"I would give this hotel one star. The property is in very poor condition and appears to have been neglected for a long time. It was extremely disappointing. I booked this hotel based on the positive reviews, but I honestly don’t understand how it received such high ratings. The only positive aspects were the beautiful view from the balcony and the restaurant, as well as the good breakfast. I have no complaints about the breakfast. "This was the cutest hotel I've ever stayed in. The rooms were perfect (although I could always be happier without a TV) and the setting was fantastic. Parking was free. The location is a little outside Dilijan town, so be prepared to walk or drive for lunch and dinner. "The rooms were clean and comfortable and had desks to work on. Big plus to have a toilet downstairs in the living area and a toilet plus shower upstairs near the bedrooms. Kitchen was well equipped. The breakfast in the restaurant was excellent and had excellent views of the mountains through enormous windows. You can also look out onto the courtyard tables and a large screen television. We also ate lunch in the restaurant and it was great. Very friendly staff. Will definitely come back....

"They didn't get my expedia reservations. They found a replacement. Unfortunately this was in a building that didn't seem finished. AC didn't work. It was beyond hot in the rooms. Staff was great, but these problems made a bad stay."

"We stayed at Dilivita Rest House in Dilijan for just one night, and even that was too long. if you have kids, avoid this place completely. The photos showing slides and a playground are very misleading this is not a kid-friendly property. We booked through Expedia for a family of 5 (2 adults, 3 kids), and were given a room that smelled of dampness and had a huge stone in the middle. It was completely unacceptable. When I asked for a different room, the owner (an elderly man) started crying and...

"The entire property was beautifully and thoughtfully built, a true hidden gem on the mountainside. The family cottage “tun” was well above and beyond what we expected with 3 bedrooms plus a lounge/loft area. The pool area was immaculate and we enjoyed the breathtaking views from there.
