large families or groups and comfortably sleeps up to 16 in beds and can accommodate extra sleeping with futons and fold out beds.

Pricing:
The base price is for 8 guests and the price includes the house only, the price increases by $40 per person per night of the whole stay for every guest after.

Bookings: House & Bungalow:
Groups for 13+ people get the house and bungalow included in the booking price.
If additional space is required for smaller groups the bungalow can also be hired for $150 per night of total
The Bungalow is never booked out to anyone else other than group booking house.

Linen and towels are supplied for your stay, you will only need to BYO beach towels

Children:
A cot and high chair are available to hire through our guest portal if required

Pets:
The backyard is fully fenced and we welcome pets at our property.
You must clean up any hair or droppings form your dog to avoid $50 cleaning fee.

Groups:
This property is suitable for families, couples and large groups.
We accept schoolies bookings though an higher bond is charged.

House Rules:
No Parties allowed
No smoking inside the house
No loud Music anytime
Neighbours must be respected at all times
No noise after 11pm weekends and 9pm weeknights

Bookings:
Accommodation check-in is 3pm and check-out is 10am, this is negotiable pending other bookings
Weekend stays must include both Friday and Saturday nights, we recommend you stay for an additional night on the weekend to get the most out of your stay.

Bond:
If you do not have an average 5 star reviews there is a bond payment 2 days before the stay of $1000.
A bond will be also asked if the agent deems appropriate
If guests are under 21 the bond payment is $2000.

Secuity cameras:
Please note there are cameras at the front do the property for security purposes.

Location:
This large property is located on a quiet street a short distance from the beach and shops of Rosebud.
Rosebud and the surrounding Mornington Peninsula have a-lot to offer including beautiful bay and ocean beaches, wineries, amazing restaurants, hot springs, family activities and local markets.

There is something for everyone to so all year around and is the perfect short or long stay holiday destination.
