Guest Access:

Guests have full, private access to the entire property. For long-term stays, we can arrange optional cleaning services to keep the home fresh and tidy.

🚭 Smoking: Permitted only in the private front garden (ashtrays provided).



🎉 Parties: No parties allowed or additional guests allowed on the premises.



🔇 Quiet Hours: To respect our neighbours, please keep the noise down after 10 PM.



💶 A £250 fine will be applied if any of the above rules are broken.



🛏️ Sofa Bed Linen Set – £25 per stay

If you require use of the sofa bed, we’re happy to provide a full linen set (sheet, duvet, pillow & towel) for an additional £25. Please request in advance via the guest portal so we can prepare this for your arrival.
